EES Services did a great job! They replaced our flue in a 100 year old house, so no easy task with the old chimney etc....but EES arrived on time, with a smile and got to work. "After some miscommunication on the initially agreed upon time, Tim called me this following morning to apologize and see if they could come by to move the furniture that day. I wasn't available to answer the call and tried to call him back. While the phone was ringing, my doorbell rang. It was Tim and a helper asking if he could move the furniture. I very much appreciated his initiative and willingness to apologize. (It's incredible how many contractors we've had who lack both.) They moved our items upstairs with minimal damage. It wasn't an easy task to get our couch up the stairs and around the turn, but he took great care and breaks when needed, which is exactly what we wanted."

I can't recommend the Brandon Contractor team highly enough. I had a small construction project that needed to be done urgently the week between Christmas and New Years. I called and explained my situation, and not only did they come out that night to give me a quote, but the job was completely finished the next day. They gave me a reasonable price and further advice about how to fix the issue. I really appreciated the service that I got from them, especially considering that it was a small job, on short notice, and that it was the week of Christmas. They did great work and I would not hesitate to hire them again.

Patrick's work is second to none. He took the time to make sure the wheelchair ramp for my father was ADA compliant. His entire concern throughout the job was to maintain my dad's safety and comfort. Also, not only is the ramp very sturdy, it looks nice too. When the job was finished, there was absolutely no mess. Everything was cleaned like the construction never happened! I am so glad we selected MJ Home Services LLC for our home's basement waterproofing project. We listed the project on Thumbtack and had 3 companies respond, MJ Homes Services was one of them. One of the other companies came with a complicated and insulting sales process, that had us spending two hours looking at few brochures and lots of out of business company records of former competitors while recommending options to leave our basement busted up with another project to renovate. MJ Homes Services was different. Apart from being the first to respond and show up for a free inspection, they were very professional and studied our home's problems in detail. They were genuinely interested in solving the problem, once and for all rather than just earning the business. They came out twice for pre project assessment. The owner of the company, John, came and lead the design of the solution to remedy our flooding problems. The solution was comprehensive tackling the problem from all directions e.g. Competitive French Drain Network, Landscape Grading, Awning Construction, Sump Pump flow redirection, Concrete Patio Demolition, Surrounding Neighbor Water Flow Analysis etc. When the project started, just like most constructions, the crew ran into issues with valid grounds for variation. Rather, Brian and the team under John's leadership took the professional route to honor their commitment to working within our budget. In fact, the crew were so professionally that they made innovative design and construction choices should have costed us about 5 thousands dollars more for the project. I could not help but think what would have happened if we went with the other company. They would have been so rigid on the approach and inflexible with scope. I have no doubt in my mind that MJ Homes Services was a God sent answer to our home's basement floodings problem because we had spent thousands over the years on different remedies including a complicated sump pump system with another company to no avail. Finally, when it comes to being responsiveness and customer delight, Melissa of MJ Home Services is the Queen of it. She kept us up to date before, during and at project completion. During the project, it was on a day-to-day basis. She was also able to work with the crew to achieve a scope that's truly above contract. I am very grateful to have MJ Homes Services work on our home project. I will certainly look forward to any opportunity to use their services in future.

Initially my reason for contacting Deck Professionals (DP) was to have a patio installed but because of the size of the patio and materials I wanted, I was unable to afford the patio at this time. However, after sitting with the salesperson who came out, we were able to decide on having a deck constructed/installed at a very reasonable cost. Unfortunately, the staff constructing the deck did not speak English and therefore, there was little to no communication which resulted in some problems which were not resolved even after contacting DP with my concern. My garage door which I opened with a remote so workers could store tools or supplies is apparently broken because the workers some how pulled the door down without the remote and now the garage door does not open. The workers told their supervisor they did not close the door, but there was no one in my home except me. At the end of the day, when I went out to check on the guys they were gone and the garage door was down. I attempted to use the remote to open the garage door but it did not budge. I contacted DP on two occasions regarding my concerns. They never sent anyone out to investigate the issue and the staff supervisor never came by to even inspect the deck after it was completed. I felt if he came by I could point out some minor issues I had with the deck as well as discuss the garage door and come to some resolution. While I have homeowner's insurance I do have to pay a deductible and I explained this to DP but have received no response or assistance. I am not mechanically inclined and thought maybe the issue with the garage door could be something minor and possibly the supervisor could correct the problem but he never contacted me. The deck looks great and I have received several compliments. My four issues: 1) Non English speaking staff working and I was unable to communicate with them. 2) Garage door broken by staff, they denied breaking or using the door. No assistance or corrective action taken to resolve the issue or satisfy me as a customer. 3) Supervisor for staff came to my property on one occasion which was to initially bring staff to discuss the location of the deck to be installed. 4) Once deck was completed "NO ONE" came out to do a final inspection of the deck or to formally speak with me with regard to my broken garage door. I honored my contract and paid the entire cost of the deck. However, DP did not ensure the Supervisor came out to investigate my concern with my garage door or to perform an inspection of the deck. I can only say if you do not speak Spanish, you should request that someone speaking English fluently be onsite at all times because none of the workers could communicate with me. I actually used an online translator to instruct the workers to use the side door of the garage.

The worst part about the projects we had completed with Angel are that they're over, so we don't get to see Angel on a daily basis any more. Over the span of the last several months Angel and his team have completed several projects for us, and every one has been done with extreme focus on doing things the right way and making sure we're happy with the outcome. Angel really can do it all, from plumbing to electrical to carpentry to drywall and beyond. There's nothing we've asked of him that he's not been able to excel at. The projects he's completed for us include: 1) Rewiring and replumbing our entire basement which was a mess of 60 years worth of "DIY" jobs gone wrong and old wiring that needed to be replaced. He called out a plumbing issue he saw (corroded pipes that water would fall from if they were tapped), which we hadn't originally asked him to do because we didn't know it was a problem. He quickly replaced all of the main lines coming into the house and those feeding into the first floor. 2) Replaced 6 basement windows for us that had been causing water issues. He and his team had to repair and replace a great deal of damaged concrete and framing to get the new windows in, and I can't even begin to tell you how much of a difference it's made in our basement. We had actually consulted with two other "window installers" about the job, and they both came in with ridiculous costs, and weren't even going to address the issues we raised to them. Like I said, Angel focuses on getting everything done right. 3) Our freaking awesome kitchen remodel!!! Angel and his team demoed our old kitchen, moved all of our gas, plumbing, and electrical lines (and installed new ones), moved a load baring wall, installed new flooring, built and installed our cabinets, and installed our appliances. The result is absolutely everything I dreamed. If you're looking for someone to help out with some small tasks around the house, or to do major construction for you, I simply could not recommend Angel more highly. He's honest, trustworthy, kind, and extremely talented at his trades.

Julio was fantastic! I bought an old house with a structural beam issue. I was looking for someone to give me a straight answer on what needed to be done. Julio explained every step to me and why he proposing to do the work that way. He gave me hands down the best estimate, in price and detail of work. Julio started work exactly when he told me he would, sent me pictures and texts throughout the process, and finished ahead of schedule. He went above and beyond by adding some hardware that he felt was needed for structural reasons, but stuck to his original price estimate. I plan to call Julio for other construction needs I have. He's a great guy, will be real with you, show up on time, and do great work for a great price!

We had Wrangler Construction repair our roof after we had damage from storms. Bryon responded quickly to our request with a quote and details on the estimated work. Their pricing was competitive and they were willing to work with our schedules. We spoke on the phone and the next day Bryon met at our house to repair the roof. The price and estimated time were exact and Bryon was very friendly and professional. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning.
