Excellent ! Excellent ! Excellent ! You will never use another plumber once you've used Herb. He was patient , on time, friendly, and finished the job ! My initial request was for a new toilet valve to be installed , as with plumbing sometimes and houses built before 1990 we had many surprises along the way. Herb was the consumate professional . We hired I Paint USA to paint the exterior of our home a couple months ago and we couldn't be happier with the end result. We were having a party in less than two weeks and asked if they could have the project completed prior to that time. Marcelo was extremely accommodating and he and his crew were able to start the following week. In three short days they were able to pressure clean and pretreat the exterior, fix any cracks and cosmetic imperfections, prime and paint the larger areas, paint the trim in a contrasting color, and paint four exterior doors and the metal window frames black. They used high quality exterior paint from Sherman Williams with a 30 year warranty. The price was very fair, especially for the quality of the work they did. I would recommend them to my friends and family without hesitation. I am very happy that we chose I Paint USA for the job!

I hired Ramon to do some work around my house and I must sat that I am very pleased. He did some electrical work which included changing some light fixtures, installing ceiling fans and replaced all plug-in sockets and light switch throughout my home. He was very pleasant, worked timely and neat and he didn't cost a fortune. I would definitely recommend him for hire!

I used Mike's Plumbing for my commercial buildout. It required brand new installation of a grease trap, hand sinks, 3 compartment sinks, electric water heater. Excellent Job. Job was to remodel whole kitchen (Includes staining all cabinets, backslash tiles, lighting and chandelier, replace door frame and door, repainting whole house, plumbing, install recessed lighting, backyard fixing and some electrical work. He and his team did excellent Job. More than work his positive attitude and helping me throughout process made this renovation very easy. He also got me discounts and helped me shopping. I haven't had the pleasure of actually meeting Juan Carlos in person yet , my roommate was there in person but I communicated with him directly through every step! He didn't only paint my entire home (and did a great thorough job) I also hired him to paint my patio and install two new fans! He was super attentive, very sweet, helpful, responsive and reliable! Very professional contractors. I had them remodel my master bathroom it came beautiful, and was completed very fast. Pleasure to work with, very polite gentlemen. Work was very clean and Clean up was immaculate. They offered suggestions to make my bathroom more functional and modern. Painting the whole condo after removing wallpaper. Carpet replacement. Installation of the bathroom vanities and new faucets. Removing drop ceiling in the kitchen and installation of the new lights. Fixing a crack in the bathtub and reglazing it. Repair of patio wall which was water damaged. Eco Restoration did a good job on the tight schedule however initial estimate differed from the final fees.

Onsite Project Solutions turned a house into "our home" for my son and I. All rooms were painted, all new baseboards, trim and interior doors were installed, doors were relocated, new built in closet systems installed and the BEST part is my new whole home concrete floor that reminds me of the beach! That was all completed Spring of 2015 and now they are back to create a very modern, custom concrete bathroom!

Had 2 exterior doors painted. Not the cleanest of paint lines, got some paint on the outer edge of stucco, around door trim and had to come back next day to correct. Not a professional job by any means, satisfactory.I provided all materials, paint included. Did not clean the brushes I provided and hadbto throw tem away.

I initially contacted Val-Trell in the fall of 2014 because I was looking for a property to purchase and remodel. I was particularly interested in purchasing a historic home and wanted insight on what to expect when gutting and remodeling a historic house. I know there are a lot of hoops to jump when taking on a historic house. I needed a contractor that I could trust and one that would be honest with me. When I met Hank (the president) he was friendly and seemed to know a lot about historic houses. He was willing to go with me to look at a few properties to see what I was up against. When we set up a day and time to meet, Hank was prompt and knowledgeable about the rules and regulations of remodeling a historic home. He met with me on two occasions to inspect potential properties. Throughout the process of looking for properties, not only did he make himself available to come with me but also on the phone when I had questions. As it turns out, I did not purchase a historic house but I did purchase a house that needed an extensive amount of gutting and remodeling. Val-Trell used top of the line products but were fair with their prices. After I moved in, I noticed that they installed and added a few things that I know I did not pay for. Val-Trell spent 4 months at the property and every time that I went to check in, there were workers there and Hank was present too. The workers were tidy and cleaned up every day before leaving. I love my new house and I'm looking forward to working with Val-Trell in the future when I finally purchase a historic house. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
