We worked with Steve and Joe for an asphalt roof, soffit ventilation, and a roof repair on a sun room from a fallen tree. Steve was great to work with and he was the most communicative of the 10 or so roofing estimates we inquired about. I asked many technical questions as I am an engineer and very detail oriented by nature. They did everything they said they would do and did a quality job. Steve stuck out from the beginning as he called our town building department to find our local codes to find out what was legal as other conractrors were saying that you could put a metal roof over 2 layers of asphalt roof. The roof and sunroom repair was done over 2 days and they cleaned up the yard pretty well. Steve was always easy to get a hold of and really had awesome customer service. They are not the cheapest gig in town but you can trust them and they do quality work. I would hire again. Feel free to get in touch if you have any questions about my experience

Eduardo and his team did an amazing job on our dormer addition/bathroom renovation. Its difficult renovating and building in an occupied home and he and his crew were nothing but gentlemanly, respectful and kind. They kept the house and work space as clean as possible and were very respectful of our private space. The project fell directly within the schedule allotted in our contract and true to his word, there were zero changes orders even as we adjusted elements along the way. Eduardo himself is a very easy person to work with. He is always available and will respond to any concern or need any time of the day or night. If you’ve ever done any sort of renovation, I don’t think there’s anything more highly to compliment than responsiveness and Eduardo scores a 10 in that category. The end result is the bathroom we dreamed off, inside and out. The tile work is amazing and we are equally impressed with the exterior finishing and detailed time spent matching the new to old on our 1890’s home. We would not hesitate to contact Boston Best Construction for future projects, knowing the time and attention we would receive. We hired Joe Speranza to repair and reinforce a large deck and build a step from the driveway to the porch. Joe and Frank did a wonderful job on the porch and made a great suggestion for the step, which came out beautiful! It really improves the curb appeal of our home and is not only functional but attractive. We would highly recommend them for any job. They were on time, kept us informed, did superior work, and cleaned up at the end of each work day. We had quotes that were cheaper but strongly felt Joe would provide us the best results, and he didn't disappoint! We will definitely contact him again as work comes up.

Mr. Andriello came to my condo to access an ice dam in a 6 unit building. He gave me a quote later the same day and was prepared to work the following day. He arrived at the designated time and completed the job within 4 hours. He removed all ice from the walkways that had fallen from the roof. In addition, he sprinkled ice melt on the walkways to ensure the safety of the owners. I am impressed with Mr. Andriello's professionalism and attention to details (applying ice melt). I recommend his services.

We hired GT companies to rehab 2 full bathrooms in an apartment building. I would absolutely hire them again. They were reasonably priced as well as workmanship was incredible. We were not able to be present throughout construction, however we were kept informed with pictures of the construction process. They started and completed construction as promised. Both apartments were cleaned during and after construction. I would highly recommend GT Companies.

I thought Brian and his team at Master Jerry did a great job. There was a small miss regarding a building permit, but, overall he gave us exactly what we wanted for a deck and even did it 2 days ahead of schedule. I highly recommend him for any deck / porch job and will be reaching out to him for some projects my wife and I are planning for 2019.

Stan and his team were initially hired to replace and install gutters. He was able to point out additional issues that did need to be addressed including a weakened upper deck, fascia boards, and a door thresh hold. He always provided a written estimate and kept in good communications regarding all work to be done. His team cleaned up daily, were courteous and helpful. As this is an older house built in 1865, it will always need some repairs, so I will likely have him do additional work in the future. Thanks Stan.

I can't say enough about Jon and his work. He is easy to work with, coordinates his work well with plumbers and electricians and will notify you of issues that should be corrected. He also reviews the budget and we did agree to an update based on some additional work we requested and some that he suggested. Super guy and skilled craftsman. First of all Joe is thorough, competent and reasonably priced. He enjoys what he does and takes pride in his work. We started off needing a few repairs, and a couple unique custom projects done to a cherished antique home - and he more than delivered by coming up with a solution and building a custom door as a partition for the home which matched a 19th century barn door in that same area. His work is amazing! Definitely will continue having him do work at our home and highly recommend to neighbors and friends!

We hired Ransford to put a deck on the back of our house. Ransford was a pleasure to work with. He met with us to initially get our thoughts on our project and immediately sketched up a rough view of the deck attached to the house and a detailed breakdown of the work that was needed including plans, inspections, materials and removal of old stairs. We made some modifications and drew up an agreement. We made one change to the project after we started which was to make the deck wider. Ransford was able to accomodate us and work with our surveyor and the town of Needham to amend the plans. He and his crew worked through some extremely hot days and built our deck quickly and professionally. We were thrilled with his attention to detail and how much work he put in to building a strong foundation and framing. He also made some suggestions on the layout of the pattern on the decking which we really appreciate. We love the deck. We would not hesitate to recommend Ransford to anyone who asks and we have already made plans to have him do other work on our house.

Umberto designed my family's home, and I fell in love with the space that he created. He designed a multi-story brick home with windows that appear to wrap around corners and stretch nearly floor to ceiling letting in as much of the Boston sunlight as appears in the sky. Umberto's talent is obvious in his ability to marry two opposite characteristics. He created an interior with high ceilings and skylights that gives one the feeling of space and air while at the same time creating little nooks in different areas of the home that are cozy places where you can read a book or listen to music. The unique design of our home also allows us to entertain many friends and family with ease but at the same time is just perfect for everyday living. I just love how our home feels.

The job was to completely remodel my kitchen, including incorporating another room, opening the kitchen to the dining room, relocating the powder room and adding a mudroom. J.L. Stone was great. Very neat. They sealed off the construction and I was amazed at how little dust got through, even during demolition. They were very respectful of me living in my home during the remodeling. The specifications and allowances were clear. I wanted to be able to use the kitchen by the first day of school and they met my timeframe. Most important, the finished product was beautiful and still is, several years later. I was so pleased with the company's work that I hired them to build a patio and pergola in my backyard. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
