Jason was very honest and professional. He was able to fix my problem within minutes and did it free of charge. He is very knowledgeable. I would recommend Behel & Mensen contractors for roofing and other construction work.

My husband & I wanted to have our basement framed. I contacted several contractors. Jovan of Blackstone Handy Services, LLC was great. He was the first to get back to me. He was out to our home to complete an estimate and, was working on the job before we even had return calls from a few of the other contractors. He and his helper were finished with the work in less then 2 days. We will definitely be working with him again soon. He is currently working on bids for our plumbing, electricity, and drywall too.

We had Jason do some caulking in the kitchen and master bath. Hire him, you will not be disappointed. He's very meticulous with getting the right color match and doing an extremely professional job! Will hire him again for future projects.

I have used S.J. Shepherd trucking and excavation several times now, they have been the best priced option for my relatively small home projects. One of the projects consisted of removing and hauling away a large piece of concrete that had been buried in the yard by a previous homeowner, these guys got it out, loaded, and leveled the ground to the point youd never know that they removed a 2'x6'x8' piece of concrete foundation. On a separate occasion he came out to dig up a leaking water line, again far more cost effective than the other quotes, came out on time, was prepared and got the job done in far less time than i had expected. Last weekend i had him haul several loads of mulch and compost, again he did a great job, cheaper than i had paid in the past for this and with his smaller equipment he was able to get it much closer to my beds without wrecking my lawn. Cant say enough about SJ Shepherd, always on time, always prepared and always goes above an beyond even cleaning up the area before he leaves the job site. If you have residential or small farm projects this guy should be in your phone for sure.

Don did an excellent job! He was there on time household around and got everything done checked more than once to make sure I didn't have something else I had come across that needed fixing and I would hire him again in a heartbeat. So far, so good. They showed up on time to give estimate and was very timely in getting the estimate to me in writing within the time frame they stated. They have also been very agreeable to working within my schedule. I will update the review once the work is completed.

I am so happy with Cody's work! He put together a complicated desk that I never would have been able to do myself. He was punctual, friendly, polite, and professional. He worked efficiently, and the end result is perfect! I would absolutely recommend him.

After high winds damaged my roof, I contacted several area businesses for estimates. Jim Tate was responsive, professional, and courteous. Not only did he work with my insurance company to ensure the claim covered the necessary repairs, but he made a point to check in with me when a second round of high winds passed through the area in case any additional damage occurred. Not only was the work he did of excellent quality, but his honesty and work ethic convinced me I made the right decision. When the forecast called for a chance of showers he put in extra hours, working past sunset to ensure my roof was protected from the elements. As the roof replacement progressed he made a point to keep me informed of the project status, especially when a delayed shipment of materials was going to affect the original timeline. I personally feel it is important to support local businesses, and I'm thrilled to support a veteran-owned business that donates a percentage of its profits to the local veterans' hospital. Jim Tate and JET Services will be my first call for any project in the future.

Two pieces of siding were blown off and a section was pulled loose approx 25 feet above the ground during a wind storm. John was able to start a day earlier than estimated, arrived when he said he would and went right to work. He did a very nice job repairing and reinstalling the pieces and reattaching the detached portion. He then checked the rest of the house and repaired several other minor problem areas. I was very satisified with the quality of the work performed.

J Brown Construction was able to get started on the job timely and did fantastic work! They are very professional to work with. JBC made sure the work was done correctly. They removed the old siding and showed me some areas around the chimney that had water damage. It is a 40 year old house, so I was not too surprised. I was glad that they took the time to point it out and repair it and not just cover it up. We had other contractors quote to just put new siding over the old. The proper repairs to the water damaged framing never would have been done if we had gone with them! I could not be happier with our new siding and with J Brown Construction!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
