Erik Kortz and his company are a pleasure to work with. His crew is talented, professional and efficient. Erik is like no other contractor: he listens, provides input and effectively creates solutions. I am pleased to continue my professional relationship with Erik. Too often people comment on public Internet forums with negative commentary. Few take the time to share positive experiences, but with Erik and Stella Home Services: I sincerely can share that I will never hire anyone else but them. Whether it be for something small like furniture construction or elaborate like an entire remodeling. I've hired Erik personally and my company employed him to remodel our entire cafe. This included interior and exterior work, roofing and masonry. I fully endorse Erik.

I sent in my request at midnight and the next day in the morning they were here and said they could actually do three out of three projects where I thought they only could do two out of three projects. They were so nice and did great work very polite and very reasonable Replace basement windows fixed lag bolts under the deck and did some roofing work. I'm selling the house and the new buyer wanted all of this done and for years I've been trying to find someone just to do the basement windows Good people. Good job. Good price. And right on time. What more could you ask for?

Eduardo was very responsive from the beginning. I posted my job on Thumbtack just to get an idea what my costs would be. I hadn't even decided if I would build it yet. Several vendors responded but in addition to responding, Eduardo wanted to come over, see the place, and make sure he was helping me through the initial decision making.. This was very helpful to me and helped me sort through the various quotes I got. Any questions I had he responded. And just talking too him, he exuded an air of confidence that inspired trust. I was not disappointed.. After successful HOA approval, city design review and permit approval (no easy feat.. took over a month for city to schedule us in), Eduardo showed up with his carpenter, Claudio, who would be the expert carpenter he found to execute. Claudio was amazing. He immediately attacked the job with a professionalism and passion I have never seen in construction. The pergola is in Ipe wood.. The hardest wood there is. Claudio loves to work with wood and although Ipe can be difficult to work with he is able to handle it with no problems. Eduardo was in communication every step of the way. In fact I went on vacation and got weekly updates with pictures. During the process Claudio had many ideas how to make it better than the original. Eduardo supported this process and allowed Claudio to do his very best. The end result speaks for itself. I've had several friends come over and admire their work and some of them will most likely hire Eduardo for their next project. Finally, once final inspection was done, Eduardo explained to me that due to his desire to do the job right, he didn't make as much as he anticipated but he wanted to be clear that even so he stood by his original estimate. This is a fantastic general contractor to work with in my opinion. Rarely is construction delivered better than you anticipate.

I needed a spare/storage room finished. The room needed Sheetrock, plywood flooring, taping and sanding. Gil did all of that and then painted, added baseboard trim as well as trimmed out the door and window. Separately he removed 2 in wall a/c units and closed up the openings including new shingles and exterior paint. Gil did an excellent job! He's meticulous and reasonably priced and just a nice person. I'm looking forward to having him back for other projects in the future. Worth every penny!!!

My initial contact with Northeast Construction was great, they sent a very professional response and sent out some one (Ian?) the next day to make the repairs to walls and touch it up. Brandon also came out to check on the job and also provided a estimate on some bathroom work we would like to do. After speaking with him we could tell he has extensive experience and knows what he is talking about. We had no idea we couldn't install Sheetrock of any type in a shower behind tile, we had numerous contractors say that was perfectly fine and the norm, after researching its is not the norm. We look forward to working with them on our bathroom job and future projects.

When I hired Star Roofing I was not aware of Preserved Svcs. I read Star's rating which swayed my decision. They did a few things I did not care for. They worked hard but some of the work was done by workers that were not roofers . I had to repair some shingles (Wood) because they did not see and use the flashing that was there because it was tarred down (pry it up and use it). They did a good job other than ME having to repair something that was there . Fortunately I can do this work or I would have had added expense.

Paul helped repair our basement's structural problem that was revealed after a water leak from our kitchen ruined our basement ceiling. He came up with a solution by adding an additional support post next to the existing one and tied the support beams in. The posts were sheet rocked and made into a beautiful column. The support beam above was sheet rocked as well and was tied in nicely. He re-installed the basement ceiling tile system as well. My basement looks better than it did before the water damage! No more ugly metal posts in the middle of our basement. I actually enjoy being down there now. Paul went the extra mile by offering to add in a sheet rock repair in my kitchen that had been annoying me for a while. Paul started and completed the project the same week he quoted us a price.

“I selected Loyalty Home Solutions after interviewing several other contractors, and I certainly made the right decision. LHS was such a professional organization to deal with in every way, from initial contact, to design, to follow up and communication. Discovering them by far was my best find in years of dealing with contractors. This is a company that sets the standard in not only the product and service that they offer, but also how they are so incredibly focused on the customer and ultimate satisfaction. They remodeled a bathroom and a kitchen in my home. I received expert advice and ideas, and I was kept informed of every step along the way. Romulo always showed up as planned and had great suggestions to address every aspect of the remodeling. And his tile work is simply the best. Romulo and his employees were always very conscientious, professional and polite. Everyone went out of their way to do a great job. Laryssa is very organized and did her best to keep me on budget (always a challenge with me). Their promptness and cleanliness were second to none, and I honestly felt that I was dreaming thru the progress of the project as I could not fault them for anything. They were so respectful of my time, budget and house. I never once doubted their honesty, integrity and superb craftsmanship...and they led me to conclude that they are truly a role model for other contractors. I am so happy with my beautiful ‘new’ home. Thanks Loyalty Home Solutions!”

Richard was our savior when we were in a time-crunch to complete several tasks before moving into our new house. Even with a short timeline, he managed to get it done. Hardwood and tile flooring installation in the kitchen and bathroom, interior and exterior lighting installation, plumbing and electrical work, new hardware, and a beautiful backsplash. Richard did great work for a reasonable price. He was personable, skilled and knowledgeable. We definitely look forward to working with him again.

Initially, I hired Green Pine to do a little bit of siding...but i was so impressed with their work that I hired them for some additional jobs (flooring, drywall repair, wood rot repair, etc.). Claudinei is very knowledgeable and very professional...showed up on time to all of our meetings and got the job done in the amount of time he estimated. I highly recommend Green Pine.

Royal Contracting worked on our enclosed front porch and on our kitchen/family room area, as well as on some smaller projects such as interior painting and installing a new back door. All of the work--painting, flooring, counter tops, lighting--went very well and we have gotten many compliments on the updates. Dermot and the people who work with him are very pleasant and helpful.

I have been using KOD for repairs to my apartments for over a year now. They have work both inside and outside my buildings, including drywall, electric, bathroom renovation, window replacement, roofing and siding. The quality of the work has always been excellent, and completed on schedule. They have been happy to work around the tenants' schedule as needed. The cost have always been within the initial estimate.

we needed to coordinate a plumbing and roofing repair that was beyond our skill set ( as we slowly remodel or kitchen.) Noah was professional and on-time to quote the job. He explained how he planned to repair and gave us a totally fair price. He showed up on time, completed the job & was neat and efficient. We would hire him again in a minute. Thanks Noah!

After interviewing several carpenters to build our new deck - there was not even a question as to who to hire. Walter Palacio stood out from the rest - he was organized, personable, and had a great vision for how to meet my needs in our new deck. He worked around my summer schedule needs to make sure we could accommodate activities around the deck being completed and he put together an amazing design aesthetic that met all of my desires and was especially symmetrical! He worked closely with the building inspector to ensure the design was sufficient and built the deck of our dreams! Walters team was pleasant and personable and reliable and our deck has clean lines, hidden screws, and a beautiful finish. This project also involved coordination for installation of a rubber membrane roof in lieu of a traditional deck floor and deck, stairs, and under deck lighting. Shortly after the deck was complete - a water pipe burst in our bathroom and we needed to do some repairs. This time around - there were no interviews - I just called Walter. Rather than just repair the outdated bathrooms - a much larger project was born - completely gutting/ renovating 3 bathrooms, a master closet, and some adjustments to some walls - all while we still lived in the house! Every morning for 6 super busy weeks we welcomed Walters team into our home so they could work their magic. It was easy to see progress being made every day and Walter was present frequently to make sure the work was done to his standards. Even when I looked for imperfections it was hard to find them because Walter would look with a critical eye and make sure changes were made if required - including relaying several rows of tile that had settled awkwardly to ensure they were smooth! In addition to his contractor team that handled the carpentry and tile work - He coordinated plumbers, electricians, plasterers, painters, countertop installers, material delivery and carpet installers to ensure that everything was done in the right order without down time so it would all be ready for Christmas. And - as a bonus - kept our house clean enough to live in and with a working bathroom/shower upstairs for all but 1 day. We love the work done on all of these projects so far and we are looking forward to a future basement renovation and kitchen project with Walter in the next few years! Highly recommended!

We had an extensive project on a 90 year old house requiring the removal of an old cement tile roof, repairs to the roof deck, and installation of a new slate roof complete with snow fencing and snow clips. We got quotes from 4 companies for the work, and decided to go with Robert. His quote was not the least expensive, however it was competitive. In the quoting process, what stood out most is that Robert took the time to patiently and thoroughly answer all of our questions about the slate roof that we wanted. He did not make us feel like our questions were stupid, and did not mind being questioned about how he was going to do various aspects of the job. Where there were choices, he gave sound advice which took into consideration our tastes, the roof type, and the climate. We are the acting general contractors on the job site, and so we were there every single day that Robert and his crew worked. Here are some comments on their manner of working during the job: -working with them was an absolute pleasure -all 5 of his crew worked as a team -helpful and courteous -always cleaned up after themselves -if they ran into an issue they would bring it to you and explain the issue and what they recommended doing -very accommodating in terms of other things that needed to happen around having the roof redone, for instance the masonry and soffit/facia work -excellent worksmanship We wouldn't hesitate to recommend Robert Pierce to anyone looking to have their roof done. He is absolutely first rate.

I had Beantown Builders do a small roof over my mudroom and then the entire roof over my house. Donald, the owner promised that the job would take two days. They were true to their word. Not only was the job complete in two days, they cleaned every old roof tile away from my house and we're careful with my flower beds. I absolutely will and have recommended them for, at least, 5 jobs since my roof was finished. Their prices are fair and he will work with you for other types of jobs. His company does painting, remodeling and renovations. Beantown Builders is your one-stop contractor for all of your house needs.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

    • Standard metal roof: $120-$150 per square to start, including materials and labor
      • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
    • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
      • A 30-square roof could cost $6,000-$6,750.
    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.
    • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
      • A 30-square roof could cost $7,500-$10,500.
    • Mid-range metal roof package, including all accessories: $300-$500 per square.
      • A 30-square roof could cost $9,000-$15,000.
    • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
      • A 30-square roof could cost $30,000-$45,000.
