Brian cut down the bottom of three doors (interior and exterior) for me to correctly fit into the door frames after a new carpet install. Don recently redid my second floor porch. The porch was beginning to slide off of the house, but now with Don’s repairs the porch is reinforced and will last for many more years. KDB Home Improvements did a fantastic job with the framing project for a 115 year old 4-family unit. KDB is a problem solver. He ran into several challenges dealing with an old property such as rotted floor boards & joists, uneven walls and uneven floors. For every challenge that popped up, KDB used it as an opportunity to showcase superior carpentry skills. The crew always showed up on time, with their gear and were all very professional. They were fairly quiet on the job site. They just show up and work. I never had to wonder if they were going to be on time. They had full access to the property and I trusted them completely. There are several more projects that I have scheduled and KDB will get the first opportunity to bid on them. I would use them again without hesitation and would highly recommend them for any home improvement projects whether you are planning a complete gut rehab like my project or a kitchen or bath renovation.

Ed has done five large scale restoration projects with our company, and numerous smaller projects. Nice sells because ugly doesn't...we value the same things as Ed and when your skilled labor values the same things as the property owner the construction process goes much more smoothly. We choose to work with Ed because he has always taken the time to really understand the intentions of our design work, although by now it is probably more intuitive because of the amount he has built with us.

Based on my personal experience, I would highly recommend Dave and Remolding Solutions, LLC. Dave was a tremendous help with a very bad home build construction situation I was dealing with. A previous general contractor (GC) I had hired with a different company proved to be unscrupulous. The previous GC was an epic fail as a business person and a disgrace to the construction industry who left my home build unfinished, in disrepair and caused other damages to my property. The situation had left me in a state of utter exasperation, frustration and on the verge of despair. Dave and Remodeling Solutions, Inc came to the rescue; restored my sanity and faith in mankind. There was a ton of work to be done for a hail damage insurance claim that affected 30+ homes. All new roofs, with a lot of siding, gutter, fascia repairs. Even garage door and garage door trim repairs were needed. Everything looks great and there were even things that were exposed as not being related to hail damage that they either repaired at no additional charge, or worked with the home owners and association to get those issues fixed instead of just covering them up again. Residents in the subdivision have even hired them for additional remodels and additions based on the work they did on the hail claim. We have also hired them to repair the pool house, which also had hail damage. Much better than working with one of the big name roofing companies

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

Why is property management important?

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
