Introduction: Hello. My name is John Pabian. I have lived in Northern Illinois for over 25 years, and I am very familiar with the housing products in Illinois as well as some of the major builders. Some of my qualifications are as follows: * Successfully passing the Illinois State Home Inspector's Exam, I am a state-certified home inspector in good standing with the Illinois Office of Banks and Real Estate. * I surpassed the minimum of 6 hours of continuing education each year. * I have worked as an engineer and engineering manager in the safety sector for over 25 years, with investigation of building products and residential, commercial and industrial buildings. I have municipal inspection experience. * I am a certified plan examiner and inspector for residential, commercial and industrial buildings by the International Code Council (ICC), which encompasses the three model code writing organizations (BOCA, ICBO and SBCCI). I have reviewed plans and inspected many hundreds of buildings. * I served as a technical member of various NFPA, ANSI and ASTM standard and code committees. * I also served as the general contractor for the construction of my personal residence; I have a heightened awareness of construction details. * I graduated cum laude with a BS in Architectural Engineering Technology degree from Purdue University. I use high-tech equipment such as gas detectors, carbon monoxide testers, and moisture meters. I am available on Saturdays and Sundays. I generate detailed, yet easy-to-read computer-generated reports. Many of my findings include the rationale behind the comments, and whether the items need immediate attention, periodic inspection or possible future repair/replacement.
