Rising Construction is the best, I had some serious issues during a rehab property and they saved me from being seriously over charged. As a woman, and not really knowing all the language it's not always easy to know what I really need. They saved me from purchasing a new HVAC unit, which saved me thousands, they also told me exactly what I needed to do my plumbing, I gave them the money they brought me back the receipts, and they did an amazing job, they were even were able to pull some permits I needed. They really did it all for me. I'm not made of money and they were patient with me , They worked with my budget, and did what I could afford and the tenants been there for months no complaints. Excellent service in the installation of our front entry fiberglass door. We are beyond satisfied. We couldn't help but noticed Daniel's close attention to detail and exceptional skills in what he does. Now, we are looking to have him add a security storm door as well. Daniel is highly professional and definitely not greedy, but fair when it comes to quotes. I now can't wait for him to do more work in our home. Professional. Clean. Punctual. I had a leak in the ceiling on a property I was supposed to hand over the following day. J Roberts came through in a big way. Patched the ceiling and painted it. Within a few hours, it looked as though there was never a leak to begin with. I also had plumbing issue for which I hired a plumber. After the plumber left, I realized the drain they were working on had another leak (which the plumber saw but didn't think it was his problem to fix). J Roberts fixed it. He even went to the hardware store and grabbed a new drain for the kitchen sink and out it in. Highly recommended and would definitely hire again

As a property owner, it is extremely important that Letts Property Management has a staff that is dedicated, highly responsive, and reliable. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state.
