Introduction: My responsibilities are the following: * Implement and enforce the covenants, articles and bylaws of the association and the policies, rules, regulations, restrictions and guidelines for 11 properties * Manage the fiscal affairs, including the timely preparation of operating, capital and reserve budgets * Effectively oversee and approve expenditure of the association's funds within the budget constraints and written authority limits set by the board of directors * Enforce all contracts, permits and privileges entered into or granted by the board of directors and act as the primary representative of the association and respective vendors, agents and public officials * Provide, directly and through others, appropriate and courteous services to the association members * Establish and maintain a broad range of lines of communication with the association members in order to keep members abreast of association's matters and issues and of changes in the legal and business arenas that may affect the association and its members * Prepare management reports for the board and annual meetings, including elections * Analyze and solve problems while interfacing with special committees and vendors and recommend solutions to governing bodies * Oversee all aspects of contracts to reduce cost I have done the following: * Prepared budget and preventive maintenance schedule * Monitored and resolved all financial matters with the accountant * Increased operating account funds from 20% to 100%; has collected over 10k in operating account during the 1st week of managing * Reduced amount of delinquent homeowners by 95% for seven properties * Provided executive-level administrative support to the president of the company and one other property manager * Updated homeowner's information into the company's database and in the gate system * Prepared documents such as violation letters, memos, architectural modification approvals/denials, special event notices and invoices * Scheduled clubhouse reservations * Scheduled annual meetings * Prepared documents for mailing * Communicated with homeowners on a daily basis regarding accounts, concerns and basic questions * Filed documents
