I booked the project with OSA just one week before I moved in my new condo. There are plenty of jobs needed to be done, like install all appliances, replace old vanity, replace all old valves, replace new toilet, install new lights, put floor tile and wall tile in my bathroom, and so on. Thankfully, OSA finished all projects before the day I moved in with high work quality, I really appreciate it. Also, they are very trustful, I gave my home key to them so they can come any time to do the work. I would definitely recommend OSA to all my friends who needs to do electricity, plumb job for their house or condo.

It is an absolute pleasure to write about the experience i had with stella. I bought a home in lexington and i was not impressed with the colors used on the tile on the first floor bathroom. I called some local companies to get an estimate on re-tiling the entire bathroom and when i dealt with eric, it was a hands down decision. Dealing with this company was nothing short of a delight. They were professional, honest, fairly priced as well as knowledgeable on their product and installation. It was comfortable the tile installer David having them in my house, as he was extraordinarily quiet and respectful. Clean and neat, a mess was never left in my home. On top of it all, the work was impeccable, as he was very precise in his work. I have already recommended Stella to a few friends and would absolutely promote for anyone to use them!!!!

David repaired a patch of ceiling that had some mold from a leaking vent pipe. He also installed a garage door opener. He was responsive and very competent. We needed to have our bathroom floor repaired due to a leaky toilet and because Bob was so easy to work with and reasonable, we wound up getting floor, toilet , vanity & window replaced plus walls, woodwork& ceiling painted. He does such quality work. He repaired the subfloor, installed tile, took extra precautions with toilet to prevent the seal from breaking down again. He installed a new window, insulated the frame, moved outlet & lighting fixture. He helped us research ways to refinish the tub. The tiling job looks amazing. His attention to detail is superb. We couldn't be happier with the work he did & whole heartedly recommend him.

I hired Joe to build a custom shed in my back yard. I was very pleased with the quality and efficiency of his work and the way he handeled some unexpected modifications to the original design and plan very professionally. During the job, he discovered rotten boards in my deck stairs that he immediately alerted me to and offered to replace, which he did quickly and at minimal cost of time and extra expense. He approached the entire task with a friendly and easy going demeaner while also getting everything done well with urgency. He worked well with us to ensure that we were happy with the modifications to the design along the way and the final product. He continuosly offered creative and resourceful solutions to challenges. His colleague Frank was hard working and clearly very experienced in the craft. I will definitely hire Speranza & Son again.

Mark Dubois's Custom Carpentry did an amazing job finishing our basement. Our new space includes a 3/4 bathroom, game room and workout area. Mark even designed and built custom built-ins, making the final product exceed our expectations. Mark was in constant communication, prompt, neat (always cleaned up before leaving) and did high quality work within our budget. We had our kitchen gutted and totally redone by Bob and his crew. The end result was excellent and the price was excellent! Bob was very knowledgeable and responded quickly to our questions. Even when we asked him to redo things, Bob was happy to come back and do it right. He sub-contracted the electrical and plumbing work to licensed professionals, and it all passed inspection without a hitch. He and his crew were always friendly and professional.

I had a pleasure of hiring Russell for home floor repairing job (engineered hard wood). I would highly recommend Russell for such carpentry work. Based on this fantastic experience, I would consider him for other home repair/installation jobs (gutters, storm door, etc). I had a buckled (peaked) floor due to the seller/installer not leaving enough gaps at the edges to account for expansion of hard wood during summer. I had about 6 estimates, and by far, his pricing was the most reasonable. While most people charged per job, Russell quoted me an hourly rate. Some more reasonable than others. A few were flat out reluctant to do the job, due to its small size (maybe thought it was less profitable) despite the full day needed for its completion. By giving me a ridiculous quote (similar pricing to a new floor installation), they implied they didn't want to work. The job required removing the moldings from the impacted walls, removing all of tiles, then laying them again from the problematic area. He sticks to the quote and to his estimated time. He has a good pace and doesn't linger to buy time. Also, I found him to be very personable. The job was done to the utmost satisfaction. If you want an honest, hard working man to look after your home repair jobs, this would be the guy.

I hired HD construction to repair my deck and install trim and lattice around the perimeter. Heraldo was extremely responsive and was able to schedule me in shortly after he reviewed and quoted the job. The overall result was great and I was very happy with the work. I cannot say enough about my experience with EM Remodeling. Edson gave me a very fair price on several tasks in the house. He and his crew painted a ceiling, created a new railing for our deck, and disassembled and took away a rotting shed in our back yard. He finished all of them very quickly and on time. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
