So glad I finally have a roofer I can trust! I had a great experience with Juan from morales roofing, i was impressed with his honesty and integrity! I had him out for a free estimate on a roof leak of a house i am remodeling, and my interior crew couldn't figure out where it was from. It turned out to be something so small and easy, that he suggested for me to have my crew fix it which saved me money beacaus roofers have a minimum charge for repairs, and i was also very impressed with how polite he was. I would recommend him to anyone needing a roof repair or needing a full roof replacement!

Tim and crew recently installed all new windows in my home PLUS built a sunroom edition. Beautiful work. Nothing was left undone. No issues to call him about. I couldn't be happier. Tim has also built me a 56 foot deck, put up a privacy fence and built me a new 12 X 12 shed. He is the only contractor I call. :-)

Hiring Hoosier custom construction was one of the best experiences I’ve had as a home owner. My kitchen counters they installed are beautiful work. I would, and have recommended them to friends and family. It wasn’t a stressful process and they had their work done before they said they would get it done, were polite, and also the quality of work they gave me was better than expected. I’ll be calling them to remodel the rest of my kitchen this summer.

Jeff built a custom storage room in our garage to house our mechanicals (furnace, hot water heater & water softener). It includes two main louver doors to provide sufficient air flow and plenty of room to for technicians to access the units. And it includes a unique shelving arrangement for additional storage items. We are very pleased with Jeff’s work and would recommend him to anyone who wants quality carpentry work done at a reasonable price.

Our experience with Personal Touch Painting has been amazing! We decided to have our front livingroom painted, as we do about every three years. We have used different contractors before in the past, but this company had incredible reviews so before even meeting them I knew I would not be disappointed. They were on time for our first face to room meeting, and within 20 mins we had scheduled for the work to begin within two days with the scheduled completion of one 8 hour day. Keep in mind the room we had painted is the busiest, most visited room in the house at all times with the most furniture. Day of work again began with punctuality with Wesley and Justin arriving ready with all materials, and professionalism. I have never seen a painter previously care about the preservation of his clients belongings as Wesley did. These guys are the real deal!! Wesley recommended using BreakThrough paint by PPG, and honestly my room has never looked so good. Clean cut lines, vibrant color, and it really gives the room a brand new feel. Wesley and Justin put everything back in place, cleaned up work area and finished ahead of schedule by 3 hours. We were beyond impressed and have already scheduled for them to do additional work on our home. I will only recommend Personal Touch Painting moving forward.

We had Jason out to replace some vinyl siding that blew off during a wind storm. Although it took a few days to find a time that worked, once he made it out, he did a great job at a reasonable rate (in the blistering cold!). We'll likely use him for some other home maintenance projects we've been putting off. Nice guy, proactive about customer service, and got the job done!

Jeff was very prompt, hard working, and reliable. He was very willing to work with my budget and timeline to get my project done (building a carport and shed), and he got started the very next day after giving me a quote. He brought to my attention numerous factors that I had not thought of and what other contractors who quoted me did not bring up as far as functionality of my project and many details involved in it. He went above and beyond building me exactly what I wanted with customizing my project in ways I had not even thought of. He had great communication throughout the whole time working for me. I would absolutely recommend him to anybody and will definitely keep him in mind for projects for my house in the future.

Travis has been great throughout our entire Carriage House build. Not only was Travis able to come in significantly lower than the other bids, his attention to detail is second to none. We've been very pleased with his work, and I would highly recommend him for any project. Travis built our entire 2 bedroom 1 bath carriage home from the ground up, and every aspect has been transparent and high quality.

Balmer Restoration came out to give me an estimate right away. I'm selling my home and the buyer requested a new roof. Chris helped me determine that there was still life left in the roof and that a new roof wasn't needed at the time. He helped explain why my insurance didn't cover hail damage in the past too. He also told me the pros and cons of trying to repair my roof versus doing a new install. His expertise showed and he even provided written documentation to help rebuff the buyer. Balmer Restoration is a contractor that you can trust!

Mike Mosely is friendly, knowledgeable, and respectful of his client's living space. Mike worked with my budget and schedule to make sure I was comfortable with the project. I had two main projects in a recently purchased house: minor plumbing and wiring in my kitchen, and a door widening in my basement. He also identified and corrected a plumbing issue in my basement. I trust his technique and plan on using him again for future projects.

Columbus Custom Builders remodeled one bathroom for me and painted and tiled another. They also built a mantle in my living room and removed the outdated mirroring and added decorative tile around the fireplace. They had great ideas for how to make my bathroom look even better than I had imagined and they did it all on a relatively tight deadline. I'm really happy with the work they did!

Jarad renovated our basement in late 2009. It was a large job as both the ceiling and flooring had to be completely replaced not to mention our home was built in the 1920's. He also built a custom bar which we just love. Jared and his crew showed up when they said they were going to and communicated very well throughout the entire project. We couldn't have been happier with the results.

Mike at Stevens Property Group is a true professional. His craftmanship is outstanding. We have used him for numerous jobs and all have been completed excellently. From hanging chandeliers, finishing our garage, adding diming lights to our rooms, building a privacy fence and the list goes on! The most notable is the custom "cat hole"he created. A doorway made specifically for the cat to get into the basement. We receive more compliments on this than I could have possibly imagined! He is a true jack of all trades and I would recommend his services to anyone!

Keith and Isaac did a fabulous job for us, building a completely custom 6' pine privacy fence to enclose our backyard. The fence measured about 200 linear feet and included two gates. Our job was started and completed less than 2 weeks from the date of hire with prompt communication. They were also very professional and very respectful. Their strong work ethic was so apparent, arriving exactly when they said they would--even in cold weather! Every step of the way, they had our satisfaction in mind. If there was an aesthetic that they weren't sure about, they made sure to ask our preferences and gave us options along the way. They absolutely knew what they were doing, and this made us feel very secure in our choice of American Vet's Home Repair. I would absolutely hire them again, and, in fact, already have! They will be out once the ground thaws to remove a large, unsightly shrub. We also plan to hire them to stain and seal our deck, as well as the fence they built, sometime at the end of this summer once the wood has had time to settle/weather a bit longer. Thanks Keith and Isaac!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
