Stephanie and her crew were very responsive to our needs and thoughts, and did an excellent job of staging our condo in midtown. We can't wait 'til our first open house and to hear the responses of potential buyers.

I had Tania clean our apartment for moving out. We had to keep changing the date because the home we were moving to was not ready. Tania was very patient and accommodating with the changing dates. When she actually cleaned the apartment, she was on time, professional, quick, and thorough. We had no problems.

Kim was very helpful and knowledgeable. She offered a lot of really good suggestions; most of which we will be applying as we move forward. The consultation fee was well worth the money, but the staging and furniture rental fee was way more than I anticipated. I was expecting something comparable to what they charge on different HGTV shows. ( $3000 for the whole house, inside and outdoor areas)

After looking for many months for someone to come out and design our home with a different look. My husband and I are very busy, We do not have time to do it. I found this wonderful young lady named Keri. I emailed her and received a response the same day. She did our master bedroom and bath, along with our 3 guest bedroom rooms . She was phenomenal. She is great with colors, materials, and ideas. Great ideas i must say.She listened to our ideas and understood our style helped us transform our home into something we thought was impossible. She went out her way to make sure the process was easy and to our budget. If you are in the Atlanta Area keep her in minds.

Patt saved me. That is no exaggeration. Scenario: I was selling a 2500 sq. ft. house and downsizing to 850 sq. ft. right on the Atlanta Beltline. I had lived in the house for 27 years and am a collector...so. Patt was there every step of the way. Organized and staged the house for sale. (Got 3 offers in one day.) Next, guided me in a major EDIT of my stuff -- what to keep, sell and donate. Finally, the fun part. She pulled together the new space using things - furniture, art - I owned (plus a couple of updating extras). It looks great. It lives great. It makes me happy. Thanks Patt!

Tracey was wonderful and fun to work with, going above and beyond my expectations. She is incredibly knowledgeable of all design concepts...from changing the way my front door and porch looked to recommending paint colors and staging every room in my house. She got to know me and worked to fit my style and budget. She has an amazing eye for color, texture and flow. She used pieces that I've had for years putting them together in a way I never dreamed possible. She transformed my entire house into a home that I am proud to show off.

Elsie is a superb organizer. She's a creative and caring individual who sees what needs to be done, what can be done and then proceeds to work her magic Nothing she does is perfunctory. It's a great pleasure to work with her to transform an apartment and organize you. Her ideas are imaginative and well though out. If you like someone hard-working and caring, get in touch with Elsie! Wynell helped us get our 3700 sf three story house cleared out and staged in two weekends! She was a work horse that never stopped. Since we were downsizing to 1860 sf, we had to get rid of a ton of furniture and things we just could not bring with us. She helped us clear out and stage the entire house. She took the few items we kept, and staged our house which then sold in less than two days! It was truly all because of Wynell that it sold so quickly! She was very professional, incredibly efficient with her use of materials, and her use of time. She has a great eye, and knows her business well. I would trust her with anything, and I would give her a ten star rating if I could. You could never go wrong with her. She has a work ethic and integrity like no one else!

Kimberly helped us with a kitchen makeover. She was able to show us techniques to update our cabinets without having to replace them . She helped us to choose colors and textures that helped make our old outdated kitchen look like new. we needed to update our lighting and appliances and she was able to guide us in that process. I also believe she helped us to make choices on some things that saved us money. Her personality is such that when feeling overwhelmed with all the decisions you need to make she calms you down and helps you to see the possibilities in a way that is not so overwhelming. she was extremely helpful in finding a balance between my husband and my personalities and different tastes. I would highly recommend Kimberly to anyone who is looking to make changes in their home.

Susan did an outstanding job staging my northeast Atlanta home at an incredibly affordable price. Her service was expedient, with the entire process of staging my kitchen, dining area, living area, master bedroom and bath, a second bath, and front and back porches being completed within the course of about 3-4 days. Her taste and eye for detail are just impeccable, and she was such a delight to work with. I believe staging my home is the key to getting it sold quickly!

I found Sheer Home Staging through thumbtack and saw them on Facebook. After talking to Sharice I knew her experience level was what I was looking for. After coming out to my home and analyzing the needs and services my wife and I needed. I would say that they went over and beyond my expectation in decorating our home. We have owned our home for 3 years and have not had any time to do any decorating. Sharice added our personality and her expertise to give us a while factor to our home. Our family has been raving over the decor and style they used. We have referred her to several people and we will use her in the future as we make changes. Sharice and her team was very easy to work with and also very easy on our budget. Thank you Sheer Home Staging for satisfy another client. Robert and Rose Linz

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

    What do interior designers do?

Interior designers do much more than pick complementary paint colors and choose matching furniture — although those tasks are important parts of the job. Unlike decorators, interior designers usually have an associate of science degree or certificate of achievement in interior design from an accredited program. They’re trained in drafting, lighting and computer aided design (CAD), and are experts in room-specific design and residential space planning. Interior designers use these skills to plan and design safe, highly functional and beautiful interior spaces, from kitchens and bathrooms to family rooms and bedrooms. They determine space requirements, work within building codes and inspection regulations, and meet accessibility standards. An interior designer’s day-to-day job includes creative and technical tasks, both of which often require great communication skills:

    • Creating model rooms and visuals using design software.
    • Researching different textiles, materials, finishes, lighting and furniture.
    • Hiring suppliers, vendors, and contractors.
    • Estimating costs and making bids on potential jobs.

How do you find a good interior designer?

For many homeowners, the difference between a good interior designer and a bad one is simply a matter of taste — but all good designers have similar skill sets. Interior designers usually have a degree or certificate in interior design, with training in design principles and lighting, drafting, and computer aided design (CAD) software. Good interior designers have strong color balancing skills and understand how different colors influence spatial perception and moods. They know the building and electrical codes in the areas where they practice, and they make sure that any contractors they hire also work to those codes. They are knowledgeable about different upholstery fabrics and draperies, stay ahead of residential design trends, and maintain their own individual creativity. Also, good interior designers have excellent space designing skills, so they can arrange a space efficiently and with ideal traffic flow. Ultimately, hiring a good interior designer means pinpointing one whose signature style is complementary to your personal style — so checking out many designers’ portfolios is a must — and whose communication methods match yours.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

    • 2-hour consultation: $200, includes DIY tips and guidance.
    • 1- to 2-hour consultation and design session: $250, including written report.
      • Additional design consulting: $65 per hour.
    • 8 hours of staging an occupied home: $800.
      • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
    • Starting price for staging a vacant home could be $2,200.
    • A home stager may charge 1 percent of the home’s selling price.

How do you choose an interior designer?

Choosing an interior designer is all about finding one whose signature style fits well with your tastes and who can work within your budget. To choose the right professional for your interior design project, ask yourself these five questions:

    • What is your signature style? Good interior designers can both describe their personal aesthetic and demonstrate their signature style through their portfolios. Make sure it appeals to you.
    • How will you make sure the design fits my lifestyle? Good designers understand that the interior design must improve a homeowner’s experience in their home and fit into their lifestyle; for example, a white suede sofa is a poor choice for a family with large dogs and small children.
    • How much do you charge? Depending on the project, an interior designer may charge an hourly rate, a flat fee or a percentage of the project’s total cost.
    • How will you stick to my budget? An interior designer should have a plan for staying within your budget, which includes full transparency of costs and flexibility when choosing materials and furnishings.

Because an interior design project is highly collaborative and based on hard-to-define personal preferences, it’s most important to choose a designer who communicates clearly and listens closely to you.
