Steve fixed a broken window for us, and did a nice job. Upon finishing he cleaned up everything very nice, and there wasn't even any glazing on the window pane. I appreciated that very much. Also, we had a scheduling issue the day he was supposed to come out, and he was kindly flexible and worked with us to reschedule the same day.

Excellent communication from day one. I enjoyed working with Rodrigo and Angela. Angela and Rodrigo are very pleasant, prompt, and honest. We needed the front portion of our roof wall replaced. It had wood shingles that were in bad shape and made my recently purchased home look horrible. Thanks to Rodrigo and Angela my house looks beautiful. Rodrigo was fast and cleaned up very well after he was done. I will be contacting them for a fence in the future.

A carpenter from Supreme Contracting replaced the crown molding on the exterior of my house. This is an architectural detail on an old home and I had trouble finding someone to do this. I spoke with Mark on the phone and he sent someone that day to take a look at it and we made an agreement that same day. On the scheduled day, his carpenter came out and had the job done before I got home from work. It was done very well and looks wonderful. I would absolutely hire this company again for future jobs!

We are new investors and Rob was very quick to reapond and gave us a free evaluation. We were under the impression we needed a new roof. After his inspection, he noted just some minor repairs were needed and he provided a 2 year leak proof guarantee for a very reasonable price. The other quotes I received provided the cost for a new roof and did not let me know I didn't really need a new roof. I feel Rob is very honest and I woukd highly recommend him!

We recently had the experience of working with David Marsh of Noble General Contracting. From the first time we met him, we were impressed with how friendly, helpful, and knowledgeable he was. He climbed up on our roof to check for hail damage. Then he offered to examine it again when the insurance adjuster came to our house to review the damage to our roof, gutters, outside paint, and inside ceiling damage. David ensured that the entire repair process was smooth and efficient. If we had any questions, all we had to do was call or e-mail him, and his response was quick. We always knew what the next step in the process would be, and he submitted the necessary paperwork to our insurance company in a timely manner. Working with David could be compared to having a trusted and honest friend who is proficient at home repairs. He knows his stuff! Plus all work areas were tidied up at the end of each day, and probably cleaner than the way he’d found them. We would highly recommend him to anyone who wants a skillful, personable, yet professional contractor.

Steve came out and gave me a bid within a day… how to schedule it out because I had to dig up some money... My repairs were emergency in nature... apparently a tree but the couple of holes in my roof during a storm when I was overseas... We had to delay the date a couple times because of weather. When we finally got a good day his crew showed up promptly and got straight to work... I had to have half my roof reshingled. The work crew was fast courteous and professional... They did a wonderful job cleaning up. The work was done beyond my satisfaction. Being a former contractor I'm very picky.. I will be hiring them again come spring to finish the rest of the roof. A top-notch professional company.

We got in contact with 221 Construction through the website and hired him to replace our shingle roof with a composite one. Our experience with 221 Construction was awesome. Don returned our calls very promptly, answered all our questions and even some we didn't know we had. His extensive knowledge and experience made us comfortable choosing his company. We took a long time picking a company and kept changing our mind but he never got frustrated with us. He was very friendly, courteous and thorough with his explanation of the roofing process. He was true to his bid price, finished the work on time and left no mess. We are very happy with the results and excellent service we received. We look forward to doing business with them again in the future and would definitely recommend 221 Construction to others. Thank you!

Luna roofing and its owner Armin Luna did three projects for me. A difficult roof tear down and replacement, a nasty soffit tear down with vinyl replacement and a fair amount of rotted wood replacement. Decking and 1x4 in. Slats on the roof and all new facia. Wrapped the facia with metal and put new 6in. Gutters and downspouts. I give them right at 5 stars because it was done in a professional and timely manner. Clean up to date was nominal yet Mr. Luna assured me it would be resolved. He has done all he promised so far. I'm am satisfied.

Danner Construction has done many projects for my business including, but not limited to at least 7 new roofs. These guys are my go to roofing company. They respond quickly, always keep me updated on their schedule, and do excellent work. And for business owners, they carry their own workers compensation insurance and liability insurance, and always provide updated copies for my year end annual review. I absolutely recommend these guys. Ask Dennis for my phone number if you need a referral. You won't find better people to use for any job they bid for you.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

    • Standard metal roof: $120-$150 per square to start, including materials and labor
      • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
    • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
      • A 30-square roof could cost $6,000-$6,750.
    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.
    • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
      • A 30-square roof could cost $7,500-$10,500.
    • Mid-range metal roof package, including all accessories: $300-$500 per square.
      • A 30-square roof could cost $9,000-$15,000.
    • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
      • A 30-square roof could cost $30,000-$45,000.
