All around great quality and service. Communication is outstanding, Mike returned phone calls and responded to texts and emails promptly. He showed up to the job on time and worked diligently throughout the day. The quality of work is second to none. Mike built a small bathroom in our basement and we plan on having him back for more work very soon. I would highly recommend S.H.N. LLC for all your home improvement needs.

I reached out to Strongman Waterproofing to have a sump pump put into my basement. They were extremely knowledgeable on what was needed for my home, they did not try to up sell things that were not needed and were so willing to do what I was asking of them. They let me know what was going on throughout the process and any questions I had they were right there with a full explanation of what it was and what it did. I was never left in the dark and they made sure I understood the process. I would highly recommend this company for any jobs you have! Great work ethics and great bunch of guys!

We are remodeling our kitchen. Eduardo is an excellent communicator. He always returns our calls/text msg. Mistakes were made earlier. They forgot to seal our bedroom door during the demolition. Thankfully, Eduardo himself clean the bedroom afterward. Cement were dripping through the basement causing a mess in our basement. They promised to replace the insulation in the basement (We trust they'll keep their promise). This is our first major project. So it was a bit frustrating at first. But it's getting better as it progress. We added other little projects around the house, i.e. painting the hallway, replace doors, etc. Work is still in progress.... They do a good job so far.

RJ Development did a great job on our electrical needs in an attic that had very little power. Pricing was fair and the job was done same day when he came to quote it. He worked hard until the job was done into the night and completed everything he said he'd do. After happily wiring and hanging 2 large light fixtures and adding several electrical outlets, we were very pleased with his work and had him return form another larger project a few weeks later to include running another circuit for more power (from basement to attic!) and installing two floorboard heaters. He worked and did it all in a day and did a professional job that works great and is discreet in keeping with the rustic decor. Very fairly priced and worked quietly and consistently until the job was complete. We're happy with our project and would hire again. Definitely recommend.

Daniel did a large tile job in our basement. After a recent flood, we needed to replace our pergo flooring. Tile can be so expensive but Daniel worked with our budget and got the job done. We will definitely be recommending him to friends and family. I was very stressed to get the job done by Thanksgiving and Daniel promised me it would be done. It was indeed done and I couldn't be more grateful for his hard work! Thank you again!

Marco and his team helped us to finish our basement. Even though it took little longer than expected, at the end we are happy with their service. Marco was very helpful, flexible and clearly explains every step in the process. His team already helped us on two other projects afterwards. We strongly recommend Bilmar Construction for your project.

I own a two family house, and the supposedly disconnected water heater for the rental unit began leaking. I called KOD based on an acquaintance’s recommendation. KOD came to look at the issue within the hour (on Columbus Day). They identified the problem: when we had new combination water heaters/boilers installed 9 months previously, the contractors had not disconnected this water heater, which was feeding the tenant’s washer. It was also venting to the chimney (which we had had bricked up since the new boilers don’t use it – not good). KOD disconnected the heater that evening. Ultimately we asked them to come the following day and re-route the plumbing, remove the water heater, and remove the two large (huge) cast-iron boilers (circa 1950) that had been left behind. They also identified a small gas leak in a different section of pipe (I had thought the smell was just basement air). Fast, knowledgeable, professional service – I highly recommend them.

I hired this company for a painting job for an apartment that we needed to put in good condition ASAP. They completely exceeded my expectations. I originally had doubts but they reassured me of their total dedication to customer satisfaction and they kept their word. Strongmen construction is made up of polite and lovely hardworking guys. Will highly recommend them. They will match your price and completion date, spot on. Will hire them again for a basement project pretty soon!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
