The following is a list of some of the services we can provide. With that said, we are willing to coordinate our services to meet your particular requirements.
Our services are as follows:
* Accounts receivable and collections, which include the following:
- Accept and process all payments from tenants
- Follow-up with delinquent tenants
- Prepare and serve five-day notices (and other notices provided for under the RLTO)
- Apply statutorily applicable late fees and bank charges
* Tenant services, which include the following:
- Obtain credit, employer and landlord references at the expense of the tenant
- Advertise unit availability, show units and answer questions
- Prepare leases insuring compliance with the RLTO and Illinois Security Deposit Act
- Provide emergency phone service 24-7
* Maintenance, which includes the following:
- Coordinate service vendors for cleaning and maintenance
- Check licensing and insurance requirements
- Weekly site visits
- Recommend preventative maintenance and coordinate same
- Manage and coordinate tenant service calls
* Financial reporting, which includes the following:
- Provide monthly and year-to-date rent rolls and income and expense reports
- Pay owner-approved invoices
- Manage bank accounts and report and apply bank fees
