I have employed Tom's Building Services for more than 5 years. On my personal home, he trim painted, installed h2o heater, bailed out a roofing contractor that didn't properly flash a chimney, tuck pointed, built hand rails on the deck, installed leaf gutter protection. He has also successfully completed electrical, plumbing, soffit repair, pressure washed and painted gables, on our rental properties. Tom is a talented , honest craftsman.

I would highly recommend Bob and his property management services! I engaged with Bob and his management services after being severely disappointed by a previous company. Bob has been professional throughout the entire process, responsive, available and has leased all four of my units to great tenants!

Very professional, knew what they were doing, friendly to work with, got right to work and respectful of my property. Wes did the work and I had him inspect and clean my gutters and repair the roof where birds got in and built a nest. Juanita, the owner stopped by to check on the work and to see if I was satisfied. Very nice company to work with.

The work was explained fully and, once begun, done quickly. The result is actually a little better than we expected in terms of appearance. We're considering Jay for other jobs at our home and at property in the city owned by my wife and her sister.

I own several different properties. With that being said, I've had numerous contractors do some work for me. Quality-Pro has been far and away the best service providers I've dealt with. Very personable, extremely punctual, the estimates were more accurate than most, and as far as the work, Quality-Pro did exactly what I asked of them. I even changed my mind on one project and they had no problem what so ever redoing the job and getting it done to my standards. I've used Quality-Pro on several occasions at my other properties and they are by far the best contracting company I've came across. Not to mention the customer service is off the charts! HIGHLY recommend Quality-Pro. I've even recommended them to close friends and family!

Excellent service!! Laurie was able to increase my rent by 20%!!! Plus the tenants are high quality and took less than 3 weeks from when I signed with Laurie. I’m in Arizona, so Laurie is invaluable to me and if she was here I’d have her manage my two properties in Tucson instead of doing it myself. She is responsive and professional! I had two other managers in Cincinnati so I’m experienced with poor service. Go with Laurie - you will be very satisfied and stress free!

About

I have over 20 years of management experience including 5 years of property management. I started out with Warren Properties as an onsite assistant property manager of a 224-unit apartment complex in Knoxville, TN, and was promoted to property manager of a 163-unit complex in Huntsville, Alabama 3 months later. I eventually moved to Arizona and started out as an onsite property manager of 34 townhomes in Phoenix for Mardon Properties in which the owner lived in Canada. I then continued to pick up four units owned by a gentleman in Tucson, AR, and eight units owned by a father and son in California and eventually took over 150 more units for a total of 196 units. I stayed in Arizona for 3 years until I was compelled to come back to Ohio due to family illness. I have worked in management jobs since I have been back but not in property management and I really enjoyed that type of management. When I first took the management job in Arizona, units in the complex could be bought for $10,000 to $14,000 each. It was a really rough area with alot of drug activity to say the least, but with some hard work and working closely with law enforcement, in the 3 years that I was there, we made a difference and the first unit my boss sold was for $56,000. I am very competent and confident in what I do and would love to work for you.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
