Mr. Williams was on time, polite, and very thorough in his work. I only wish I had hired him during my initial purchase of the home. I am sure some of these issues he pointed out existed then and could have been addressed during my initial 45-day walk. My fault for not hiring a more thorough inspector the first time. These issues will most definitely be handled during my upcoming 11-month walk because of Mr. Williams' work. Do not let anyone convince you that you do not need an outside inspection with new construction homes. Thank you, Mr. Williams!

Outstanding team!!! Spotted mold and tested it. I was able to save a few bucks and even have my crawlspace moisture barrier installed prior to moving in. They provided a detailed report that was easy to follow and written in terms even I could understand without any construction knowledge. I plan to invite Danielle back to complete a second inspection prior to the end of my builders warrenty.

The job was readjusting a bathroom mirror, lowering a shelf in the laundry room and reinforcing 2 closet clothing bars. George was on time, came in assessed what needed to be done, walked me through why my thought of a mini project was more of a medium project. He helped me with the purchase of the materials I needed and was more than patient and professional. There is no one else I will ever use going forward except George! You can not go wrong with him. (Oh and his prices are fair and more than reasonable)

In November 2015 I hired Mr. Hood to perform roof repair to fix a leak. He responded promptly by phone and I explained where I believed the leak was coming from. He stated he could come by the following day to inspect and give an estimate. As promised he showed up on time and provided a fairly priced estimate and stated he could complete the repair the following day, which I agreed to. Long story short, he had to come back two additional times before the leak was finely repaired. Being a former construction contractor myself, I understand how difficult it is to “retro fit” an existing issue especially a roof leak. Mr. Hood promptly replied to each of my text messages letting him know that the leak was still happening after the next rain. He always replied promptly and scheduled to come out the following day to repair. On the third attempt he successfully repaired the leak which was thoroughly tested with the torrential December rain we had. ***The point I would like to make is that Mr. Hood was always very professional and on time and did what he said he would do and his repair quote was reasonable. I would recommend him to anyone who asked. D. Houston

Hired Bobby to do some remodeling to get our house in shape for selling. he had a lot of good ideas on changes, fixes, upgrades that would enhance the value. He provided a detailed estimate at a fair price and did an excellent job in performing all the work. he even went above and beyond and did some work not in the original estimate...and did not charge us! he always showed up when he said he would and worked long hours to complete the project when he said he would. I had planned to hire several different contractors for the project (remodeling, painting, landscaping, general clean-up) but Bobby was able to do the entire project saving us time in trying hire and manage several separate contractors. I would highly recommend Bobby & Christian Brother Remodeling for any remodeling project.

The Art of Home Improvement replaced the roof on our house in Rome. We are completely happy and very satisfied with our new roof, all the way around – quality of workmanship, materials, labor, value, communication, thoroughness, and care and clean-up of our property. Ray's bid was based on data that he used that is specific to our older home. His bid was accurate, thorough and fair. Very professional! When Ray and I met early on to first discuss the roof replacement, he offered many options concerning construction and shingle types. He explained up front what the entire job would entail from beginning to end. Our home is in the historic district, and is nearly 80 years old. Ray updated the old venting system with new ridge vents, which will lower heating and cooling bills, new drip edge and new flashing all around. Ray left shingle samples with us, and we were able to hold the sample up to our cedar shingle siding, in order to choose the right color shingle. We were considering a light color which would not have looked good on our home at all, but when we were able to compare a sample next to our siding, we realized how a darker, slate color was the perfect choice. It looks great! Ray kept in contact with us prior to beginning the job. If I had a question or concern, Ray returned my calls or emails promptly. He made it clear that he is available anytime if I have a concern following completion. All is good. The crew was great! All are very nice young people. I have done some roofing in my younger days, and I can they know what they are doing. Ray and his crew worked hard, non-stop, all day to complete the job. They covered the driveway, our plants and shrubs and our deck with tarps to protect them. No plant was damaged, and our deck looks as good as always. Clean up was extremely thorough. They cleaned the gutters, swept up and picked up any small shingle materials, and then they used magnets and a magnetic roller to pick up stray roofing nails that may have missed the tarps. We have had no nail issues. Ray even left a large magnet wand with us, so that when the dumpster was hauled away the following morning, I could use it to pick up nails and metal debris that may have been under the dumpster, or had fallen out when they winched the dumpster up to the truck. Ray is a nice man, and it was a pleasure to do business with The Art of Home Improvement. Ray was on time with each and every appointment, start time and completion time that he gave us. Ray returned each and every communication with us in a very timely manner. The Art of Home Improvement’s customer service is top notch! We love our new roof! Our house looks great!! The quality of construction, the warranties for construction and materials, and the pleasant experience we had working with Ray and The Art of Home Improvement are all 5 star!! If you are looking for a good roofing company, which is friendly, reliable, does great work at a great price, and keeps its commitments, then I would not hesitate to choose The Art of Home Improvement for the job. Thank you.

Fireplace Mantel Replacement & Install deck tile: Remove old mantel, fireplace surround and hearth. Replace with one solid area of wall tile and hardwood “hearth”. Install tile on deck. Thomas did an excellent job from start to finish. His estimate was honest; he explained the process and made recommendations for changes to our design ideas. He began and finished the project in a timely manner. He communicated with us on the progress and various issues that came along the way. His workmanship was excellent. We’ve received many compliments and others always want to know who did our project. The final project turned out to be exactly what we wanted and beyond. We are 100% satisfied and will hire TF&B again. We highly recommend Thomas' Flooring and Bath.

They were a pleasure to have around working on the project. It was a good size project with roofing, siding, other exterior work and interior work, i.e. painting, ceiling repairs, door installations and etc. They stayed busy until it was time to clean-up and quit for the day. No up-sell and honest. We will definitely hire them again. I Highly recommend.

Brian built a large outdoor pet enclosure for my cats. The finished "cat-i-tat" was installed exactly as promised. It is well constructed and very sturdy. Have already recommended Brian to my daughter for her building project needs and I will certainly use him again too!

We had a great experience with Luis and Brian with Contreras Home Renovation. They came in and fixed our ceilings, which had to be redone due to another vendor's negligence. They covered our floors and belongings, cleaned up after themselves and were responsive to our needs. We will hire Contreras Home Renovation again for other projects. It's a family company that takes care of its customers.

Dan put in extra effort in rounding up all the resources needed to provide a detailed quote for a workshop I plan to have built. He even spoke with the county folks on the positioning of the building on our behalf. He was also very good at helping us explore different options in terms of materials and pricing. We ended up postponing the building construction to the Spring of 2015, but definitely plan to call Dan back to have him perform the work.

Two years ago, I hired IDM Properties for Property Management services for a home improvement project. Not only was the job well done, but I paid much less than expected due to their cost-plus approach, and the job was completed on schedule. Two years later, I decided to sell my house. I hired them again to get my house in great shape. The end result was the same … great work and a huge savings. Three weeks later, my house was on the market and sold in two hours above asking price. I credit much of this outcome to their work. I highly recommend IDM Properties. Such a quality company!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Hire skilled professionals for absolutely everything.
