Bob “the builder” as my family and I refer to him is my go-to contractor for any work we need done. Bob built our entire 3000 sq ft house 14 years ago and we have had him back several times since for new projects. He is a quality builder, honest, reliable and reasonably priced. When we wanted an extra 2 car garage, we called Bob and he constructed an exterior 2 car garage for us, which turned out beautiful. He worked with us on the size, style and layout and made sure it complimented our main house structure. Years later, when wind storms caused a tree to fall through my garage, I called Bob again to make the repair. He did everything from fixing the soffit, siding and gutters to reshingling the roof. As always, he was professional, responsive and understanding as I worked through the cumbersome insurance company process. Recently, I hired Bob again to build a large elevated composite deck. His workmanship is sound and of high quality, his prices are reasonable and I highly recommend him to others. Bob has been building for a long time and he knows his stuff. He and his crew show up promptly every day (even when it’s 98 degrees out!) and I appreciate that they work hard and make consistent progress until the job is done. He communicates with me regularly to keep me informed on the project. I continue to be happy with Bob’s work and will have him back again when we have another project for him. Thank you Bob for doing great work whenever we need it.

We met Umberto back in 2006 when we started to plan our remodeling project. He had been recommended to us by one of our neighbors. He took the time, week after week, to sit down with us and listen to our ideas and “needs”, trying to combine pre-existing structures, practical aspects and a new modern design. When he presented us with his first drafts, he already had several variations in mind, giving us the chance to explore various options. He was always open to suggestions and special requests. During the permit process, he collaborated closely with our land surveyor and structural engineer and represented us during hearings in front of the zoning board and building department. Umberto really facilitated the whole project, always keeping track of the necessary steps and communicating the progress. Unfortunately, it turned out that remodeling was far more expensive than we had thought, and despite “value engineering”, a complete new construction would be cheaper and more energy efficient. Aware of our concepts and “special needs”, Umberto was able to come up with a completely different plan for a brand new construction in record time. Limited to the pre-existing foot print, we had to make some concessions, but Umberto talked us through the options and made adjustments along the way. “Our” house could not have been built without Umberto’s diligent work ethic, his aptitude to listen and incorporate ideas and concepts into solid architectural designs, his communication skills and his flexibility to allow for last minute changes. Thank you Umberto for all your help. We couldn’t have done it without you!

My experience in working with Nancy Jane Sweeney. A year and a half ago I purchased a townhouse in Nashua, NewHampshire that I wanted to have completely renovated before I moved in. The general contractor hired to do the workintroduced me to Nancy Jane Sweeney, an interior designer who had worked withhim on other projects. I immediatelyliked Nancy, and she and the general contractor made a great team. Work was of the highest quality, scheduleswere maintained, and the costs were as anticipated. Last but not least, it was fun working withthe contractor and Nancy. The renovations included new kitchen, new bathrooms, new oakflooring, new tile floors in bathrooms, new gas fireplace and mantel, new lightfixtures throughout, window treatment, and selection of colors for the paintedwalls. I lived out of state at that time and would come to thetownhouse from time to time to meet with Nancy and the contractor. Nancy wasvery efficient in her use of time. For everymeeting, there was an agreed-to agenda and Nancy was well prepared. On one two-day session, we visited a plumbingsupply store and selected all the items needed for a new kitchen and newbathrooms, down to the last detail. Onthe second day, we selected new light fixtures. Prior to our meetings, Nancy had been in touch with a sales person ateach store. We had excellent service,and no time was wasted. During thisvisit we also decided on the paint colors for all the walls. Two intensive days, but very satisfying—andfun! It is said that the devil is in the detail, and Nancyhandled the myriad of details very well and with good humor. If I had any question or doubt about herrecommendation of choosing “A” over “B,” she would explain her choice and Icould then see she was right. Nancy is very talented, creative and well organized and hasa delightful personality. She isenergetic and able and loves a challenge.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
