We moved into a two-bedroom house and our designer recommended EBRR as a general contractor for our major renovation projects. Luis, the project manager, came in, listened to all our needs and specificity notated our request. We had a complete estimate for everything within only a few days including cost and time frames. Barry and EBRR was able to accommodate with all architect's drawings, all subcontractors and permits. The work was done on time and within budget, even with the inevitable surprises that always come up during renovation. They were punctual, always respectful and very neat.

I hired him just two days before my move. He came with 4 helpers, they had my whole apartment packed up in their trailer in 25 minutes (I had several bags and boxes, and all my living room and bedroom furniture)! He charged me exactly what he quoted me! Staff were all professional. I didn't lift a finger and I never will again! Will definitely use them the next time I move.

Dante and his assistant, Donald, were at my house yesterday. On time and then some, they set out to transform the first floor. Every bit of junk was removed from the deck, including what was in the storage units out back (they wear gloves, thank goodness!). My son and I are moving out-of-state, so I also wanted Dante to clean my living room carpet. We've had a great landlord who deserves the best. She got it! This place looks brand new! I'm so tickled with Dante's service - and his price (unbelievable) - that I've asked him to return on Friday to clean the upstairs. And he's also going to carry the bigger pieces of furniture on the second floor to my PODS container. He's a FIND. And I thank Thumbtack for sending him to me :) God bless ALL of you!

I cannot say enough good things about RB Construction (Remberto and his crew) on their work during our kitchen relocation. Honest, fair, reasonable price, quick and resourceful. You cannot beat their prices. I tried to on drywall, cabinet installation, painting, carpentry finish and tile work and nobody came close To make a long story short, I had him out to bid on patching drywall after electrician ran wiring and ending up hiring Remberto to finish the entire kitchen. We live in a house built in the 1930s and moved our old galley kitchen to the family room. Remberto and crew did a beautiful job on the tile work to include all the difficult subflooring work. They also did an excellent job on drywall and smoothing out transition with old plaster. Finally, they did an amazing job on installation of kitchen cabinets despite the fact that none of the walls were square or the ceiling level, as well as the custom installation of a 300 lb. country sink. They are true craftsmen! I wish I would have found Remberto when I start my remodel job. He would have saved me time, money and headaches.

Francisco installed wallpaper in three rooms in our flat. One large living room, a foyer, and one bedroom. In particular, the wallpaper for the living room and foyer was natural grasscloth, a challenging material. Francisco was extremely professional and reliable. That was not a surprise because in the conversations leading up to the job he was very responsive and flexible. The big surprise was the high quality of his work. He is into the little details that make a job a work of art. He takes pride in the final effect and in the process. In addition, he is extremely neat and hard-working, and finished the job ahead of time. I will use Francisco over and over again and highly recommend him.

Highly recommend! Jenrri and his team did new drywall on my kitchen ceiling and you can not even see where the old ceiling starts in the dining room/living room and merges with the new ceiling in the kitchen. There were a number of really tricky things to deal with including a lot of unlevel areas, different ceiling thicknesses to match up to, and Jenrri even found the perfect custom shade of white paint to match the old ceiling area which saved me from having to repaint everything. His team works quickly and they took care to limit the sanding dust from getting all over my house. I'm very happy with the end result. Thank you!

Gios Builder did such wonderful job on redoing my bathroom. I live in an old house so the master bathroom is not very big. They helped getting everything the perfect size so it feels way bigger and is super practical. The crew was super clean and profesional. They redid everything: floor, tile, installed shower door, installed a new vanity and top, new lighting, paint, etc. The best part is that it is really gorgeous, and the quality of the work is outstanding. We have been using it for 3 weeks now. I am so happy with my new bathroom! Thanks to Giovani and Manuel for a work well done.

Marvin and his crew were excellent. I could not have asked for a better experience as a first time user of this website. We had our dining room, living room, family room and kitchen all painted within a day. I asked about painting my stairway and upstairs hallway and they came back the very next day and finished the job in less than 3 hours. He and his crew were timely, extremely professional, clean and the results were phenomenal. I would highly recommend R&D remodeling for interior painting.

My wife and I hired Paul to paint our basement, kitchen, dining room, master bedroom and living room before we moved in to our new home. We are extremely pleased with the service provided and it was all done at a very reasonable price. Paul was very personable, punctual and responsive during the whole process. We have a few more rooms left in our home and if we were to get them painted, we would not hesitate to contact Paul for the job!

I needed someone to refresh and re-design my laundry room (if you can even call what I had a room!). Patrick came over to look at the present situation and the surrounding areas. Within a very quick time, he visualized a design, analyzed the pragmatics, and suggested in a clear and reasonable fashion a possible alternative. I had had no ideas of my own, but I knew a change was necessary. I liked his ideas and his quote was reasonable, and so I decided to proceed. Patrick dove in, repurposing old materials from the minor demolition, as well as acquiring new, appropriate, and improved materials. He was creative, hard-working, conscientious, problem-solving, responsible and timely, and always excellent with his clean-up. And his skills were versatile: carpentry, painting, minor wiring and moving of light fixtures, minor plumbing and moving of plumbing fixtures. The result was fantastic aesthetically and way more comfortable than the original layout. Additionally, the surrounding areas were improved, as the flow was changed, i.e. one now loops through the laundry room area from two entrances. I am thrilled with the new space and Patrick was a pleasure to work with. It is rare to find someone of his talents, spanning from construction knowledge and hands-on home repair to final decorating vision and implementation. I highly recommend Stare's Restorations.

I contracted Unlimited Resources, Inc. for a designer paint job and the installation of exotic hardwood floors throughout my living room and family room and ceramic flooring in the kitchen. I was hesitant about the paint combination because I was stepping outside of my box but Mr. Litman advised me through the purchases and I was thoroughly pleased with the end result. I picked out a very expensive exotic wood which would have to be ordered and would take weeks to arrive and I was working within a tight timeline to have the work completed. Mr. Litman was able to locate the wood in the metropolitan area and completed the project in an expeditious manner. My neighbors and family have asked to see the finished work and I've received rave reviews! I wouldn't hesitate to use Unlimited Resources, Inc. for future home improvement endeavors.

I tried to write a review last week about the wonderful experience I had with MJ Home Services but by mistake I clicked the post review button before I had a chance to write my review. Therefore this review is in addition to the other review dated 12-22-12 from Mark S. I used MJ Home Services to treat mold in my attic, clean my ventilation system and carpets throughout my entire house, fix a leaking toilet, and to repair some drywall in my living room that was damaged by water in several places (due to the toilet on the floor above it apparently slowing leaking over a perioid of years). Due to my busy work schedule, John and Wayne (workman who came to my house) were extremely accommodating and flexible by performing the above services on a Saturday, a Sunday, and on a Wednesday night. All of the above services were performed with superior workmanship and at very reasonable prices. I know this because I had 2 other estimates before I selected MJ Home Services to perform the work. John was extremely knowledgeable about all of the above services performed. In addition, both John and Wayne were very neat, professional and courteous when performing all the work. In summary, if you want superior workmanshipcombined with very reasonable prices you owe it to yourself to use mJ Home Services for any water damage, mold, ventilation system or carpet cleaning services.

Hi, Richard and his Ramon complete this kitchen renovation for me 4 months ago. I've a little tardy in giving them my review but its better late then never. They did a wonderful job on my home renovation, though we had some communication issues in the beginning but you have to understand how these contractors work. It felt like forever but not having a kitchen can feel like forever. The complete my whole kitchen, mud room, first floor powder room, and upstairs bathroom within a month. My and my fiance area bit hands on, so we did choose and pick all the materials that you see in the picture and we bought most of the materials and had it delivered to the house. They are down to earth guys, and sometimes you have to hold them by the neck but they still did a wonderful job. Everyone loves the kitchen now and its going to give my house sell appeal when its that time to upgrade.

Henry and his team were awesome! They were nice and did a really great job on our home. We hired them to paint our Foyer and Upstairs Hallway, Family Room, Formal Living Room, and two kids bedroom. Henry and his team went above and beyond what they were asked to do. My wife picked colors for an area and when painted she was visibly upset by the way the natural sunlight significantly changed the color so Henry and his team were so kind to make suggestions and test paint small areas for her so that she would see exactly what the finished product would like and this made all the difference to my wife. They were precise and careful not to damage any household items and they were very thorough and clean in all of their work. I will definitely be hiring Henry and team again with more projects in the future!!!

We hired Squash Blossom to manage $35,000 of improvements on a house we just purchased, using an FHA 203k loan. Larry was dependable, creative, and proactive and we will not hesitate to use him again in the future. The house was purchased as-is and needed a new HVAC system, significant electrical work, and a variety of carpentry tasks, including taking down an interior wall. The previous owner also left us with a mess of outstanding permits on work he had covered up without inspection. As first-time home buyers, Larry’s vast knowledge of all aspects of residential construction and his experience navigating 203k loans and Baltimore City’s housing department were irreplaceable. In the process of getting the house permitted for occupancy, significant additional work was required by the inspectors. Larry kept the project moving as quickly as possible and was creative and open about suggesting ways to both get the job done and to minimize costs. He was committed to doing what was needed to get us into the house, and quick to take on the additional work that was ultimately required. Larry’s crew has an eye for quality. Specifically, they dismantled a part of an interior living room wall and repaired the surrounding wall. This included installing drywall on a curved wall and finding a matching stain for the newly exposed hardwood floor. Their work was excellent. Larry was dependable, clear, and quick to respond to communication. When there was a city-related delay or laborious inspector requirements out of our control, Larry was quick to provide updates and options for how to move forward. I would highly recommend Larry and his crew for their reliability, quality, creative problem-solving, and vast knowledge of the various aspect of successful residential construction.

Jason created built-in bookshelves and cabinets along the major wall in my living room. After incorporating my input in the design and construction, Jason got to his meticulous work. He remembered even the smallest details that I never would've thought of from matching the crown molding to a T, running the wooden strip around the bottom of the shelves, and leveling the shelves 1/4 of an inch (something I never noticed was off in the first place). As someone with NO experience in construction, Jason did not take advantage of my lack of knowledge; he even talked me through the process and explained his choices - including putting up a "fake" wooden wall to cover the concrete one in place in order to allow him to run the cords of my TV behind it. Jason also set up my entire entertainment system, which included buying and setting up the high-tech remote. Since finishing the installation, I have wanted a couple of additions or changes (such as including knobs or changing the speaker sound) and Jason has made sure that my needs are met. I recommend Jason to anyone who wants work done - his prices are fair and the quality of work is exceptional.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.
