Communication was quick and efficient via email and phone calls a few days prior. They arrived on time and did quality work. We had a soft wash of our concrete tile roof and a cleaning/pressure wash of the exterior. When work was completed, I was taken around to discuss observations of the roof and home exterior. I asked for a touch up of the tile roof on a small area that appeared to have been missed (after all equipment had been loaded back on truck) and without hesitation, he took care of it immediately. The owner was very professional, knowledgeable and even gave a military discount! I'm very satisfied with the job they did and would highly recommend Bay Bright.

I was left in a lurch when a roof cleaner arrived at my home and decided he could not do the job. With house painters and landscapers arriving a few days later, I did not have the luxury finding new companies to give me quotes, some of which could not do the job quickly. Drew Sweet of Dakine Clean LLC came promptly to inspect and give me a quote for SOFT WASH TILE ROOF (no stepping on roof). For a reasonable addition, he included pressure washing the lanai floor, pool cage and screen. I was greatly relieved to hear he could also do the job in two days. He and a helper arrived early in the day as promised. While he was at it, Drew decided to apply the pressure wash to the front of the house which had mold. (The painters - Premium Painters - were scheduled to come a few days later to wash the house, removing the mold before painting.) Drew gave them a wonderful head start! IN fact, had I not painted sample paints in front of the house, I could have gotten away with not repainting, he did such a great job! Though I did not expect it, his helper cleaned several of the 8 large sliding glass doors in the lanai, but I stopped him because I knew the painters were due to wash the house in a few days. (Just an unexpected added bonus). Before he left, Drew ran the pressure washer over the driveway - a job slated last of the house renovations. All at no extra cost. He also gave me recommendations for a roofer to repair a few broken tiles, as well as an electrician. Drew and his helper were respectful and polite. I hope Dakine and Drew stay in business so that I can call him again in the future. Thanks, Drew & Son.

I had a thoroughly enjoyable experience working with Steve. He was on the job within a day of my request and spent at least seven hours meticulously cleaning every square inch of my tile roof and home exterior. When he was done, the 50 year-old roof was bright white and looked good as new. He was very knowledgeable and offered me many good tips about prolonging the life of the roof. To boot, Steve is a very personable guy and I found him delightful to work with. Did I mention that his price was far below the next highest bidder? I would not hesitate to recommend Steve to anyone who might need his services.

Ben was prompt and on time. He let me know the whole process in which he would be using to make my tile beautiful. I babysat my sons two dogs and all they did was pee and stain my huge living room and kitchen. Ben went the extra mile to spend lots of extra time to work on those hard stained places. All I can say is if there is a jam up tile cleaner in our area ? Simply the Best is the call you want to make not to mention his prices were as much as 1/3rd cheaper than other quotes. I just felt bad I did not have enough cash to leave him a much greater tip. Remember when it comes to tile cleaning, there's only one man to call. Call Ben with Simply the Best. Cause that's the results

Attila and 941 WIndow Cleaning did a nice job on our tile roof. His rate was quite reasonable and he was able to get the job finished just a couple days after I called. He and his co-worker were very nice and I wouldn't hesitate to recommend him to others.

The work is very good and I did not lose one plant. The cleaning process was new to me, they DID NOT pressure wash it. I was pleased with the results. There was only one thing and my fault for not speaking up, I was also having a lot of bills happening at once that I was not expecting, the initial plan was to clean the tile, then a coat of a primer/sealer, and two coats of paint. I had some emergencies come up that really soaked me, and I really needed to get the price reduced (or not do it) some so I asked did we really need 2 coats of paint? The cleaning was so good I almost did not have it painted. And if we did not do 2 coats of paints could he give me a break on the price. He did give me a $100 credit. But after all was said and done, he only had to do 2/3 rds. of the work, but the labor price was not in keeping with that. (1/3 work primer, 1/3 work first coat of paint, and 1/3 work of second coat of paint that we did not do. If breaking the price down by process, it comes to approx. $409. ea. application, bringing the price for painting up to $1228, less a $100 credit, price includes labor and Scott Paint, would have preferred Behr, but was not given a choice ) Also the cleaning charge was a completely separate invoice. But I could have really used a little bit more of a discount off that last coat of paint. (a big difference between a $100 credit and an application price of $409) Between the cleaning and the painting it cost $1553 (tile roof just under 1600 sq ft.) The work was very good, and I repeat myself about Mark, a nice guy, but if I had added all the estimates together at the beginning, I would have probably not done the work this year. I lost my health insurance, (and have many meds that I have to have) had a pipe break in the wall inside the house, (covered mostly by home owners, but a word we all should know " accumulated depreciation" plus your deductible. He did paint the fascia board where there was overspray from the white paint, but I would have expected that out of any painter (and very lucky I had extra paint!). But it was nice not having to point that out. He left the yard in good condition and everything was pretty much put back in place. He repaired a tile or two on the roof that were broken also. But my tile roof is only approx. 12 years old, so it is still in pretty decent repair. Good work, does it when he says he will, and I am happy with the work. I know my circumstance are a little different when it came to the price, but I can't say it did not leave a little bad taste in my mouth when I say that $100 credit, in my books, should have been higher. That $1553 I paid was a little more than I could have afforded right now (also higher than the other estimates I received), but I did not want to cancel out on him at the last minute. And I will say again, it was a good job, I don't want people thinking I am just whining to get money back. he does good work, just add your estimates up before you say yes, and if you are signing a contract make sure you have a cancellation clause, (any contract at anytime) and check what brand is being used and is it OK with you.

Justin and crew arrived on time and got right to work. Our tile roof and flagstone pool deck was very moldy and they did a great job bringing it back to it's original color. They used care by rinsing off all of our plants and I couldn't be happier with the final product. They are true professionals and we will definitely recommend Nu Look and use them again!

Adrian Neal not only does excellent work, but also cares about his clients and their needs. He gave very good suggestions as we worked on renovating our kitchen and went above and beyond by following through with his suggestion of building whole new cabinet doors, an action I did not expect but which totally enhanced our kitchen. I am so pleased with the new wood -like tile flooring and the newly installed appliances. One wall was removed which opened the kitchen area access to other rooms. The job was well done. Neal Construction can be trusted for excellence.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why do I need to clean my roof?

Over time, algae, moss, lichen, dirt and even salt (if you’re near the ocean) can build up on your roof. These buildups can affect the look and function of your roof unless removed. The buildup of organic materials such as moss on a shingle roof can prevent water from sloughing off as it normally would. Trapped water can rot the roof or cause early deterioration of your shingles. Even if you don’t have a shingle roof, moss and lichen absorb water, and that wet material adds weight and stress to your roof — as well as providing a home for insects and other pests, and collecting dirt. For reflective, cool roofs that redirect heat away from the home, algae and moss growths can hamper their ability to deflect the sun, which can affect utility bills. Visually, moss, dirt and algae growths on a roof can have a negative effect on perceived home value and curb appeal. For example, black algae streaks on your roof may cause a potential homebuyer to assume that the roof might need repair or replacement, when it only needs to be cleaned.

      Can a roof be cleaned?

Yes roofs can be cleaned, and yes, it’s a real thing. Roof cleaning may actually be a wise investment to prolong the life of your roof. Overgrowth of moss, grime, lichen or algae can all shorten the life of your roof. If you have black streaks growing on your roof, they are likely caused by gloeocapsa magma algae spores that have landed on your roof and taken up residence. Once the algae has grown into streaks, the organism has usually been growing for several months and it’s high time to have it removed. If you live in a rainy part of the country, such as the Pacific Northwest, there’s a good chance you’ll find moss growing on your roof at some point. The northern part of your roof, as well as any parts that remain shaded all day, will provide a wet, cool haven for moss to flourish. Unfortunately this water-absorbing moss can damage your shingle roof, leading to rot if not removed. Beyond roof health and function, a clean roof can boost your curb appeal and potentially boost your home’s resale value. The national average for roof cleaning costs ranges between $270 and $350, although prices can be higher depending on how large your roof is, how steep your roof is, and what type of cleaning is necessary. Typically pros use either a pressure wash or chemical wash (made with a concentrated bleach solution) to remove algae, lichen, moss and dirt.

What chemicals are used to clean roofs?

Roof cleaning is done to remove moss, lichen, algae, and buildup of other grime and dirt. There are several methods for roof cleaning, which can include a chemical soft wash, pressure washing, low-pressure washing and hand washing. When a chemical soft wash is used, a bleach mixture is sprayed onto the roof. The bleach-based solution is absorbed by the algae or moss, which dies from exposure to the chemical. The roof is then sprayed with a low-pressure rinse of water, which loosens the now-dead material, allowing it to slide off the roof.

For homeowners, the Asphalt Roofing Manufacturers Association recommends a mixture of 50 percent laundry-strength liquid chlorine bleach and 50 percent water. Professional roof cleaning companies will use an industrial mixture that is still safe but may be more effective in eliminating algae and moss growths. Asphalt shingle roofs are the most common type of roof, but each roofing material will have its own cleaning needs, so it’s best to consult with your roofing pro before diving in. Don’t do it yourself unless you can safely navigate your roof, the chemicals and a sprayer system. When in doubt, leave it to the pros.

How much does it cost to clean a roof?

The national average for roof cleaning costs ranges between $270 and $350. Factors that can affect the cost to clean your roof are the height of your house, the size and pitch (steepness) of your roof, and the complexity of your roof’s design and accessibility. Geographic location also plays a role in roof cleaning costs as regional labor rates and area costs to do business will vary. There are several ways to clean a roof. The most common is pressure washing. Industrial pressure washers can spray over 3,000 pounds per square inch (psi) of water — which is much too powerful for roof cleaning, and may tear off shingles and damage your roof. Confirm that the roof-cleaning pro you choose will only use a low-pressure sprayer to protect your roof investment. For large algae or moss growths, pros often recommend a combination of low-pressure washing with a bleach-based chemical solution. This is referred to soft washing and should handily remove any growths taking over your roof.
