Bryan Johnson of Loyalty Construction, LLC has formed a new partnership with my family. He was responsive and came every time he said he would. His work was very thorough and clean. He was well spoken and put all of our family at ease with his presence and with the correct labeling of his work van while present in our neighborhood. The price he charged us for fixing and replacing missing tiles under the old vanity, installation of the new vanity and sink with sink fixtures and light fixtures he did on our bathroom are all amazing and well worth the price he charged. He spent the entire day on his project and clearly takes pride in his work!

This 5 STAR review comes from someone who recently lost a jury trial in St Charles County against a small construction business. Basically, the jury decided we should have expected shoddy work for hiring a small construction company. The stairs were not even close to code, so we had to find someone to tear the stairs down and re-do them to code with a permit. We found Outdoor Living Solutions via Thumbtack. Rick Miller was very pleasant, professional, and most of all knowledgeable. His team did an awesome job on the new stairs! This is a small construction business THAT YOU CAN TRUST TO DO THE JOB RIGHT!! TRUST US, WE KNOW!!! Highly Recommend!!!

We own a home in Kirkwood and wanted the lower level bathroom renovated. I used Thumbtack to find a contractor. Jay and Gloria Jarvis of Ecostruction LLC responded to my request for bids. This was the first time I sought a contractor using an online referral, and I admit I was skeptical. We received three responses from contractors and I contacted them all for bids. Jay and Gloria Jarvis, owners of Ecostruction LLC, impressed me with their promptness in getting together information I needed and meeting with me to discuss the job. The bathroom required a total tear down and renovation. From the first appointment with Ecostruction LLC to the completion of the work, they were knowledgeable and professional. They provided comparative costs for labor and products for any and all design elements we wanted to consider. In other words, it wasn't always their taste preferences that they cared about; they cared about what we wanted and what fit our budget. First and foremost, they wanted the best end result, not just in design but functionality for us. At the end of each day, the work area was cleaned up satisfactorily. We always knew when to expect their arrival the next day. Their expertise in renovation made this bathroom rehab a pleasant and gratifying experience. We now have a gem of a guest bath, complete with a Mr. Steam Shower. While Jay takes care of a highly trained crew, Gloria helps the clients choose appliances, fixtures, colors, flooring, and everything that adds the perfect finishing touch at the best price. They do not stop until everything is completed to the customer's satisfaction. The installation and follow-up far outshine other contractors we have had work on our house projects. My Five Star rating reflects my satisfaction with Ecostruction LLC and the trust I have in them to recommend them to others.

Based on my personal experience, I would highly recommend Dave and Remolding Solutions, LLC. Dave was a tremendous help with a very bad home build construction situation I was dealing with. A previous general contractor (GC) I had hired with a different company proved to be unscrupulous. The previous GC was an epic fail as a business person and a disgrace to the construction industry who left my home build unfinished, in disrepair and caused other damages to my property. The situation had left me in a state of utter exasperation, frustration and on the verge of despair. Dave and Remodeling Solutions, Inc came to the rescue; restored my sanity and faith in mankind. His knowledge, willingness to assist, business ethics, genuine kindness and concern were invaluable. I am forever grateful for Dave's help and standard of excellence in conducting business!

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
