Did a great job cleaning my yard and all the clutter in my garage that had collected over a decade. Kitchen looked fantastic. Fixed some issues with drywall inside the house, did some minor painting outside, all was professionally and cheerfully done. Bobby is very responsive and willing to go the extra mile. Good attention to detail on most of the interior cleaning.

Martin was super nice and very reasonable on pricing. He responded very quickly (same day service) and did an excellent job on my fence repair. He even patched a few holes in my driveway for free with the leftover concrete. I would definitely recommend him to any prospective clients.

Chad was very professional and knowledgeable. He worked quickly, but didn't rush or overlook details. He fixed our sliding screen door, hung brackets and curtain rods, patched up holes in our walls, put hardware on our kitchen cabinets, and installed under cabinet lighting. He did more in 4 hours than we could have completed in a day. I'll definitely hire Chad again if I need work done in the future!

Great experience working with them. Was first person to quote a competitive price, show up in a timely fashion, complete work and remove all debris and keep me apprised from start to finish. Job entailed removing brick leaning mailbox with steel pole imbedded deep inside and replace with nice new mailbox. Great job, very pleased. (Don't know photos are on side but old concrete mailbox replaced by nice new one and all debris gone!)

I had Rockwell install trim in my remodeled basement and install canned lights, trim and paint my front patio. Did very good work and in a timely manner. Came prepared and didn't need anything to finish the job. Completed the job per his estimate and did a final walk around with me to make sure I was satisfied with the work. Very respectful and reasonable guy that made the job easy.

I'm hesitant to provide the review I want to share, because once Colorado Springs hears about Mike, he's going to get real popular and I won't have my most excellent contractor available 24/7! :) We experienced a leak from what we believed to be the upstairs bathroom, as we had it remodeled last year and noticed that we were getting water intermittently in the basement. I created my Thumbtack request, and Mike responded immediately and came out on SUNDAY. It didn't take him but 5 minutes to evaluate the situation and find the cause. Whoever had installed metal shelving in that part of the basement, punctured the drain coming from the upstairs bathroom. Mike immediately went to Lowes, picked up what he needed to resolve the situation, installed and tested. Perfect. After that little water debacle, I engaged Mike for further assistance with help under the kitchen sink which he resolved immediately, and then given his experience with carpentry and installation, I've hired him to not only replace my front storm door, but to refurbish/recreate my back deck. Trust me. Don't hire Mike unless you want your situation resolved in short order with courtesy, respect and integrity. In short, this guy is going to be real busy. THANK YOU MIKE!!! -Kyle

Julio is the most responsive contractor I've ever worked with! He is quick to reply, shows up when he says he will, gave us a fair price, and did FANTASTIC work!! I hired him to replace two walls in my kitchen with Hardie Backer Board prior to cabinet and tile installation and to repair/patch holes in the drywall from renovations and moving electrical plugs and lighting. We painted last night and cannot begin to tell where the patching was done. The work is flawless. Julio is a super nice guy and made a stressful time during an extensive renovation much more pleasant! Looking forward to having him back in 6 weeks or so to install the wall tile as we wrap up the project.

We hired John to repair some drywall in our home that we had just purchased. He did an excellent job at a great price. I would recommend John for any job you need done. He communicates with you all the way throughout the job and pays close attention to detail. By the time the drywall work was done...we hired him to paint for us as well. He did an awesome job painting too. Now we have asked him to install some recessed lighting. Bottom line....John does great work at a great price. You won't be disappointed.

We expanded our job to include a fireplace, bathroom and basement remodel as well as hardwood floor installation and a custom staircase. All of the work was done professionally, including the details which he was continually focused on getting right. Micah was professional, on time, and provided a full work up of costs and materials. Would hire again.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
