Rachell's company, TruHaven Homes, manages my single family rental property in the Atlanta area for more than 6 months. Her business balances tenant/landlord interests in a fair and equitable manner. She is very savvy with e-business with most landlord transactions completely online and she seems always available via email. Owner payments are processed super promptly and have been accurate. I feel she's really looking out for my property and she's been very flexible when repairs have been needed. The maintenance companies she hires are prompt and appear to do quality work at a fair-market price. I've used other management companies in the past and felt like just one of hundreds of owners, no individual attention and no understanding of the unique qualities of my property. Rachell's business is the direct opposite experience. She knows me and my family, my property and my tenants and what's really best for all of us. I strongly recommend her and will continue to use her as long as I keep my rental property.

My son recently accepted a new job in Atlanta and has been desperately searching for a rental home for the past 5 months. Each time he and his wife found a good listing, it was gone by the time the Realtor eventually returned their calls. And, two days ago they received notice that the sale of his home in Savannah was going through faster than expected. Therefore, the settlement date was schedule within the next two weeks! Frustrated, and upset that another Realtor did not show for an appointment at a listed property, he did what every young many does... he called his mom (in Maryland) to vent and complain! As we spoke on the phone about this stressful situation, we brainstormed other avenues to find current listings. What is your typical process for working with a new customer?
We usually speak over email or the phone and then set up an in person meeting. In most cases it is at the subject property, but not always. We go over pricing strategy, any repairs needed, terms of the Lease and Management Agreement and I answer any questions you have about our services and procedures. No question/detail is too small!
What education and/or training do you have that relates to your work?
I am very involved in NARPM (National Association of Residential Property Managers) Atlanta Chapter and take many many courses through them on a regular basis. I am also a member of the First MLS and take their courses as well. I have taught courses on Property Management to my fellow agents at RE/Max Metro Atlanta and am looking to do that more often in the upcoming year! Education is the key.
How did you get started doing this type of work?
I was in Mortgages for several years and left looking for something real estate related. I wasn't sure where I would fit in. I worked in Residential Sales for a bit and then went to work for an agent dabbling in Property Management. Within a year I knew this was what I wanted to do and I started my firm about 6 years later.
