We had a very tight timeline to get our house inspection. With so many options for home inspectors, I chose Rolland due to his profile rating and bio. His experience of over 30 years and thousands of inspections demonstrated his knowledge and experience. I contacted him by phone to get a sense of his approach. Rolland was very professional and responsive, which is difficult to find today. Upon arrival to our house, he arrived early and was already inspecting the exterior. Rolland spent time explaining his findings while onsite, allowing me to shadow him as we went through the house. Upon completion, I had his report by 7am the next morning, which included an executive summary and pictures with recommendations. We are new to this city and I am very pleased that I found Rolland. We were looking to buy our first home and the home detectives were incredibly professional. On time, efficient, and courteous. We believed the home appeared perfect, but after our inspection, we learned there were hidden problems that needed to be dealt with. Totally satisfied and would definitely recommend them to everyone. I hired Mr. Hansen to inspect a home I was considering to purchase. He promptly and honestly responded to several qualifying questions which confirmed his qualifications and experience. At the site, he had an eye for details most inspectors would miss - especially decks! He takes pride in his work and took his time to make sure nothing was missed. In fact, he came back a second time just to reconfirm his measurements and maintain credibility with all stakeholders. The report took a few iterations but came out perfect in the end. Unlike a home inspection for the sale of a property, a home appraisal is used for loan applications, property value assessment for sales or settlements (divorce, estate, etc.), and taxes and insurance. If you’re having your home appraised for lending purposes, you’ll likely need a state-certified appraiser, so be sure to your research their credentials. Nationally, the average cost for a home appraisal is $340.

    If you’re buying or selling a home, having a professional home inspection can be an invaluable tool for price-setting and negotiation, as well as learning what repairs are necessary.
