What is not to like about working with (usually called "watching") George of G Force Innovations. He was prompt, efficient, and all business. After looking at what we wanted, he decided what he wanted to do first and got to work. He started with the relocation of a 5 foot by 7 foot tapestry wall hanging. He hung five pictures and installed a piece of wall art on a concrete wall. As he got going, we found more for him to do; that got done, too. He found a problem with something we wanted to do and after a moment's thought came up with the solution. There is more to be done; there always is, George and G Force will get the job.

Ryan was able to tackle a number of jobs that I had from installing a new gate to regrouting a tile counter, tiling a closet, fixed an exterior wall. He always showed up, was trustworthy, clean cut and I appreciated that he bought all the materials for the jobs. I would hire him again.

Tyler is amazing. He is courteous, responsive, punctual, efficient and did great work. He took down and hung ceiling fans and hung a few different lighting pieces as well as hung a headboard on the wall. I thought I needed woodwork done and he was fully able to do that also, had I needed it. He is great and I would definitely hire him again.

Steve Sanford and his crew have worked on a number of projects in our home and have done excellent work at competitive prices. 1) He built all our kitchen and bathroom counters with beautiful granite. 2) He designed and built a Jacuzzi in our master bath. 3) He just finished building 15 feet of wall units in our office. Steve was always accessible, was on top of all the different subcontractors he used for the different projects. Our home is in the Silver Oak in Sarasota. The quality of his work was excellent and each job was completed on an agreed upon timetable. I would not hesitate to use him again for any future projects.

Did a master bath remodel that included a full tear down to the studs. Manny did all the demo work and installed floor and wall tile with precision. Very happy with his level of expertise and quality of work. Would definitely recommend for any flooring or tile work. Can’t beat his prices or his talent.

We hired Randy to do a massive overhaul of our two bathrooms plus some other work on our second floor. He was fantastic! He was dependable, honest, and very straightforward. His attention to detail is spectacular and was very considerate of cleaning up the work area at the end of each day. He did it all: Removed and installed bathroom cabinets, mirrors, medicine cabinets, ceiling fans, bathroom vents, you name it. He completely remodeled our master bathroom including our shower by removing our existing small shower stall and demolishing an adjacent linen closet. He then created the most amazing large shower with beautiful tiling on the walls, a new shower floor, and even a bench in the shower. Since our initial project, we’ve hired him for additional jobs. In the future, he will be the only handyman that we will consider.

Hired Jose and team for the following: popcorn ceiling removal, ceiling flat finish, wall removal, wall installation w/pocket door, electrical switch moves. From the beginning, Jose was very responsive and showed up as promised. He inspected the potential job and provided estimates on the spot. He stayed true to those estimates. He started work promptly a couple of days later (b/c needed to finish another). He has a team he works with. They were all very nice and talented. Jose really listens and wants to do the best job possible. He kept assuring me the work would be great because it was my home. I have other potential projects down the road in which I will reach out to Jose first. I will also recommend him to anyone I know. My wife and I were greatly satisfied with the work Jose and team did on our house.

George Sanders of Sanders Built did a wonderful job on the complete remodel of our interior and the quality of the work was of the highest standard and done on a timely basis. In addition to normal reconstruction, he undertook adding support in the craw space to level the floors, routed stove exhaust from the center of the kitchen concealing it through the existing walls, and reconstructed an unstable exterior wall from the interior room saving substantial money. As a CPA not in construction, I didn't expect my suggestion for changes to the existing layout would be considered. However, I found they were welcomed, improved with sound suggestions and the results completely satisfactory to my family. I will definitively use this construction company for future projects with my properties. Dale Zentz

I accepted their quote thinking I'd finally get some pictures hung and after a quick couple of hours I have an amazing layout of all my pictures including collage walls and hard To hang items. KAI Vision Builders (KAI) completed two major home remodeling efforts for me totaling approximately $175,000. The first project consisted of adding a second story to my existing home, which consisted of a master bedroom suite and on-suite. Kai was responsible for preparing designs for our review and approval, permitting, construction and construction management. During the construction phase, Phil Foster monitored the ongoing work too ensure work quality and timely completion of the project. The second project KAI Vision Builders completed for us (completed at a later date) was the complete renovation and remodeling of the front elevation of our home. Again KAI Vision Builders; Again they provided the quality and professionalism that we had experienced during the first project. We would recommend AI Vision Builder to those considering home renovation/remodeling efforts.

Our home in Speedway had been left in a disasterous state when the renter moved. The frig was so bad off, we thought we'd have to purchase a new one. Thankfully, Lisa and her crew took care of everything. Lisa/crew did an outstanding job. Good price too!

TerBras performed a truly exceptional job renovating and updating our house. He updated our kitchen, renovated our master bath, and added special custom, one of a kind, decorative privacy walls around our pool. I have extensive construction experience and can honestly tell you that you will NOT find any contractor that provides the level of craftsmanship and professional conduct as TerBras. Use them on your project, you will be very happy.

The firm's two workers worked tirelessly after dark until their job was complete. They were very professional, knowledgeable and courteous. They started at 2:30 PM and worked until 6:30 PM with no breaks. I also paid them to dismantle old kitchen cabinets in the garage. And they didn't hesitate to do did this and hauled them away from our garage. This is above and beyond! The concerns we have are that I had to paint over their stucco job to match the house exterior wall color. I had to make 2 trips to acquire the paint. We also had to drive to Home Depot to buy the materials. If the firm discussed their estimate and job scope with me before starting work, I would have paid them to paint.

Jason showed up to the job on time. He removed all the baseboards throughout the home and replaced. That came out very good! He then painted all of the walls, and patched every single hole small and large then put the same exact texture as the wall is. His painting is great, he didn't miss a spot! Jason gave me the best price around and I called several vendors. I definetely suggest using Jason for work.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
