• What should the customer know about your pricing (e.g., discounts, fees)?

  We base our fees on the complexity, overall cost and/or time it will take us to complete your project. We understand the importance of adhering to our client's budget and will take the necessary first steps to determine if the goals are in line with the budget. Often times we see projects where an architect was not used will end up costing the owners more that if they had hired a professional. Roughly speaking our design fee will be about 5%-6% of the total construction cost. We can also work on an hourly basis of $135/hour.

• What is your typical process for working with a new customer?

  We schedule a phone call or Zoom meeting with the owners to discuss the project. It is important for us and the owners to determine if our services and their project goals and timeline are aligned. We can quickly and easily do this over the phone or zoom meeting. Once we are hired, we will begin with listening to the owners describe what they are lookin for. It take a good listener to end up with a successful project. We then create a schematic design - floor plans, elevations, perspective views. Once the design direction is established, we move to the design development phase where we go more in-depth in developing the drawings. Materials and finishes are selected. Once the DD drawings are approved, we develop the construction documents that will be used to obtain a building permit and used in obtaining bids from contractors.

• What education and/or training do you have that relates to your work?

  We are licensed architects in several states including Georgia. We have been in business since 1996 and providing architectural and interior design to mostly repeat clients. Both Lourdes and Joe are graduates of Georgia Tech.
