We had a major remodel done by Rescue 1. We had the wall removed between the kitchen and living room. They replaced the ceiling, walls, flooring, cabinets, plumbing, and electrical. While they were doing the demo, they discovered we had a bad carpenter ant infestation. If they wouldn’t have been doing such a thorough job, I hate to think of how long it would have taken us to discover the damage. If you are looking for quality work, I would recommend them to anyone planning a major remodel project. They will not cut corners nor use sub-standard materials. They made my dream kitchen a reality.

We reached out to five contractors all of which said they could not start until July. None impressed us at all. David then gives us a bid by email within 48 hrs. and then we meet and discuss scope of project and set a date for start. We never expected him to work solely on this project from start to finish but that is exactly what he delivered. Timely arrival times arranged in advance with us, excellent communication throughout even while working in our home, touching base, asking questions, clarifying details. David exceeded our expectations and found a window that we only discussed verbally on the first meeting and it looked fabulous when in place. We will work with David again on multiple projects because he shows integrity with the quality of his work as well as shows up when he says he is coming to start work. Kevin knows his trade well. He charges a very reasonable price for tiling jobs, and his work is excellent. The catch is that Kevin is stretched very thin and is not good at time management. However, it would be unfair for me to elaborate on Kevin's tardiness without speaking highly of his skill. We've hired tiling professionals from Thumbtack before, and they were downright AWFUL. Kevin's work really does redeem him, and for his technical expertise I would recommend him.

They enclosed underdeck storage shed,with roof,concrete floor, light fixture and power outlet guttering and French drains. They made additional storage area under lower deck enclosed by lattice. We are very pleased how it all came out.

Don’t let the name UltraClean fool you. They do more than clean. Michael and his crew pride themselves in doing a variety of home improvement projects. I hired them for interior painting, deck repair, staining, sheet rock repair and basic installation. I experienced Michael’s true sincerity and professionalism throughout the job. I was impressed by his commitment during the entire process and quickly resolving some minor issues that cropped up. We had rented out our previous home for fourteen years. It had gotten very run down during that time. Mark installed all new LED light fixtures, new doors, new flooring, new fencing, a new front porch, new landscaping, new second deck, and a host of other repairs. We sold it for above asking price. Mark's a great guy with a tremendous work ethic and commitment to his customers. I'm now utilizing him with reoairs on my present home as well.

Terry did a fantastic job - I love it! The stairs from my upper deck to the ground were aging, starting to split and the main anchor post had a bad case of wood rot at the bottom which made the railing wobble. It just didn't look or feel safe to continue using the stairs in that condition. Terry looked it over and offered an excellent solution that included properly installing a new anchor post and stair treads and shoring up the railing to provide overall stability. He also fixed the gate at the top of the stairs to prevent dragging, and rebuilt our warped and sagging backyard gate and the attached section of wood fence making it aesthetically pleasing in addition to restoring full functionality. Terry is very professional, customer focused and has excellent skills for the work he performed for us. He planned well, brought all the materials and tools needed and was very efficient in all aspects of the job. I could see that he had used care in selecting low blemish,quality wood, for which I am very appreciative. Everything he fixed looks as good as new and I feel the cost was fair and reasonable for the quality of workmanship. I couldn't be more pleased and would recommend him without hesitation. I first met Mr Sosa at one of the Kansas City home shows in the year 2010 upon meeting him understanding his services ,set appointment to meet at my residence to review my planned project. Once upon meeting , reviewing and evaluating, my husband and I agreed to hire Mr Sosa to refinish our basement. The plan was submitted to us, we agreed on Mr Sosa evaluation and ideas, and the project began and was completed in a very timely, professional and cost effective manner.To this day we are enjoying our beautiful new basement to entertain our family and friends. Sosa painting and remodeling continued throughout our residence with various other performances including exterior restoration work , irrigation and installation of fence. Sosa painting and remodelings level of expertise and professionalism was above and beyond. Sosa painting and remodeling perform various other projects for our neighbors as well. During the time that Sosa painting and remodeling was on our Block, was approximately 6 weeks. Then Mr Sosa and his crew continued onward to our daughters home, which they performed an exterior restoration of their home.the level of experience was very helpful to establish the bare minimum of expense to perform all projects. I continue to use Sosa painting and remodeling for our maintenance needs. I would highly recommend Mr Sosa and his company to anyone that would have anything from a small project to a large renovation project.

    What do construction project managers do?

    Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

    The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

    What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    How do I find out if a contractor is licensed?

    It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront.     How do you choose a commercial general contractor?

    A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    How much does a project manager charge per hour?

    You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
