If you are looking for an interior designer and decorator, I have an excellent recommendation. KT Wilder is one of the most creative, innovative, fair, and fun people to engage with. Not only has that been my experience, but also the experience of two of my best friends in the Washington, DC area. KT has the unique ability to mesh her own signature and more modern style with each client’s individual taste – and that is when the magic happens. My friends and I all have different styles and KT had the wonderful ability to work with each of our tastes and personalities. She will graciously push you to consider a style or direction you might not have originally chosen, but won’t push too far. She also knows where and when to accelerate or decelerate economic investments. As a result, clients come out with an amazing finished product. For example, I had several pieces of furniture and artwork that had been in my family for some time. I wanted to try and incorporate at least some of these pieces into a newly designed, more modern, and small condo. KT was excellent in helping with this – offering suggestions, modernizing some of the older pieces, and beautifully bringing it all together with my new furnishings and updates. There are so many things that I appreciated about working with KT – I could go on and on about these. I will mention just two here. First, KT is passionate about wanting you as the client to be happy and satisfied. She will try and move mountains to ensure that this can happen. We all know in these types of projects that things can and will not always go as planned. She will be your advocate, she will ensure your needs are met and that everything is completed to an A-plus standard. The second thing that is particularly noteworthy about KT is that she is very competitive from a financial standpoint. I think her rates are very fair. I was never caught by surprise on any billing and she passed along any savings she got as a designer to me. If you select KT as a designer, you would be so lucky. Not only is she incredibly talented and you will love the outcome of everything she touches, you will just adore working with her. She is the best – all the way around!

Kim Johnson of Kim Johnson Designs was a pure joy to work with and would highly recommend her!!! Throughout our whole-house remodel Kim helped to guide, recommend, encourage, support and educate us in an informative, experienced yet respective and completely comfortable way. She helped us to navigate the overwhelming and confusing process of a million choices by helping to uncover our desires and wishes (often unknown to us) to create a cohesive design direction that was in our style and budget. Our project included building new spaces (master bedroom suite, family room, mudroom) with an entire kitchen rebuild, as well as remodeling 3 additional bathrooms, laundry room and re-purposing existing space in 4500 sq ft house. The planning for the process was 7 months and construction 7 months, while interior design continues. Kim helped us make construction decisions during the early stages with an architect - she provided the real-world, practical, "women's-view" with architectural experience. Kim helped to confirm design decisions for all cabinetry (layout, wood choices, hardware and granite countertops) for extensive kitchen cabinets, dining room, and 4 bathrooms). Kim then directed the paint color choices for all rooms in the house and was essential in the selection of custom furniture items for new family room as well as window treatments for several rooms in the house. She also continues to make suggestions/answer questions about any area of the house whenever I ask. Working with Kim was like spending time with a dear friend, who is just as interested in your project and its success as you are (sometimes more when you are frustrated and tired of making decisions). Although she often works as a general contractor, we were working with a separate architect and contractor for the execution, yet she complimented them beautifully. She is very flexible in her arrangements and can work with anyone and any situation. Kim is very fair and reasonable. You will love working with her.

From knowing which paint colors compliment a room, to which accent pieces to use & where, she will have your home looking like a page out of a magazine! She strategically places art & home decor, tying rooms together with splashes of color & giving homes the "wow" factor you see on HGTV.       Prencella has staged over a dozen homes for my clients. As a Real Estate Broker, it is crucial to have a home well-staged and decorated in this competitive market. Prencella is fantastic! Recently, another Real Estate Agent saw my listing that Prencella staged and wanted to know who staged it. I gave him Prencella's number. Then he called back to ask me how much she charges. I told him: "You should pay her what ever she asks for.....plus 10%. She is that good and will help you sell your listing more quickly and for a higher price." He was smart and did just what I said.

      I contacted 2216 Real Estate Group while I was in the process of purchasing my new home. I knew I needed a general contractor to do some work on the house I was about to purchase. They sent a general contractor to the house to look at the scope of work I needed done and give me an estimate. Once I settled on the house and had the keys in hand, the contractor begun work the very next day! This company is very responsive and professional. I am so happy with the work they did. They exceeded my expectations and they completed the job in the timeframe they told me they would. They remodeled and designed my bathrooms, laid new flooring on my main level, painted my entire house and added a new bedroom to my upstairs den area. I would definitely use them again and refer them to anyone looking for a contractor no matter how big or small the job is.

        What does it mean to stage a home?

        Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

        Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

         

        What do interior designers do?

        Interior designers do much more than pick complementary paint colors and choose matching furniture — although those tasks are important parts of the job. Unlike decorators, interior designers usually have an associate of science degree or certificate of achievement in interior design from an accredited program. They’re trained in drafting, lighting and computer aided design (CAD), and are experts in room-specific design and residential space planning. Interior designers use these skills to plan and design safe, highly functional and beautiful interior spaces, from kitchens and bathrooms to family rooms and bedrooms. They determine space requirements, work within building codes and inspection regulations, and meet accessibility standards. An interior designer’s day-to-day job includes creative and technical tasks, both of which often require great communication skills:

        • Creating model rooms and visuals using design software.
        • Researching different textiles, materials, finishes, lighting and furniture.
        • Hiring suppliers, vendors, and contractors.
        • Estimating costs and making bids on potential jobs.

        How do you find a good interior designer?

        For many homeowners, the difference between a good interior designer and a bad one is simply a matter of taste — but all good designers have similar skill sets. Good interior designers have strong color balancing skills and understand how different colors influence spatial perception and moods.         How much does it cost to stage a home for sale?

        Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

        • 2-hour consultation: $200, includes DIY tips and guidance.
        • 1- to 2-hour consultation and design session: $250, including written report.
          • Additional design consulting: $65 per hour.
        • 8 hours of staging an occupied home: $800.
          • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
        • Starting price for staging a vacant home could be $2,200.

        How do you choose an interior designer?

        Choosing an interior designer is all about finding one whose signature style fits well with your tastes and who can work within your budget. To choose the right professional for your interior design project, ask yourself these five questions:

        • What is your signature style? Good interior designers can both describe their personal aesthetic and demonstrate their signature style through their portfolios. Make sure it appeals to you.
        • How will you make sure the design fits my lifestyle? Good designers understand that the interior design must improve a homeowner’s experience in their home and fit into their lifestyle; for example, a white suede sofa is a poor choice for a family with large dogs and small children.
        • How much do you charge? Depending on the project, an interior designer may charge an hourly rate, a flat fee or a percentage of the project’s total cost.
        • How will you stick to my budget? An interior designer should have a plan for staying within your budget, which includes full transparency of costs and flexibility when choosing materials and furnishings.
