Chris, the owner, did the entire job himself, and he is a perfectionist!! I was amazed by his thoroughness. He was not concerned about how long he took because he wanted the job to be done right. I am so impressed and will enthusiastically recommend him to anyone for residential or commercial pressure washing.

George really knows what he's doing. One fast, reliable and competent hard worker! He knew how to create solutions to problems with different types of furniture assembly. He hung lights, a ceiling fan, minor drywall, hung heavy wall mounted items, even purchased the parts needed without bothering me to do it. He is talented, cleans up and handles the jobs with care and doesn't try and over charge. Thanks George! Angela & Paul Harris

Had some door insulation work done. Scott did a great job and was done in a few days meeting all expectations. As per some of the other reviews, he did have to reschedule a few times but by no means was it inconvenient or impractical.

I had roof repair done a year ago and the leak continued. However Dry Guys roofing, was able to find the problem, fix it properly and the roof no longer leaks. I highly recommend Dry Guys roofing. Josh was able to troubleshoot and find the problem he just would not give up until he found the problem and fixed it. He demonstrates not only skill but he cares about his customers. When the time comes to completely replace the roof I will definitely call Dry Guys Roofing and Repair.

Dave's communication was excellent. A day after "hiring" Dave on thumbtack for roofing my 10 by 11 shed he called and discussed all required materials and then called 45 minutes prior to arrival the day of to let me know he was heading our way. He showed up with all the required tools, listened to how I wanted things arranged, and answered all of my questions. His work showed a lot of attention to detail and he was knowledgable about all the required codes. I would not hesitate to hire Dave again, he does do it all.

I had a small leak that no other roofer was able to detect so I almost gave up. I decided to give it one more shot because I also wanted to add insulation in the roof because a couple rooms in the house get very hot during the day. Alan came out, took one look at the roof and knew exactly where the leak was coming from. Not only did he repair that, he pointed out the roof was not vented, therefore trapping in hot air. He recommended a solar fan and successfully took care of two issue in one shot. He was on time for our initial appointment and completed the job as planned. I would highly recommend Bartlett roofing.

I have worked with Melvin Payne on several renovation projects, both condo and single family homes. His workmanship, attention to detail and thoughtful problem solving were attributes in every project we partnered on. He is an incredibly hard worker who delivers on commitments consistently. In particular, this last single family project was a significant undertaking, which Melvin handled, including: new HVAC, Roof, Drywall throughout, entire kitchen, flooring throughout, all bathrooms tiles and fixtures replaced and re-landscaping the entire property. Every aspect was handled efficiently and with integrity. I give him the highest recommendation. Sincerely, Paul S.

Jose and his team renovated a complete lobby and back of house area for us at the TownePlace Suites in Tampa FL. He was very professional in his dealings with us. He never said no to any of changes and worked hard to keep things moving and on time with our many changes in design and scope. I will always use Elizabeth construction on any of our Tampa projects, I have him scheduled for two more this year. Scot Dahl, President, KR Commercial Interiors Inc.

Edwin did a great job on our roof sealing and soffitt repair. He is an excellent worker and very reputable person. I recommend him highly. The only limitation we had was there were times I had some difficulty reaching him before he started the work. But once he started he was very responsive.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

      • Standing seam metal roof: $300 per square to start, including materials and labor.
        • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

      • Standard metal roof: $120-$150 per square to start, including materials and labor
        • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
      • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
        • A 30-square roof could cost $6,000-$6,750.
      • Standing seam metal roof: $300 per square to start, including materials and labor.
        • A 30-square roof could cost $9,000 or more.
      • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
        • A 30-square roof could cost $7,500-$10,500.
      • Mid-range metal roof package, including all accessories: $300-$500 per square.
        • A 30-square roof could cost $9,000-$15,000.
      • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
        • A 30-square roof could cost $30,000-$45,000.
