I had hired a Waterproofing professional couple of months ago, he did a bad job and there was a leak again in the same place. I had a site inspection and I was informed about the problem and the solution. They shared an estimate which was affordable. These guys have extreme knowledge and problem solving skills. Their experience is incredible and genuine. I would suggest EBRR Property Maintenance Services to anybody in need of any property maintenance requirements.

Matt tiled my bathroom walls and floor. He was very fair in his pricing for his excellent quality of work. He showed up every day for work exactly on time and worked hard to make sure I was happy with his work every step of the way. Of all my years in working with general contractors, Matt's professionalism was my best experience. In terms of his skills with tile, he fixed existing problems with my bathroom in terms of level, tile placement, and severe lippage. When he was done with his work, my bathroom was beautiful! The tile placement gave the bathroom a better sense of space, the floor and walls were level, and there was no lippage. He suggested some aesthetic choices which I went with and the end result was beautiful. Finally, Matt was honest with me in terms of work specialty that he was not comfortable with; that is, I had some aesthetic choices in mind, but he was straightforward with me and said he was unable to do that. I appreciate that honesty, whereas some contractors says they can complete certain special work when, in fact, it's a stretch and does not come out with the quality we hope for. All in all, I would recommend Matt for tile work. He is a strong 5-stars in terms of quality of work, professionalism, and, on a personal level, he is just a very nice man and is easy to talk to.

We recently hired Aquaguard Waterproofing to install an egress window at our home. We were not sure how much disruption would be involved. The representative who came to our house was very informative and was well trained in the county code. A word of caution: make sure you hire a contractor when you are doing this type of project that understands the local building code. The amount of work Aquaguard and we went through to satisfy the county requirements was many. We are very thankful that Aquaguard was well verse in this part of the project and held our hand throughout. The production person Jane was communicating with us every step of the process. The workers did an excellent job each day - which took over one week - to install the window and egress well. One of the main points which was a deciding factor on hiring Aquaguard vs. other companies is that they would seal the entire wall. The workers were diligent and experienced and took care of our property. They even replaced all of the drywall that was cut, all we had to do is paint the wall. The overall experience was first rate and well done. We highly recommend anyone who is looking to take on an egress window project to call Aquaguard. They did a great job!!!!

Value Dry waterproofing waterproofed our whole basement. We received pricing from other company's who offered to "cut corners" by not doing things such as waterproofing the driveway wall ect. We chose value dray to do the job because their system was better than corrugated piping but not as expensive as other company's with patented basement systems. Everyone was very nice and helpful. We also like that our basement now has a lifetime transferable dry warranty. Who else gives you that?

Mr. Morales did two jobs for me. In each case, his workmanship was outstanding. One job consisted of rebuilding walls that were dismantled for basement waterproofing. Te second job was a more straightforward drywall and dryer ductwork job. I recommend Mr. Morales unreservedly.

Mission Home Services' crew did an excellent job of installing an in-slab SafeBasements waterproofing system for an addition that had water leakage problems from day one. It's been raining outside today and so far no signs of a leak. So the job was done properly and is functioning as promised. In fact, I'm so impressed with the work that I'm having Dave, the owner, come out to give me an estimate for a second project at my home. A solid thumbs up for Mission Home Services!

Replaced rotted siding boards, chimney trim, applied calking, and painted new install boards as needed, to blend in with original siding. Chris, was timely on his call backs, to me, on questions I had, made a reasonable quote for the work, verbally guaranteed, I would be satisfied before he left, and was on time on the day, to do the work, which was the day after I agreed on his price quote. To start on my work, he came prepared with all the supplies. Finished the work one hour ahead of time. Chris, calked(to waterproof) and painted a couple of other areas not really part of the work request, to better blend in with original siding at no extra charge to me. Prior to finding Chris though Tumbtack, I searched other independent contractors, not through Thumbtack only to find they were hard to reach, and not good about returning calls, or even keeping a date and time to come look at the work I needed done. I did speak with another contractor referred to me by Thumbtack who was very timely and polite, but troubled me, he would give a price quote without looking at the work to be done, which ,Chris did. I believe Thumbtack makes a good effort to offer only qualified, reputable and honest contractors. I find Thumbtack, Web site for submitting your work to be done request, being a senior, very easy and uncomplicated. Also, upon a response from a contractor, you have his/their contact info, phone number, business name etc, so you deal directly with them. For future work to be done on my home, I will call on Chris Mansour, and his company, Paniz Home Improvements LLC first. Thanks, Don

Common Questions: (Q) Why am I getting water on only one side of my basement? (Answer) This can vary depending on what type of foundation the building/house sits on: poured foundation. If it's a poured foundation you may have a crack in the wall, which is normally caused when the ground settles beneath the house. Centerblock foundation: Often times water builds up in the cores of the blocks which are formed as the foundation is being built. This causes water to end up on the basement floor.

I was trying to sell the house and need to fix moisture problem and other defects in order to satisfy the inspection. Rick was very quick to answer all of my questions regarding to moisture problem and gave me the reasonable quote. In the end I had to use buyer's contractor in order to close the deal. If I were the one to choose I would definitely have Rich do it.

3D Design Space completed structural work and waterproofing on time and within budget, and they passed county inspections with flying colors. On our last house, they built an addition, including a beautiful master bathroom. They completed that work on time and within budget too, and passed every inspection. We can't recommend this company highly enough. They are professional and courteous and make remodeling a pleasant experience.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
