I requested installation of two additional outlets in my garage. (Who builds a garage with only one outlet? Honestly!) Paul was able to take on the job within a day. The job took about 4 hours, including acquiring parts and an unexpected expedition into the darkest corners of our attic. Paul explained the work, provided options, and made recommendations. He worked hard to get everything working (and nice-looking), and even made a couple improvements to existing outlets along the way. Not sure there's much Paul can do to improve. He arrived on time, worked hard, cleaned up his mess, and accepted any form of payment you could imagine (including my choice, credit card via Square). Great experience!

Ronnie came on short notice to replace my garage side door. He worked quickly and professionally and cleaned up well. We discovered an unusual wrinkle in the garage slab and he sent an employee later in the week to deal with that issue.

Sean was quick, courteous, and professional. He did an awesome job for us in replacing drywall in the laundry room and garage. Matched paint perfectly. He also replaced a dryer plug for us and hooked our new refrigerator line up for us. I would highly recommend using Sean. We will definitely be calling on him again in the near future!

I had Tony install an electric garage heater that I had purchased. He did a great job of understanding what I wanted to accomplish, and determining the best way to get the installation done. Tony was on time and charged a very fair price for the work performed. I would definitely use Tony again for other projects.

John arrived on time and well prepared to work on my various house projects which included installing a new high (14ft) ceiling fan, changing a bathroom exhaust fan/light fixture, bathroom vanity light fixture, installing a new door, and actually building an outdoor litter box for my cats which connects into my home. I have asked several contracts to build the cat box, but none of them really could grasp the idea. John build a custom box with a trap door inside that allows excess litter to fall into for easy cleaning and improved sanitation for my cats. The litter box now sits in the garage and connects to the half bath inside my home. John and his associate were very knowledgable and friendly and did excellent work! Every project I had on my list was done that day ahead of schedule. I am very pleased with this experience and I plan to hire him again to work on other projects within my home. So great to finally find a great contractor who does quality work! See my pictures to view the cat litter box house and before and after photos.

February 2017 I first met Mr Callahan by getting his contact info from Home Depot. I needed a disapearring stairway in my garage. He also added flooring and a light in the attic. I was very pleased with his pricing, workmanship and he was very nice. I am single so am very leary of having just anyone in my home, but was happy with everything. This year I contacted Mr Callahan again because I needed electrical outlets added in one of my rooms and just like last year I am happy with everything.

Arrived when he said he would and quickly loaded the junk. He carried it to the street rather than using the driveway. Very good service. Job was done the day I contacted him. Certainly would use his services again.

Mr. Disinger took care of an ice dam on my roof which was causing water from snow and rain in winter to flow back and cause wetness in an upstairs bedroom (carpet near baseboard) and water in my garage. He also painted a small section of the wood near this area and cleaned my gutters. It took him about 6 hours to complete the job. He came to my house to take a look and to give me an estimate for the job the very day I first contacted him. Luckily for me, he was in the area. I like the way the materials and resources needed for the work and the labor were priced before the actual estimate was given. He kept in touch with me as the estimate was being figured, and that took a few days because he wanted to make sure he was getting the best price for the supplies. Everything Mr, Disinger used for the job was high quality material. Mr. Disinger was prompt and even gave me a call one time when he could be at my home earlier than expected. He snapped before and after photos and showed them to me after the job was completed. Everything looks great, and I am not expecting anymore ice dams. The rain will flow more freely from gutters, too. I have no complaints, and nothing could have improved my experience with Mr. Disinger. I highly recommend him for any job you need done around your house!

We had them work on a variety of things...replacing rotten wood, replacing doors and installing steps for a shed, replacing the frame and a door on the garage and repairing a portion of the roof to eliminate a leak (three others had tried and failed) to name a few. We could not be happier with their work and they were friendly and professional too. No doubt we will be contacting them for future work. Highly recommended...they're good people.

We originally contacted Jason for cabinetry work in our kitchen, but in the end hired him to remodel our fireplace and built-in desk area. His attention to detail was superb and we appreciated his patience during the design decision process. Jason was always professional, and communicated with us often during what ended up being a 10 week project involving 2 subcontractors. Its obvious that Jason cares about his work.

LocalHands installed an office in my garage. I requested an estimate for a roughed in office for my garage on a Friday and by Wednesday the following week they had it completely framed, insulated, and drywalled. I had a few issues with some of the quality but when I pointed it out they responded and fixed it very quickly. They completed exactly what I asked for and their customer service exceeded my expectations.

Max did an excellent job at a very fair rate. He was right in the middle of the quotes I received, but offered peace of mind with explaining what his thoughts were and how he would complete the project of building my deck. He finished the deck in 2 days time as promised and was very easy to work with. I highly recommend Max.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
