Cindy worked diligently with us in the purchase of our home. She worked with us for five intensive weeks to take us to all parts of Oahu, to look at potential properties. When we found the property we now own, she was quick to help us with our offer, and to follow up with all parts of the sale to make it efficient, and easy for us to purchase our beautiful home in Mililani. We were very pleased with her professionalism, and her efforts to make our home purchase a reality!

I have been working with Mary McClafin Sakuma Realty Inc. For some time now. Mary's business activities are in property management of a vacation rental i own at the Palms at Waikiki. She does all the property management duties in a professional manner and has communicated with me to update me on all bookings and statements from the rental, i have found Mary to be a honest and trustworthy business person. Mary is very fair in all her dealings and her financial integrity is always shown in her working with clients and owners. I would recommend Mary as a conscientious property manager for any owner. We are so glad Mary is working with us.

I have worked with RentVest for the past 4 years as an owner of rental properties. They have been awesome to work with! Everyone of their agents are prompt with communication concerning my properties. When there were problems with the tenants or working to get a vacancy filled, They were quick to get things in motion to make the outcome great. I would recommend them to any other owners looking for a management company for their rental.

Conflicted about leaving this review. I was so impressed in the beginning, but now concerned with leaving my property in this company's hands. Communication was great in the beginning, but Brent has been unreachable by phone or email since 16 July. I have no idea if there's been any progress in renting out my condo and I'm about to leave Hawaii. If you're living out of state, a property manager who's reachable and responsive is a must. Otherwise, it leaves you feeling completely vulnerable. At this point, I cannot recommend this company. Willing to amend this review if remedied.

Russ and the whole PRV team are incredible to work with! Our big focus is family, and that's exactly what you get. Russ is a family man and it shows. The one thing you need when dealing with buying a home is honesty--that's what you'll get. I recommend PRV to all my friends who are also considering buying property in Hawaii.

About

If you want property management with a focus on protecting your investment, then look no further! Management of privately owned residences, homes, condominiums, townhouses, small apartment complexes, and rental properties is my forte. I have extensive training in sales, leasing processes and fair housing, and a general knowledge of household repair. I am also a licensed real estate agent in the state of Hawaii. Leasing is my strongest skill. I am familiar with the ups and downs of the rental market, and have learned how to price your rental to attract qualified tenants in a timely manner. Having years of experience screening potential tenants, I know what to look for and what to look out for in a potential rental applicant, and I provide an annual inspection of your property to ensure your tenants are taking care of the home. Having built relationships with qualified and trusted maintenance professionals, I have quick access to reliable and reasonably priced service for your investment property. Even if a tenant calls in a leak at 2:00 a.m. on a Sunday morning, there will be a prompt and professional response. These services allow you, the owner, the benefit if seeing rental income without the day-to-day tasks of tenant selection, work order and repair calls, invoice processing, vetting vendors, and navigating the ins and outs of housing and rental procedures and laws. If you are tired of fielding calls about toilet leaks at 11:00 p.m., or if you are concerned that you do not know how to pick the most qualified applicants for your property, let me handle those headaches. Call me to discuss your property and your needs!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
