I have successfully worked with out-of-town clients as well as local, traditional sales as well as estate sales and foreclosures, investors and homeowners. We engaged Gershon in September 2016 to rent out our house starting in November. We needed to find tenants quickly because we were relocating out of the country, and we weren’t very confident in our ability to get our preferred rental rate since November is an off-peak period for rentals. Gershon was extremely positive and confident from the beginning. He made the case for actually asking a higher price than we initially wanted. He was very well prepared, showing us comps that rented quickly and backed up his suggestion of a higher price. His suggested marketing strategy reflected familiarity with the market in our neighborhood. His plan was to market both using traditional real estate marketing tools (MLS, etc), as well as targeted marketing for the demographic by posting the listing in all the neighborhood public spaces. While the thought of posting signs did occur to us, Gershon’s involvement made it much easier since he took care of the logistics of these postings himself. Once we engaged Gershon, he was extremely on-point. He was able to set up a photoshoot of the house right away, and did it in such a way that it was minimally disruptive to us. All the aspects of his listing, both hardcopy and digital were produced in a highly professional fashion. In addition to MLS and flyer posting in synagogues which we’ve discussed, he also aggressively marketed our house on social media. As a result of all these, Gershon was able to find us very suitable tenants, who agreed to full rate within 2 weeks of listing the property. Once we decided to move forward with these tenants, Gershon continued to help, explaining the nuances of the process and making sure everything goes smoothly. This was greatly helpful as we are first-time landlords. Throughout the whole process, Gershon was extremely easy to reach and responsive. We were extremely pleased both with his professionalism throughout the process and with the results, and would enthusiastically choose to use him in the future.
Alejandro did a SUPERB job of negotiating on out behalf to purchase a home that had 8 completing offers and an offer review date within 3 days of going on the market. He helped us decide what the property was worth (he really understood the market and area where we bought) and how we should write our offer to have the best chance of winning-- he understood exactly what to do and was responsive and extremely PROACTIVE in keeping in touch with us and with the seller's agent. Our offer was accepted and Alex walked hand in hand with us through every step of the loan process. We chose to work with him to sell our condo and he has been really wonderful about helping us decide what to fix, paint, etc. to give us the best chance of selling at the highest price (he even came over to bring paint a samples for us). He is available, easy to contact, and extremely knowledgeable. He never makes me feel silly for asking questions and he is always kind. I cannot recommend him highly enough- I think it's rare to find someone who is just genuinely nice and also excellent at their job. Alex truly loves his job and it shows!
