I booked the project with OSA just one week before I moved in my new condo. There are plenty of jobs needed to be done, like install all appliances, replace old vanity, replace all old valves, replace new toilet, install new lights, put floor tile and wall tile in my bathroom, and so on. Thankfully, OSA finished all projects before the day I moved in with high work quality, I really appreciate it. Also, they are very trustful, I gave my home key to them so they can come any time to do the work. I would definitely recommend OSA to all my friends who needs to do electricity, plumb job for their house or condo.

Carlos was awesome! He always showed up when he said he would, his price is very reasonable and i felt very comfortable with him in our house alone while we were at work! He did a major kitchen/bath remodel for us on our very old house which could have been a nightmare but he was able to clean up old wiring and install new in a timely, cost effective manor. He will be our go to electrician in the future!

It is an absolute pleasure to write about the experience i had with stella. I bought a home in lexington and i was not impressed with the colors used on the tile on the first floor bathroom. I called some local companies to get an estimate on re-tiling the entire bathroom and when i dealt with eric, it was a hands down decision. Dealing with this company was nothing short of a delight. They were professional, honest, fairly priced as well as knowledgeable on their product and installation. It was comfortable the tile installer David having them in my house, as he was extraordinarily quiet and respectful. Clean and neat, a mess was never left in my home. On top of it all, the work was impeccable, as he was very precise in his work. I have already recommended Stella to a few friends and would absolutely promote for anyone to use them!!!!

I hired Bob for a leaking toilet. He was prompt and very flexible. I work full time and he was able to accommodate my schedule. Toilet was fixed. I called him again to install appliances. Again he was very flexible and changed his schedule to accommodate mine. Also I needed my heater fixed. He got it working, but then more air got in the line and the zone stopped working again. I called him and he came to my rescue the next day (which happened to be Sunday) and was able to fix the problem. I am grateful to have found someone so versatile, reliable, and flexible. I will be hiring him many more times. You won't be sorry to hire this company, but don' t keep him too busy because I need him! 😄

ER Construction is by far the best company we have ever had do work on our home. We have had some horrible experiences in the past with contractors who didn't show up, finish work promised, were sloppy and rude. ER Construction has finished all the work in our 1850 colonial and it has surpassed our expectations. The painting, floor refinishing, ceiling repair, and floor installation has been incredible and we are having them paint the exterior as well. We are very happy and satisfied and are recommending them to everyone we know!

5+ Stars! Corey was as responsive, punctual, diligent and reliable as one could expect. Respected the estimate to the dot, arrived right at the agreed time, and took care of the repairs (storm door removal and installation of a new one) within the time frame he estimated. His friendly and positive attitude was an icing on the cake! Will be sure to engage him for future projects, no questions about it!

Bryan came out to patch up a good sized hole in my ceiling. When he came out, I popped another ceiling repair on him in my kitchen and he was very accommodating and did both repairs on the same day. He is a gentleman to work with, he communicated with me throughout the process, and left the work areas clean when he left.

.RMPaolino Construction was contracted to remodel my unfinished basement and install baseboard heat throughout my house. Mr. Paolino and his team did an outstanding job planning and accomplishing this difficult job. The work was scheduled so that it caused me very little inconvenience and all phases of the job were completed on schedule. All of the work and construction materials were of professional grade, and the overall price tag was more than reasonable. I intend to hire Mr. Paolino to do other work on my property. Because my house is 114 years old, many adjustments and accommodations had to be made in order to accomplish everything I wanted. Nevertheless, Mr. Paolino worked around all of the obstacles and got everything done that I requested. And it looks great. I highly recommend his services. The overall project included the items listed below. 1. Cleared the basement of all junk and debris. 2. Removed the old boiler from the basement and 12 radiators and pipes throughout the house. 3. Removed all of the old steam piping, old excess electrical wires and unused gas lines running through the basement. 4. Removed all artificial walls, ceilings and floors throughout the basement. 5. Installed a brand new modern boiler and enclosed it with walls with sliding doors for access. 6. Installed baseboard heaters throughout the three-story house. 7. Replaced numerous copper water pipes with fiberglass pipes and insulated the copper piping that was not replaced. 8. Replaced seven basement windows with new windows. 9. Restored the worn brick walls of the basement 10. Framed the entire basement and installed insulation. 11. Installed and painted dry wall throughout the basement. 12. The electrical circuit box was replaced and electrical and cable ready outlets were installed all around the walls. The electrical circuit breaker, gas meter and water meter were enclosed in a small room with an access door. 13. A utility area was created on a raised platform where a washer, dryer, and sink were installed. 14. The basement floor was covered with an industrial strength carpet. 15. A drop ceiling with large panels with embedded florescent lights was installed.

Ken and his team did an excellent job on our project. They managed to completely rebuild - in one day! - an under-the-stairs shed my father had "started". Better than we could've even imagined. Highly recommend them and will absolutely use again.

Great work, efficient, professional. I hired them for random handyman needs for moving into a new home: installing pull-out shelves, hanging pictures & mirrors, installing a/c units, etc. I hope to use them again!

Project was simple enough (for a professional): remove old deck and rotten wood from both balconies from a third-floor condo and install composite everywhere! Greg made it very simple for us, asking questions and taking into account our requirements. He proposed several models and showed us a few samples to give us a better idea. Every step was taken with his professional opinion in mind. He actually made it very easy for us: by email, SMS, phone calls, there wasn't a day without a back and forth conversation and Greg always made himself available. Once decided, we didn't have to wait long to receive a quote which was really reasonable. It took a total of four days for his team (his brother was also part of it) to beat the rain and finish both decks on time. Result is fantastic! Greg really nailed it and my wife and I deeply thank him for the great outcome. He also scheduled a meeting with another person to have an awning installed (in progress). Soon enough, the whole family will be able to enjoy both decks for the rest of the summer, not feeling ashamed of the state of advanced decomposition in which they were before. Instead, we are now the proud owners of two beautiful balconies, thanks to him. Not to mention that they are now splinter-free, which makes it safer for our kids. I wouldn't question Greg's professionalism for one second. He stands by his work and asks for feedback, which demonstrates the seriousness of his business. Combine this quality with great communication skills, you have here the perfect guy for the job. By the way, the condo association is currently working on a plan to have him come over and fix our window frames and trims. Once you find your carpenter, you don't want to let him go, do you?

Thiago did an amazing job completely remodeling our bathroom. He laid out new flooring, installed a new toilet, vanity and mirror then built our shower tile by tile... beautiful herringbone from floor to ceiling! He definitely went out of his way to fix things, such as mold and wood rot, at no extra cost to ensure we received a high quality bathroom that wouldn’t have issues down the line. He takes pride in his work and this shows in the quality of the finished product.

My yard was full of leaves. They did a great job cleaning my lawn and everywhere else where leaves were spread including the flower beds, my patio etc. They also did install a window in my shed and repaired one side of the shed which was rotted. They were very professional, courteous, and finished the jobs in a timely manner. The cost of the work was very reasonable. They did some extra work without asking for additional money. I definitely recommend them and thinking of hiring them again for another job.

Total kitchen remodel. Came out just as I hoped it would. Jason is very professional and courteous. I was surprised by how quickly he demoed and installed new cabinets. (3days). If not for the wait on the granite company, the remodel would have been completed in a week. My favorite part was the all inclusive price..demo, new cabinets, stainless appliances, sink, granite, backsplash, he does it all. Very affordable, and quick. Highly recommend Sousa Houses to Homes for any of your remodeling needs.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
