I had a property for sale that needed multiple repairs, roofing, plumbing, electrical, carpentry. Builders of America responded promptly and on time. They would have been able to complete all repairs but my buyer decided to offer less and take the property as is. Nice to deal with. Will use another time

Pernell made an appointment to come out and see the work on a Saturday. He came on time and he inspected the roof; we discussed two solutions and he showed me pictures of his work. I selected having a roof installed on my metal flat roof as there was a leak that didn't occur every time it rained. He cleaned the roof; sealed the seams and put on a roof material that would last a minimum of 10 years and he guaranteed his work for 4 years. Not only did he do what he said he was going to do; his crew was extremely neat and respectful of my home. What a professional roofer and his crew were members of his family who have been working together for 10+years. I would recommend Pernell to anyone who called me. Not only was the roof leak stopped; the metal is now covered with a roof material that reduces the noise from rain and the ceiling is cooler which will help reduce my electric consumption as it is an air conditioned space open to my home. Thank you Pernell for the excellent job of fixing my roof.

What a hard working , and knowledgeable man Jose was. He came to the house went up on the roof took off the shingles took pictures, explained what needed to be done, and it was a lot! They went to Home depot . Picked up Plywood made for roofing membrane, peel and stick worked on it all day and finished. Wow what a great job, as we had someone fix that 2 years ago who didn't do anything but put paper 1 layer down and charged the same as this great job cost. Very good job!!!!

Hi, Chris, insulated the outer walls in my attic, installed a soffit vent, 2 100" panel track window treatments, 2 shades totaling 100", reinforced and insulated two openings in the outside of my villa, cleaned my dryer vent, moved the insulation covering the soffit vents in 7 hours. And was clean, neat and so very knowledgeable. I am truly impressed with his work and his work ethic. He is my extra set of hands. Thank you Chris for a job well done. Chris said he was going to be at my home at 8am and was there at 7:45. So unusual in this day. I have had to wait hours for people to show or worse yet not show.

John came out and inspected my roof. There was a leak where I indicated and he found a second one. They were on the job promptly and fixed both leaks. When I saw water dripping the next day, they came back and said it was my gutter but they cleaned it out and re-caulked at no charge, even though this was not a roofing problem. Again, I saw water and they came back a third time and water tested and found that the leak occurred from water backing up behind the gutter, again not their responsibility, but just in case it was a roofing problem, they did come back twice and tried to make it right. 5 stars for the work and the effort to fix a problem, not of their doing.

Great work by Kingdom Vision. I had a Spanish tile roof repaired and pressure washed. Their quote was lower than a few other companies I solicited. Only recommendation is to improve the communications with your customers. The initial inspection and quote visit was coordinated and expected. The subsequent visits were not coordinated ahead of time; the workers just showed up unannounced.

I cannot even begin to tell you how impressed I have been with this company. I've used them for flooring installation, painting 60 townhomes, construction of rough cut cedar pergolas, paver installation on driveways and a pool deck, fountain renovation, and I've referred them to several friends for residential renovation of single family homes and condominiums. Pricing has always beat the competitors, deadlines have always been met, and the quality of work has been exceptional.

My name is Karen Mahoney I called Harrington and Sons to get an estimate on a new roof. Mr. Harrington showed up in his truck with the ladder and went up and measured my roof he also spent quite a bit of time in my attic . Finding issues that my previous home inspector missed we were very impressed. My husband and I decided that he would be our roofer. Mr. Harrington handled all the details the notifications, permitting and providing us an insurance binder . He was the only Roofing Contractor that made us aware of the Florida State release of lien law. He also provided us with a copy of his cancellation policy based on a federal law that states you have a three-day right of rescission when signing a contract in your home we felt very comfortable with Mr. Harrington he put all the cards on the table The Supplies were delivered into the driveway. With a fork left on a pallet and was covered From the weather when the dumpster arrived the men put plywood down to protect the driveway. We have never seen a contractor do that before. The crew showed up on the proposed start date on time .The foreman and all the workers were very respectful they were dressed in the workmen like protective clothing they had all the professional Tools and Equipment they needed to perform the roof project .Upon completing the job the grounds were left spotless the house was spotless the final inspection went off without a hitch. The communication throughout the job was was excellent If we could give Harrington and Sons 10 stars we would. But I guess we only rate 5 stars We are very pleased customers The Mahoney FamilyMy name is Karen Mahoney I called Harrington and Sons to get an estimate on a new roof. I've hired John and Will a few times to renovate properties I either own and rent or buy for resell. I'm a real estate investor, we live in Tampa FL and I purchase properties often times in the South Fl market. John is great about going out to view properties that we may be interested in. We sometimes cant see all that may be wrong with a particular property just from the MLS but with John and Wills expert knowledge they can potential save us from making a bad investment. The small fee we pay to have them inspect a property may save us from losing thousands of dollars. We purchased a home in West Palm Beach that had very extensive fire damage. We hired a GC company we found through the yellow pages and online. After about 4months of no progress and several thousand down the drain we fired them and began searching for another GC. John was recommended to us by another Realtor who had used his services successful on a few bank jobs. We gave them a shot, and were pleasantly surprised by how quickly they took over the project and got things done. The property have several illegal additions and violations, they handled all of it. Major demolition, New roofing, new flooring, new paint, new landscaping. the place went from zero to 10 in a little less than 4months. Because of there hardwork we were able to recoup some of or loses when we eventually sold the home shortly after completion. I have since used him on practically all of our other projects. I am pleased with his quality and timeliness and attention to detail. they keep us updated on progress and are very upfront about everything. I highly recommend both will and John.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
