David & his team at JDM did a phenomenal job remodeling our bathroom on a budget. They gutted the original builders bathroom where there had been a leak in the shower behind the tile. They installed all new fixtures, including new vanity, new exhaust fan, new toilet, new sink/top, new vanity light, primed and color change the walls and ceiling. The tile work is FaNtAsTiC with custom niche in the shower. Their design suggestions regarding the tile, tile trim, and appointments helped us receive a much nicer bathroom than ANY of the other contractors we spoke to would have done for the budget... Thank you, thank you, thank you!!!

Jeff provided quality services for me. He is gruff over the telephone, but was very interested in negotiating the quality of the materials for my new porch screens. He entered a low bid to get the job, and we did sort of a dance about how much I should pay him as the job progressed (but the screening materials we ended up with were more work to install), but I think we came out mutually satisfied. After I paid him the enhanced fee, while he was still working, I called him with additional input about what I thought we'd agreed to. . .and he went back over the work before leaving the job to improve the fit and the joining work. I'd definitely hire him again, and hope to do so.

Absolutely fabulous! We had a really great experience working with Master Craft & Design. They remodeled both our guest bathroom and deck in July 2018. Both projects exceeded our expectations!! Ed and his crew showed up on time every day and were very professional and friendly. They treated our house as if it were their own - taking care of the space and cleaning up at the end of every day. They were like family when they were in our home. In fact, we miss having them around! Both projects were finished on time and very close to our original quote. Ed was also very responsive and accommodated all of my requests which was important to me. The bathroom included updating the plumbing, laying new tile in the shower and floor and repairing the drywall. The bathroom is gorgeous and the attention to detail with the tilework was amazing. Josh offered his design suggestions along the way and we were so thankful for that since we had never done a remodel before. Ed and his crew took our small crappy deck and turned it into a true outdoor sanctuary! They reinforced the old frame, replaced all of the deck boards, added a ton of new square footage, and gave us a gorgeous new railing. Every time I walk now outside my heart smiles. We absolutely love our new deck and enjoy spending time out there! We couldn’t be happier with the way both projects turned out. I would highly recommend Master Craft & Design. We will definitely be using them again in the future!

I hired Lyndell to install a shower surround kit in my master bathroom and ended up hiring him to do so much more! He was able to repair some pesky woodpecker damage on my chimney chase. He noticed some loose cedar siding and repaired that as well. The chimney looks great and is better than the original construction. He came in under budget and was very thorough with his work. Couldn't be happier. The shower kit and door kit installation went just a smoothly. Lyndell performed a very "clean demolition, made some structural repairs and installed the shower kit with a high level of craftsmanship and care for my home. The shower surround also came in under budget and looks (and works) great! I'm very pleased with the work he performed at my house. Side note: take the time to get to know Lyndell...he is capable of more than you think. His background is amazing and his work ethic is refreshing. I'm planning on hiring Lyndell for future projects at my new home.

Albert completed one bathroom that included ripping out and replacing a stall shower with tile, vinyl plank flooring and installing new trim. We've already rehired him to do our other bathroom as well. He's responsive, on time, patient while we changed our minds and his prices are very fair. We will definitely being hiring him again, probably for our kitchen, and recommending him to friends and family.

The Jates construction team did an amazing job on this project. My wife and I needed to repair our laundry area / utility closet / hallway, which had been destroyed by a roof leak in our condo building (long story). We decided to try thumbtack, not knowing what to expect. Antonio from Jates responded immediately, and scheduled a visit the next day to provide a free estimate/quote. By the end of the day, we received a detailed Quote / job description, with a fair price. Estimated project time would be about 3-5 days. We signed up Jates, and immediately received an email. Jates was on site the very next day, completed the project in 3 days, always showed up on-time, and even gave us advice on paint colors and the doors (went with their paint suggestion - Dolphin Fin, a blueish/grey, by Behr at Home Depot, and love the look). They also helped us install a cat door for the utility room (where we are putting the litterbox)! Antonio provided updates throughout each day, and was very responsive. The entire team was very professional and friendly. Overall we are incredibly happy with the work Jates did. IMO, the most important things from any contractor are 1) transparency, 2) hard work, and 3) easy to contact. The Jates team gets an A+ on all three. We will definitely use them again, for other work in our unit (and also for condo projects) You guys rock!! P.S. I attached a before/after picture below, so people can see just how great they did!! We love the result!

We made the right decision when hiring Mike to finish our bathroom. Work included taping, mudding, and sanding the drywall on walls and ceiling. Tiling around our shower (excellent work!). Installing new faucet, sink and vanity (including the plumbing). Installing all trim, molding, baseboards. Priming and painting. We really appreciate that throughout the week, he kept everything neat and tidy (really, we were kind of amazed at how clean the area would look by the time we got home from work for the amount of work going on in there each day).

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
