Fantastic! I had been trying to DIY the installation of an IKEA bathroom sink and had gotten as far as I could on my new homeowner skills. The snag was connecting IKEA's supplied drain pipes to proper American plumbing. Eric came in on short notice, late at night, and was kind enough to teach me a few plumbing tricks along the way - which was absolutely what I needed! Pleasure to work with and happy to hire again.

I hired John to mount my TV. He was very professional and knowledgeable. When we ran into a problem with the wiring in my house he was quick to have a remedy (multiple options for me to choose from). His work was neat, he worked fast, and knew exactly what to do. I am certainly going to hire him again for other TV's in my house as well as any other small jobs I might have. Thanks John!!

Shujaur from Renew Home did a fantastic job hanging two heavy mirrors, and installing a new mailbox, door hooks, and door knocker. He was meticulous about measuring prior to putting holes in my walls, and did an excellent job of cleanup. I would definitely use him again for future projects.

Elsayed is absolutely pleasant work with, originally he was hired to replace my old dishwasher with a new one (sounded like a simple job but IT WAS NOT). When he looked at the old dishwasher installation he said that old one might still be working because it was not hooked up properly. So he spent couple of hours looking into it and found that there was a plumbing and electrical issue which he took care of it (at least couple of hours worth of work). He helped load the new one and return it as well which saved me money. Thanks so much. I will hire him 100% in future. Lastly his pricing is very moderate. Thanks, Yogesh

Jose did a great job installing our PAX closet system. He is very friendly and understood exactly how we wanted the closet setup based on my printouts and drawings. This was a complicated five frame wardrobe with doors, interior and overhead LEDs and it all came out perfectly. Jose was competitive with pricing and communicated very quickly. He replied to my request in under one hour and was available the next day. Since Jose worked alone, the job took about nine hours to complete, so keep in mind how complicated your job is and if you want Jose to bring an assistant to work with him. He stacked all of our boxes very neatly for easy disposal. I would recommend that he brings a small shop-vac for easier clean-up.

when my hot water heater failed on a Friday i was referred to Thumbtack as a means to find a qualified Licensed plumber to complete the work. And i found that guy in Mark. His online response was immediate and his followup was great. He showed up at 10 am Sunday am as promised. He accomodated less than ideal delivery conditions in a crowded basement , his installation and cleanup was better than expected and he did it with great customer skills. I am keeping his business card for future plumbing requirements as i feel confident in his workmanship and satisfied with his competitive pricing Kevin Todd

We hired 99Handy to install a washer and gas dryer. Installation was great, only issue was apparently someone was supposed to call and move our 10am appointment to 2pm, and never did. We waited around for more than an hour before calling them to discover the scheduling issue.

Wagner had to come few times for that installation. The contractor didn't finish his job on time and therefore Wagner could not complete the job. He came as much as needed (also after the payment - not trivial from my experience) and made sure that the job was completed at the best he could!

Chad fixed a 35 year-old, cranky, crank-out, casement window in my home today. This was a very tricky project, and Chad went above and beyond: looking for solutions online, contacting the manufacturer, etc. Someone else might have given up, but he stuck with it. He doesn’t like not being able to figure out a problem. He is very courteous, wears booties in the house, cleans up everything when he’s finished (and believe me, not everyone does this). He fixed my window, and I would not hesitate to hire him again to do work in my home. Very fair pricing as well. Great service!

Superior Painting was very good about staying in touch through the process. In addition to cleaning, sanding, and staining the deck, they also installed a new mailbox. I’d certainly hire them again if I had an exterior project.

I needed two ceiling fans installed within a very short period of time. Akil answered right away, was extremely courteous and professional. He was able to adjust his schedule to get to my project the same day and was more than fair on his pricing. We agreed on a price beforehand, he stuck to it upon completion- absolutely no surprises. He treated my home as if it were his own making sure the mess from the job (dust, wire clippings & debris) was cleaned up before leaving; even cleaning as he went. Bottom line is, as a homeowner, I’ve now found a dependable handyman I know I can trust and that is an invaluable commodity! You won’t be disappointed hiring him for your home projects. Thanks again Akil; my family noticed the new fans immediately at the party and were all very impressed!

Shawn did a really great job with the project as well as working through some unexpected bumps. I had him dismantle and install bathroom fixtures (vanity, electric, mirror, accessories) and I appreciated how detailed and clean he was in the process. Shawn was also very flexible with my schedule which I really appreciated. We're still in the middle of this project, but I would highly recommend!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
