I hired Jeff after a home inspection while selling my home. I needed to fix a few things I didn't even know needed fixing. This included changing the main water valve under the house to working in the attic venting the bathroom fan. I also had some exterior eaves that need replacement. Jeff know how to handle all the jobs. He did a great job addressing everything. He is very knowledgeable when I comes to home construction. I plan on calling Jeff when I move to my new home for any work needed.

I hired Jerry to complete drawings and load ratings for removing a load bearing wall between kitchen and dining room. Very prompt, knowledge, and professional. When I first acquired my condo, I knew I had a lot of work in store for me. As a first-time homeowner, and moreover a bachelor with a unique vision for his condo, I struggled to come up with a plan for how I would execute the radical transformation I needed to make. In the beginning, my condo was more fitting of an old couple’s abode of respite. However, I sought to transform it into a modern bachelor pad with a home theater presiding over it. I did my research and recruited 1816zenden to help re-design my home because I liked their website and their philosophy behind designing a home. I first met Roopa from 1816zenden at my building. She came over, did the necessary measurements and I told her of the various constraints I had in terms of the design. I wanted to have a large projection screen, front and center in my living room with a projector mounted in the bedroom. She was extremely understanding of my needs and listened to me although I felt like a madman speaking about what I was planning on doing with my condo. Shortly thereafter, Roopa e-mailed me her designs for my place and I was extremely pleased with the layout. She offered to help with the execution of the design and given the allotted budget, we struck a deal that she would take care of the more important parts of the project and I would complete the rest when I get the opportunity. She was able to find great deals for many of the important aspects of the project, most notably for redoing the granite countertops in my kitchen and bathroom. I’ve been living in my condo for the past 6 months now, and I am extremely pleased with how it turned out. I’ve had friends over and they have all been extremely impressed with the place. I would highly recommend Roopa for designing the layout of a home and executing the necessary design choices. I found her prices to be reasonable and I have the highest opinion of her as a professional. -A.S.

We have a small house in Riverside. It is about 1,000 sf. It is a split level modern house built in the 1950's. We wanted an open plan concept with a cathedral ceiling. We removed wall to new ceiling, creating an upstairs loft. The project was completed in 2001.We have lived in it for 16 years! We love the plan and the cathedral ceiling 16' high. Our room is now open 20'x24', with new skylights above the living room. Arlene was a terrific help. We got our plans on time during the design phase, and got our permits without any new work or any changes to our design. We have enjoyed our redesigned home for the past 11 years and would definitely recommend Arlene to our friends! -Keller Jobe

Andrei completely renovated three of our bathrooms. He did an amazing job starting with the design of each of the bathroom. He has a great eye for bringing different materials and colors together. Having Andrei with us, really sped up material and color selections as we were done with selection and purchase for all three bathrooms in about two hours. This was a huge help and not mention a relationship saver :). Now to the work - his team did an excellent job on working through each of the bathroom. Andrei communicated clearly as to what was being done along with any changes that are occurring which may not have been included in the original estimate. We truly enjoyed working with him and his team. Look forward to next time we hire Andrei for next project.

Caryn is perfect! My parents worked with an interior designer when I was growing up, and I remember she would always push really fancy expensive furniture on them, so I was hesitant to hire someone when we bought our new home. Caryn understands that we are DIY people, and works with that, and our budget, in mind. She doesn't overcharge, and we got SO much done in our one-hour consult with her. She picked out paint colors for the whole house and I LOVE them. I would have spend hours agonizing over it had I picked them out myself. Worth every penny! I can't wait to use her over the years to design our home!

Lauren designed our first floor bathroom in a 1918 Dutch Colonial. The aesthetics hadn't been updated since the 1970's and it was terribly cramped with little natural light. Lauren came in with fresh ideas and worked with our difficult layout to include an expansion and total reconfiguration to maximize our space. She was a great listener and was able to conceptualize exactly what we wanted. We will definitely be using her in our future projects.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

What do interior designers do?

Interior designers do much more than pick complementary paint colors and choose matching furniture — although those tasks are important parts of the job. Unlike decorators, interior designers usually have an associate of science degree or certificate of achievement in interior design from an accredited program. They’re trained in drafting, lighting and computer aided design (CAD), and are experts in room-specific design and residential space planning. Interior designers use these skills to plan and design safe, highly functional and beautiful interior spaces, from kitchens and bathrooms to family rooms and bedrooms. They determine space requirements, work within building codes and inspection regulations, and meet accessibility standards. An interior designer’s day-to-day job includes creative and technical tasks, both of which often require great communication skills:

  • Creating model rooms and visuals using design software.
  • Researching different textiles, materials, finishes, lighting and furniture.
  • Hiring suppliers, vendors, and contractors.
  • Estimating costs and making bids on potential jobs.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.

How do you find a good interior designer?

For many homeowners, the difference between a good interior designer and a bad one is simply a matter of taste — but all good designers have similar skill sets. Interior designers usually have a degree or certificate in interior design, with training in design principles and lighting, drafting, and computer aided design (CAD) software. Good interior designers have strong color balancing skills and understand how different colors influence spatial perception and moods. They know the building and electrical codes in the areas where they practice, and they make sure that any contractors they hire also work to those codes. They are knowledgeable about different upholstery fabrics and draperies, stay ahead of residential design trends, and maintain their own individual creativity. Also, good interior designers have excellent space designing skills, so they can arrange a space efficiently and with ideal traffic flow.   • How much do you charge? Depending on the project, an interior designer may charge an hourly rate, a flat fee or a percentage of the project’s total cost.
  • How will you stick to my budget? An interior designer should have a plan for staying within your budget, which includes full transparency of costs and flexibility when choosing materials and furnishings.
