Dave was professional, friendly and honest with his quotes. He did several jobs for me and I was very happy with all of them. He came when he said he would and finished them in the time he said he would. Dave did: 1) Repair siding from woodpecker damage and paint it. 2) Rip rotten wood from under deck. 3) Power-wash deck and and paint deck 4) Blow leaves so the property was good to show

My partner and I had our small kitchen redone this past summer and I couldn't be more happy with the results. Deciding to undertake a complete renovation is a very daunting task. Shopping for the right crew, streamlining ideas, budgeting, etc... its a huge job even before the physical work begins. I feel fortunate that we decided to go with Eduardo and Boston Best Construction. From the designer to the construction team, I felt he had an amazing crew handling our project. He was prompt with all questions comments and concerns. He listened to our ideas and helped fill in gaps with his experience and expertise. His team was clean and respectful to our home. Each day before they began work they took measures to protect our property and at the end of every day they spent time cleaning up never leaving a mess. Every time I walk into the house and see the kitchen it makes me overwhelmingly happy. Its perfect!! As a chef the kitchen is my sanctuary, and Eduardo created a beautiful place for me to create dishes for my partner, friends, and family. If you want a job done very well by an amazing team look no further.

In April my tensnts were moving out. Since I live in Florida and my house is in Rhode Island, I decided to get a property management company to take care of the property. I contacted Lyon property management and spoke with Jim. He had someone renting my house in May, to my surprise. I am very pleased with the company. They've kept me informed as to what is going on and I get my checks monthly with no problems. I would definitely recommend Lyon Property Management to anyone who needs a property management company.

He did some plaster repairs in a very expensive house for me. He was very neat and tidy. I did have a little trouble with scheduling but he always kept me informed so wasn't really a issue. I even gave him 3 other jobs at other properties.

We hired Russell to build a new newel post for our stairwell and install a new railing and spindles. We had sawed off the old newel post during a home construction project a year ago and did not have a picture or materials from the prior post. Russell was able to create a beautiful newel post from scratch which looks better than anything we could have bought in store. He was also committed to ensuring that the style of the post, railing, and spindles matched with our house. At our request, Russell returned to adjust something according to our wishes and even made suggestions to make the whole thing look even better. Russell was professional, honest, and came in at a great price. We appreciated his patience and willingness to deliver a product that we loved. We enjoyed working with Russell and love our new stair railing and hope to use him for future house projects!

.RMPaolino Construction was contracted to remodel my unfinished basement and install baseboard heat throughout my house. Mr. Paolino and his team did an outstanding job planning and accomplishing this difficult job. The work was scheduled so that it caused me very little inconvenience and all phases of the job were completed on schedule. All of the work and construction materials were of professional grade, and the overall price tag was more than reasonable. I intend to hire Mr. Paolino to do other work on my property. Because my house is 114 years old, many adjustments and accommodations had to be made in order to accomplish everything I wanted. Nevertheless, Mr. Paolino worked around all of the obstacles and got everything done that I requested. And it looks great. I highly recommend his services. The overall project included the items listed below. 1. Cleared the basement of all junk and debris. 2. Removed the old boiler from the basement and 12 radiators and pipes throughout the house. 3. Removed all of the old steam piping, old excess electrical wires and unused gas lines running through the basement. 4. Removed all artificial walls, ceilings and floors throughout the basement. 5. Installed a brand new modern boiler and enclosed it with walls with sliding doors for access. 6. Installed baseboard heaters throughout the three-story house. 7. Replaced numerous copper water pipes with fiberglass pipes and insulated the copper piping that was not replaced. 8. Replaced seven basement windows with new windows. 9. Restored the worn brick walls of the basement 10. Framed the entire basement and installed insulation. 11. Installed and painted dry wall throughout the basement. 12. The electrical circuit box was replaced and electrical and cable ready outlets were installed all around the walls. The electrical circuit breaker, gas meter and water meter were enclosed in a small room with an access door. 13. A utility area was created on a raised platform where a washer, dryer, and sink were installed. 14. The basement floor was covered with an industrial strength carpet. 15. A drop ceiling with large panels with embedded florescent lights was installed.

Bruno sent his Thumbtack estimates in a timely manner and then stopped by as per our appointment to discuss the work. He and his crew showed up according to our schedule and performed a super job. He fixed several cracks on a large retaining wall in front of my property and the did repairs to 2 sets of steps, a section of sidewalk, and several areas of my foundation that needed skimcoating. It looks great! He will be returning to do some further work on one of the sets of steps. He's honest and easy to work with. Highly recommended.

This was a fairly large project. Mike and his team were there from the beginning ~ planning stage to the end. Mike's experience was helpful when it came to the types of flowers and shrubs needed for our yard. He helped us pick out walking stones for our front pathway, pebbles for around the pool, privacy bushes, flowers for the rock garden, etc, etc. We really can't say enough about how caring he was with trying to keep our vision. His quote was very reasonable and he let us know what was going on from day to day. We would highly recommend MSB Property. Would not hesitate to call Mike back for future projects.

If I could give Pietro and his company 6 stars- I would do so without hesitation! The man is amazing- got me out of a tough spot with a dishonest renovation contractor, and was able to fill my vacancy with top notch renters when another realtor had let it sit vacant for months. He is hard working, available, responsive, and a total breath of fresh air in the real estate/ property management field. As I have told him- I wish you could be cloned and your clones fill all businesses. :) with the same work ethic and honesty.

Steve Hornsby was very helpful in the transition process...going from developer management to a professional property manager. It was hard making the decision to give control over to an outside party but in working with Steve we feel it was the right thing to do. Steve is knowledgeable, caring, and confident in what he does. He has many contacts that are advantageous to the small condo organization.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
