I hired the this company to initially to tune up the garage door which was noisy. The guy came tuned up & replaced all rollers. He also noticed that the noise which was coming from my 1994 garage door opener which was chain based and due to motor. He advised me to replace opener. I took his suggestion and decided to replace the garage door opener which is LiftMaster 8550W belt based at an EXTREMELY reasonable price. He did not charge me for tune up visit and only charged to replace the garage door opener (for which he had to visit me next day). Looking at my old garage door he also replaced all hinges for no additional cost.. Now, my garage door opens like a breeze. I must say that the workmanship was high quality. During the process, I was informed and he took his time to explain in detail. I would surely recommend!!

We needed railings put back onto our front porch after having our steps repointed and and a step replaced (this also required a hole to be drilled into the new stone step). Our previous contractors ditched us before finishing. Paul was great. He responded quickly and gave us what we thought was a fair price for the work. He was able to get over to do the work within a few days, and did a great job. He also helped us with some plumbing issues while he was here. He is easy to work with, communicates well, and does solid work. I'd highly recommend him.

Jeff built and installed a new kitchen island and kitchen cabinet doors to my liking. While his pricing is comparable to other quotes I received from other contractors, he is very transparent about every cost and strives to give you cost-effective solutions. I had a great experience working with Jeff and am happy with the end-result. Working with Jeff is a pleasure - he's very responsive to text messages, phone calls and emails and flexible with his work and timeframes. He goes the extra mile to accommodate every small request, while providing valuable input, opinion, and experience. It's obvious that he cares most about the quality of the end product and customer satisfaction and I look forward to working with him on future projects as well!

Paul and his crew did a really nice job with remodeling our kitchen. Most important, they showed up when they said they would, were sensitive to cost containment, and were very responsive and open to feedback. Paul seems to legitimately care about his business and reputation, and came back to address very small things that we noticed later, which is a rarity given our experiences with the broader base of contractors that we’ve used in the past. We’ll be hiring him again to renovate a bathroom given how easy he has been to work with.

Great service, knowledge and very professional! My garage door stopped opening, after more than one months, 5 visits from three contractors, the door is finally fixed. The issue started with a broken Spring; however, due to the misdiagnose of the first contractors, I had to change the trolley, then finally the entire garage door opener. The installer of the garage door opener mis-configured the opener, the door would not seal at the bottom, he suggested me to get a new garage door to fix the problem. To get a heuristic diagnose of the issue, I called Overhead Expert Garage Door. To start with, they provides a 2 hour window instead of a 4 hour window by the other contractors, this is very convenient given that I had to take time off work 4 times already to fix the garage. Robert from Rainier Garage Door called 20 minutes before arriving, arrived on scheduled, fixed all the issues that introduced by the two previous contractors and saved me more than 2K by not having to replace the door. He was very knowledgeable, quick and friendly. What a relieve of finally getting the door fixed after this long journey! I would highly recommend Overhead Expert Garage Door for my friends.

Last week my husband and I contracted with Woody's Home Improvement to install a new railing in the entry of our raised ranch home and tile back splash in the kitchen. We honestly could not be happier. In the past we have had other contractors who always left a mess and never put finishing touches on jobs. However, Woody paid so much attention to every detail from start to finish. He offered us design ideas and options for both jobs. He thoroughly explained how each job would be done and estimated the time and dollar amount with great accuracy! =) We have an 8 month old in the house and he was so considerate about noise and cleaning up after each job so our little one didn't find any left over nails or pieces of wood. I truly believe you just can't find good contractors like Woody these days. He is the guy that will treat your home as if it were his own. He improved both the safety and value of our house with these two jobs. We wish we could rate him with 10 stars!

Justin was great throughout the whole process. From submitting a clear and all inclusive quote to my Thumbtack project, to scheduling a time to stop by to discuss the project, to showing up on time to start the work, to completing on-time promised, and to spending the time with me at the end to ensure I knew fully how to operate the new garage door openers. Sears Garage Solutions was flexible on when they could do the work and even provided several dates for me to select from. After he arrived, he kept me informed on his progress and how he’d be able to accommodate some future work I needed done so as not to interfere with the siding project I am planning. Justin cleaned everything up when he was done. It was nice to be able to instantly use the garage and not have to put time and effort into cleaning up. More than just the outstanding job he did on the project, Justin was polite in all communications. This is an intangible attribute, but went a long way to making me even happier that I hired him. The new garage doors look great. I wish I had not waited so long to replace our old garage doors and openers. I will definitely recommend Justin and Sears Garage Solutions to friends and neighbors.

Oh my GOODNESS! Dan was SO awesome. Not only did he get my “badly installed” garage door reinstalled and running smoothly, He was an AWESOME person to chat with. He did have his dog in the car who was super friendly and my kids absolutely LOVED it! He was just an overall great, down to earth person, who more importantly did an amazing job for an awesome price. No surprises here, just great work! Definitely will be hiring him again to install a garage door opener!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do you fix a broken garage door?

Garage door problems don’t have to mean the end of the world. Garage door repair is typically a one-day process and can be done for only a few hundred dollars. Common garage door repair requests include fixing slow or erratic garage doors, addressing strange sounds coming from the garage door or motor, fixing cosmetic damage such as dents or scrapes, repairing broken doors that are stuck open or closed, and troubleshooting inoperable doors.

The two main garage door operating mechanisms are sectional roll-ups or tilt-ups. Garage door repair services can fix single-car, double-car or RV-height doors. Your garage door may be made of wood, steel, aluminum, masonite, vinyl, fiberglass or another material. The type of garage door repair you need really depends on the type of garage door you have and the issue at hand. Garage door repair pros often charge a flat service call fee to diagnose the problem and provide an estimate. For customers who choose to have the repair done, the service call fee may be applied to the first hour of labor (including time to make the diagnosis). If your garage door is under warranty, the repair may be free of charge.

How much does it cost to install a new garage door opener?

Your new garage door opener cost will vary based on the model you purchase and how long installation takes. Typically, installation pros charge by the hour, although if the pro is also selling the garage door opener they may have a flat fee for the product with installation. The national average for new garage door opener costs (with installation) is between $390 and $650, although the national average cost for the opener purchased alone may be in the $150-$300 range. The three most common types of openers are chain-drive, screw-drive and belt-drive. The chain-drive costs the least but makes the most noise. The belt-drive is typically the quietest and the most expensive. You can expect to pay about the same amount for installation for any of the three styles. The lifespan of a garage door opener is approximately 10 years, depending on quality. A pro may provide opener repairs for the cost of their service call fee or they may charge a flat fee, such as $100 for opener repair. Here are some examples of new garage door opener average costs, including installation:

      • Contractor-grade garage door opener with installation: $300.
      • Chain-drive opener with installation and one remote: $350.
      • Belt-drive opener with installation and two remotes: $400
      • Top-of-the-line opener with ¾-horsepower battery backup, belt drive and nearly soundless operation: $475
        • The majority of higher-end garage door openers are “smart” products and will connect via app to your smartphone for remote access.

How much does it cost to get a new garage door?

A new garage door can add serious curb appeal, not to mention myriad home safety benefits. The cost of a new garage door will vary based on the type of garage door you want and the materials it will be made of. You can purchase a new garage door and have the pros install it for you, but proceed with caution as many installers won’t guarantee their labor if you didn’t purchase the garage door through their company. A new door (without installation) may cost anywhere from $200 to $4,000 or more, depending on size, brand and materials. Here are some examples of average new garage door costs, including installation:

      • Raised-panel, insulated,16x7 garage door: $1,100
        • Without insulation: about $900
      • Raised-panel, insulated, 8x7: $700
        • Without insulation: $550
      • Carriage-house 16x7 garage door with stamped-steel design: $1,500
      • Carriage-house 8x7 garage door with stamped-steel design: $1,000
        • A carriage-house garage door is a barn-style door with handles and hinges; it looks like it pulls out in the style of a barn door but is actually a roll-up.
      • Carriage-house 16x7 garage door with steel and faux-wood overlay: $3,500
      • Carriage-house 8x7 garage door with steel and faux-wood overlay: $2,000–$2,200
      • Solid-wood cedar or mahogany 16x7 garage door with window in top panels: $5,000
      • Solid-wood cedar or mahogany 8x7 garage door with window in top panels: $3,500

How much should it cost to replace a garage door cable?

If your garage door is not opening or has become jammed, you may need to replace the garage door cables. Unless you have the proper tools and know-how, this is a job best left to a professional due to the weight of the garage door and the extreme tension of the springs. The cost of repair will vary depending on your location, the length of the cables you need, and the time it takes the pro to do the replacement.

From a big-box store, basic garage door cables can run between $8 and $20, depending on the product. Your pro may charge you a different cost if they provide the cables. Your cables may not need to be replaced if they have simply come off the track, but broken cables will need to be completely removed and replaced. In either instance, the pros will need to secure or take down the door; unwind the springs; reset or replace the rollers, cables, and drums; and then wind the springs once more. For example, a pro could reset cables that have come off the track for $129.99. The average national cost for a garage door repair specialist is $80 - $110 per hour and the typical cost to replace a broken garage door cable is anywhere from $130 to $200.

How much is it to replace a garage door panel?

Replacing a garage door panel can add significantly to the cost of a garage door repair. Panels run horizontally on sectional roll-up garage doors. They may be made of wood, vinyl, aluminum, fiberglass or steel. Garage door panels can become damaged from hail and other extreme weather, dents and dings, car accidents, and age. When deciding if you want to replace a garage door panel, it’s helpful to compare the potential repair cost to the cost of a new garage door. Panel replacement requires a pro with the proper tools as well as the new parts. With parts and labor you could be paying more than $500 for one new panel. In comparison, a new garage door may cost $800-$1,200 (on average) with installation. If there is a possibility your garage door was structurally compromised when the panel was damaged, have the pro assess whether it’s better to completely remove and replace the door, rails and framework to ensure your home’s safety. It may also be better to completely replace your door if it is severely rusted or dented; if the paint is peeling and fading; if the door model is outdated or you can’t find replacement panels; or if the panels or rails are structurally compromised.

Hire skilled professionals for absolutely everything.
