Jack responded quickly with a very fair estimate. He was very knowledgeable about hanging my marble shelf. And even though the shelf came with it’s own hardware, he brought better hardware that could support a heavier amount of weight. His attention to detail was beyond and I will definitely be hiring him again. I know it can personally feel very daunting to select a qualified handyman, but I would definitely recommend Jack if you’re in need.

At first I hired Tom to move some plumbing in my kitchen remodel. He was on time, professional and very reasonably priced. He left our initial appointment just for an estimate with more work than he bargained for and each week I added more. In the end, he remodeled half of my house. From plumbing to electrical to tile to drywall, etc.. His crew is great and very respectful. My master bath looks amazing. Before he even finished my job I was referring him to family and friends. Do yourself a favor and hire him if you are reading this review. You won’t be disappointed.

Ron Kwaak did excellent work: he had a professional estimate and contract, he remained fully in-budget and on-schedule, he communicated very, very well, and was patient with my multiple requests (as an engineer, I like to ask a lot of questions and understand how things work). Ron is expert-level with plumbing, electrical, drywall, carpentry, and likely many other trades and skills. I selected him for the work since he was multi-skilled, hands-on, and could do all the work himself. He also had a team of additional people he brought in when two-person heavy-lifting was needed, and his people were just as pleasant and skilled. While working with me, Ron completed a very complex bathroom installation (which included many small parts and the manufacturer’s elaborate instruction manual). This work required a lot of know-how, skill, and judgment, in order to move around structures, plumbing, electrical, and to install the new fixtures. Ron truly did a top-notch job. Ron also left my home just as clean as it was when he started, and took great care of all areas in my home. I look forward to working with Ron in the future, and certainly recommend him to my friends, family, and work colleagues. I am 100% satisfied and impressed with the quality of his work, and will use him for all my home improvement needs in the future. Ron was a complete pleasure to work with, thanks Ron!

From the very beginning, the communication with Bruce was excellent! Any questions that we had, whether it was via e mail, text or by phone, he answered them as fast as he could. We had an excellent experience with Dirty Deeds LLC. Our job entailed painting our living room, dining room and upstairs hallway, all of the wood trim and all of the doors in those rooms. It also included painting the structural beam that supports the roof and ceiling over the living room and dining room. Jay arrived on time for the estimate and was very precise in his calculations. During the four days of the job, Jay and his painters were always on time, had all the materials \they needed, moved furniture as needed and covered everything. All surfaces had at least two coats of paint. The quality of their work was excellent and although it was offered, we found no need for a call back for any touchups. We couldn't be more pleased with their work and highly recommend them

I wanted some renovations done and an acquaintance referred me to Brown Development Group. I called the proprietor Vincent who happily agreed to come out and give me an estimate. I explained to him what I would like to have done for my kitchen, living room and dining room and he did a fabulous job! He even offered a few suggestions that I didn’t think of that made it even better. He kept me informed every step of the way; giving daily reports and progress on the tasks at hand. Vincent and his team did a phenomenal job! Vincent really listened and exceeded all of my expectations! I had a deadline and the work was performed ahead of schedule. I am so happy with my new and improved living space!!! I would definitely recommend Brown Development Group if you’re looking for any of the following: Gut-rehab, remodeling, buildouts, painting, drywall, electrical, flooring, etc. just to name a few. I hired HGR Construction Services, Joel Sevilla by the recommendation of my heating and air conditioning contractor. I hired him for an insurance claim for hail damage to my aluminum siding, he worked with the insurance adjuster for almost 2 months to get me the most that he could from the insurance company. They ended up paying for partial of the siding that was damaged but more than what they first offered because Joel brought to their attention many things they had missed. Instead of replacing the siding with aluminum again I upgraded to vinyl and paid the difference of the upgrade. I also had him install all 15 new windows that were well over due to be replaced. Joel is very easy to work with the crews that came to do the work were very professional and thorough. Any problems that arose were taken care of immediately and professionally. I plan on having HGR Construction Services, Joel Sevilla re-roof my house this coming spring. I would recommend Joel 100%.

The two men that came out were on time and got right to work. They picked up about 2 tons of yard waste quickly. The initial estimate phase was equally swift. They had to traveled a bit to get to me and initially I declined the bid because the price changed. There was no negativity when I contacted them again later in the day. All other people placing bids on the project did not follow through on their end. I appreciate Big D's coming out and loading our debris.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
