I needed some outlets installed in my unfinished basement. Jerry was able to come out the next day to complete the install and provide excellent advise for care and maintenance. He also fixed a problem with the circuit breaker while he was here. Quick and professional. Will hire again for any handyman needs.

My home needed a few repairs/upgrades as we prep to put it on the market: bathroom fan & garbage disposal installs, light fixture replacements and a large cleanup of old basement wiring. After a friend recommended Thumbtack to me, DEES Electric responded right away and they stood out from the pack from the start. Their communication & response times were excellent and the free in-home estimate was a nice touch. A lot of the other contractors that contacted me did not offer this. After Phil & Parker came out to the house they responded back within a couple days with a price for all of the work I had requested. They were easy to deal with during this process and shortly after we had agreed on a price & date/time for the work. During their visit they were prompt, very nice and kept the work areas clean. They were open to my suggestions on various aspects and very willing to accommodate my requests to the best of their ability. The work was finished in less than one day and I'm pleased with the results. I would recommend DEES Electric to anyone looking for some electrical work around their house. Thanks!

A new, unassembled, NordicTrack treadmill was delivered to my house in early July. NordicTrack was to arrange the assembly. The service was paid for, but never completed. I turned to Thumbtack and received a prompt response to perform the assembly along with cost from Mariconi’s Maintenance. Josh is the owner. We communicated, scheduled the time and day. Josh completed the assembly of the NordicTrack treadmill in short order, without any assistance. He set it where I asked, and he made sure it worked. Josh told me he will consider “handyman” jobs, that are no more than one day to complete. His bid was in line with two other sources.

Chris from Dream Home Services has been a lifesaver. I hired Chris after speaking/meeting/using multiple companies for diverse reasons. After hiring him and interacting with him on multiple jobs, I am confident in recommending his company to others. I am certain he will be honest with me about what needs to be done and the options which will be beneficial for myself, as well as my tenants. He has shown flexibility when it comes to scheduling and unexpected/ emergent issues. He arrives as expected and notifies me about any conflicts/ delays in enough time to make changes to the schedule. Chris is always prepared to get to work when he arrives and displays a willingness to evaluate the situation and have a conversation about the game plan. He has provided me with a sense of relief because i know when i call him, he has no issue explaining what work he is doing and why so you understand without making you feel as if you are questioning his motives or challenging him. He has shown his ability to tackle multiple types of work encompassing simple lock installation to electrical modifications. I am fairly new to multi-unit property ownership, which lead me to hire someone whom took advantage of my ignorance by overcharging me for work, purchasing multiple tools and supplies which he kept, only to discover the work was substandard or done incorrectly. After a year of on-going issues with the other person and only after reviewing receipts/ work orders did i realize the degree to which i had misplaced my trust. Having had such negative experiences, I found THUMBTACK . The site allowed me to submit a request for work i needed to have done on a continuous long term basis. I spoke to a few other people from the site and requested to meet them at my building. When i met with Chris to discuss what i was looking for (general maintenance, dependability and long term goals), he was able to assuage concerns associated with previous experience. I would trust him to do any work i needed and have every intention of continuing to as my go to guy and first call when work needs to be completed.

What a pleasure it was meeting Don and enlisting his services to build our deck and retaining wall. His was one of two contractors who responded to our bid and we couldn't have imagined choosing anyone else. Don is professional, genuine and courteous. He was also reasonably priced and went out of his way to meet & exceed our expectations. The retaining wall included one of many upgrades and our beautiful deck was finished with patience and care. We highly recommend Don's services and look forward to his assistance in finishing our basement. Thank you.

Brian Woods completed a bathroom renovation that included pumbing repairs, paintng and installation of new flooring and new fixtures. Brian explains what he is doing and makes sure the work is done to building codes and regulations. Brian has done many projects for us in the past and I would always feel confident to call him for any future repairs or improvements we might need.

My project involved the installation of about 220 feet of pre-finished 6 inch baseboard in my refinished basement. Previous flood damage caused the finished basement to become unfinished. After a few years of piecemeal refinishing, the baseboard was the last step for completion of the basement restoration. Brian responded with interest to quote the job and came out to my house to review the site. Subsequently, he provided a quote that was fair and reasonable. When Brian actually started the job, he quickly determined that where the basement floor had previously been carpeted and now was covered with vinyl, the baseboard height was too short to cover wall remnants left by the previous baseboard. His solution was to raise the baseboard by approximately 3/8 inch and then obtain and install a 1/4 round shoe. Brian took the time to go procure the 1/4 round, prime it and paint it, and then install it. Essentially, doubling the work. We agree to adjust his quote accordingly and, again, his quote adjustment was fair and reasonable. His finished work was outstanding and of professional quality. I will keep his name and phone number in my contact list for any future work. Brian is pleasant, personable, and easy to work with, and his work is of the highest caliber. He's good at finished carpentry. If you get a quote from Brian, you can't go wrong giving him serious consideration to perform your work.

Rollie and his crew did an outstanding job with building my garage. They were professional, punctual and took care in making sure everything was perfect. They even worked on Sundays which was a surprise to me. Not many contractors would do that to get the job done. There some delays due to the weather but as soon as it cleared up, they were back on the job working. I would not hesitate to recommend to friends and family or to call on him for any other job that I need done. Excellent work!

Avenue Real Estate Group has been a fantastic management company for a rental I have in St. Louis. They found my first tenant in just days, took care of everything efficiently during the tenants time in the house, and have repeated their performance with my second tenant. Screening, collecting rent, maintenance - everything was a breeze. I will use them for all future tenants.

We needed railings on the stairs leading outside. Nick really listened to what I said and the completed work was just what I wanted. It was like he was in my head! Both Nick and Branden are very nice young men. The best part was when the job was completed they cleaned up all the debris. The only way you could tell they had been there was the new railings. They also painted my cyclone fencing (after clearing away overgrown trees) and installed my Sun Setter awning over the patio. Now I am trying to see what else I can come up with to keep them busy. Way to go Nick and Brandon.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
