I received a notice from the city of Kenosha in regards to the property that I rent having outstanding bushes and plants in the back of my home I called Bill and he immediately came out the same day to evaluate the property and fit me in his tight schedule. He fit me in and did the work on a Saturday for me very last minute before that Monday when the City Inspector was going to come back out and see if the job was complete. Bill came out he performed an awesome job he cleared out all the weeds all the brushes trim the bushes down from the trees down mow the lawn the job was perfect he saved me from receiving fines of up to $500 by the city by doing such an excellent job on my home. The city inspector was very pleased with the job that was done and said that the case is closed and no fines are issued to me on the phone I appreciate all that bill did coming out last minute and fitting me in his busy schedule the next day and helping me out. If you I want prompt great and efficient service bill is your man thanks a lot for what you did we truly appreciate it.

Andrew and his team did a great job on repainting a new property I had recently purchased. Quality was good and he did it in a very timely fashion (finished in about 4-5 days right after I contracted with him). Communication was fantastic and he has a great work ethic. I am so happy with the services provided by GC Realty that I almost want to keep them my little secret. But I love these guys so much, I want to support the growth of their business in any way I can. I have been a small-scale investor/landlord for almost 20 years. For 15 years, I was a DIY landlord. So, I know what it takes to do every part of the process. I was blown away at how much I have learned from them in the past 4 months. I am simply giddy with joy. About 5 years ago, we decided to outsource our property management and leasing. I did extensive research and called references. The legwork didn’t help me. The first company was so bad, we fired them within 6 months. The second company was great in the beginning, but when our portfolio manager left the company, we realized that she was what made it great, not the company. The company didn’t have systems in place to ensure excellence. After she left, her replacements would let non-payment slide for months and months. It would take them 6 months to lease a unit and months to get repairs done. With GC Realty, things are done so fast! We recently purchased 3 distressed SFH within a month of each other. GC helped broker the purchase, manage the rehab and find the tenants. So far, we leased 2 of the houses before the work was complete and it looks like we will do the same on the last house. Usually doing 1 rehab is stressful enough, but working with GC, even doing 3 at the same time was fun. The turnaround time to completion was fast, they did high quality work, and the costs were significantly lower than what we had experienced in the past. They are smart, knowledgeable, experienced, fun, great human beings, fast, responsive and they have a good team in place with systems to support consistent processes and services. If you are an experienced investor, you will recognize their value instantly. If you are a new investor, working with them will help you deal with the fear most new investors experience. They also manage to strike the perfect balance between providing advice based on their extensive experience and respecting our strategy and preferences. They are also investors themselves. They have skin in the game. They have their own portfolio and understand what is important to investors because they know first-hand what is important to them. Working with them is a partnership that I appreciate very much.

The Jates construction team did an amazing job on this project. My wife and I needed to repair our laundry area / utility closet / hallway, which had been destroyed by a roof leak in our condo building (long story). We decided to try thumbtack, not knowing what to expect. Antonio from Jates responded immediately, and scheduled a visit the next day to provide a free estimate/quote. By the end of the day, we received a detailed Quote / job description, with a fair price. Estimated project time would be about 3-5 days. We signed up Jates, and immediately received an email. Jates was on site the very next day, completed the project in 3 days, always showed up on-time, and even gave us advice on paint colors and the doors (went with their paint suggestion - Dolphin Fin, a blueish/grey, by Behr at Home Depot, and love the look). They also helped us install a cat door for the utility room (where we are putting the litterbox)! Antonio provided updates throughout each day, and was very responsive. The entire team was very professional and friendly. Overall we are incredibly happy with the work Jates did. IMO, the most important things from any contractor are 1) transparency, 2) hard work, and 3) easy to contact. The Jates team gets an A+ on all three. We will definitely use them again, for other work in our unit (and also for condo projects) You guys rock!! P.S. I attached a before/after picture below, so people can see just how great they did!! We love the result!

As a property owner, it is extremely important that Letts Property Management has a staff that is dedicated, highly responsive, and reliable. I have never been disappointed with their services and they offer the lowest maintenance-related costs. They inspect the exterior and interior on a semi-annual basis to ensure that any tenant damage or issues can be handled promptly. They save me time, stress, and money and I cannot thank them enough. While getting a roof replaced, it became necessary for the stone fireplace chimney to be repaired and re-inforced. First mason/contractor I hired never showed up on day they were supposed to work with roofers. In a panic, I put my request on Thumbtack and was quickly contacted by Jason at Muenster Construction. I told him the situation and he came right out to look at the job. We agreed on price and his team was out the next morning at 7AM to do the work. Jason, Alan and George went above-and-beyond the job to make sure not only the stonework was repaired, but the existing structure underneath it was replaced and/or reinforced, the entire area was then covered in water/ice shield and flashed with copper before resetting the stone, resulting in solid chimney. First-class job, amazing work ethic and all-around good people to work with. Would hire again and recommend without hesitation.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent

  • Responding to tenant complaints
  • Evicting tenants  

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
