We moved into a two-bedroom house and our designer recommended EBRR as a general contractor for our major renovation projects. Luis, the project manager, came in, listened to all our needs and specificity notated our request. We had a complete estimate for everything within only a few days including cost and time frames. Barry and EBRR was able to accommodate with all architect's drawings, all subcontractors and permits. The work was done on time and within budget, even with the inevitable surprises that always come up during renovation. They were punctual, always respectful and very neat.

Charlie and his team were great; however, make sure you come to agreement on price prior to him and his team start working. Do not rely on the quote that you receive on Thumbtack. Charlie, you should go to your client's home, build a formal quote, and make it very clear to future clients what the cost will be before you start work.

Kelvin was very nice and professional. The only reason I'm docking him a star is because he got a flat tire and was late. I'm not upset that he got a flat tire, but he didn't even let me know until I reached out to him 20 minutes after he was supposed to show up. He was very efficient and saved us a ton of money. He fixed our toilet with a rubber band and fixed our bleeder valve by using a seal from another bleeder valve. The entire fix cost only $2.50 and he didn't charge us for that. All in all I'm pretty happy with Kelvin, and would definitely call him for any other problems.

Jenrri and his crew came in and fixed a botched kitchen cabinet install job. He was responsive and worked within the estimated time frame he gave me. They installed the cabinets, appliances, and countertops quickly and professionally and worked quickly (and kept me informed) to remedy any setbacks along the way. Great work quality and the cost was very reasonable for the DC/NoVa-area.

Jose and his team were great! We had had water damage on our ceiling caused by a leak from the condo above us. The ceiling was extremely wet and cracked, and water was dripping down onto the floor. Jose and his team fixed our ceiling in no time, taking extra care to ensure the patched area was seamless with the rest of the ceiling. He even painted our window trim and re-stained an area of our floor at no additional cost. Great work, will definitely hire again!

After meeting with four different general contractors, Mr. Marvin Guzman with Baiza Construction, Inc showed his best attitude to take part on a serious complete home improvement we had for our 1956 home. He didn't only provided a quick estimate, But time frame to complete and over all his price. My project was based on a full 2 bathrooms remodeling, plaster walls removal/replacement, insulation, plumbing, electrical, kitchen remodeling and about 2500 square foot of hardwood floor installation. My best recommendation to future hires and families of his great quality work. My contract worth 86k were put on the best hands.

Erick was very good at responding to any questions that I had. He showed up to the property to assess any work that needed to be done and he provided me with an estimate. Upon accepting the cost for repairs we set up a time to complete the work. Erick showed up and performed the agreed upon work. When the work was completed, they also cleaned the entire rental unit. He does it all and I highly recommend him. I was thoroughly impressed.

Nico replaced 8 exterior trim boards around our bay window and near the roof. He removed the old, worn wood and replaced it PVC and painted it white to match the existing wood trim and siding. He also pressure washed the front and rear siding. As a bonus, he installed my toilet free of charge. This work took a full work day, and he even took care of the old trim boards. All look fantastic! Nico was prompt and courteous, both when we met him for an estimate and when he came out to do these repairs (~1.5 weeks later). His workmanship was excellent! Since we left for work early, we left him a key in a lock box. We plan to have him back next week to install tile in our kitchen and bathroom.

Mr. Hoyos at Deck Wonders did a remarkable job. His workmanship is unmatchless, and he was always available to answer any questions regarding the deck repair project. He cleaned up all the leaves around the deck- he didn't charge me for the lawn service. THE DECK LOOKS BRAND NEW. I highly recommend him to anyone who is looking for an excellent craftsman.

Oh my goodness! I dont know where to start. Im standing here looking at the finished project crying. Its so beautiful...so beautiful its spiritual. Jose agreed to come onsite to give an estimate with very little notice. He was on time, professional, thorough, and respectful. He gave me a fair quote and was hired the following day. Jose and his partner-son arrived on time, alert, organized and equipped to get the project done on schedule and within budget. He was even nice enough to install a piece of ironwork art and my daughter's showerhead for no additional charge. Im sitting here shaking my head...Godly Work...Blessed Hands. Okay, Jose you're my first choice for any home repair, painting, renovation, etc!!! See you soon!

Initially my reason for contacting Deck Professionals (DP) was to have a patio installed but because of the size of the patio and materials I wanted, I was unable to afford the patio at this time. However, after sitting with the salesperson who came out, we were able to decide on having a deck constructed/installed at a very reasonable cost. Unfortunately, the staff constructing the deck did not speak English and therefore, there was little to no communication which resulted in some problems which were not resolved even after contacting DP with my concern. My garage door which I opened with a remote so workers could store tools or supplies is apparently broken because the workers some how pulled the door down without the remote and now the garage door does not open. The workers told their supervisor they did not close the door, but there was no one in my home except me. At the end of the day, when I went out to check on the guys they were gone and the garage door was down. I attempted to use the remote to open the garage door but it did not budge. I contacted DP on two occasions regarding my concerns. They never sent anyone out to investigate the issue and the staff supervisor never came by to even inspect the deck after it was completed. I felt if he came by I could point out some minor issues I had with the deck as well as discuss the garage door and come to some resolution. While I have homeowner's insurance I do have to pay a deductible and I explained this to DP but have received no response or assistance. I am not mechanically inclined and thought maybe the issue with the garage door could be something minor and possibly the supervisor could correct the problem but he never contacted me. The deck looks great and I have received several compliments. My four issues: 1) Non English speaking staff working and I was unable to communicate with them. 2) Garage door broken by staff, they denied breaking or using the door. No assistance or corrective action taken to resolve the issue or satisfy me as a customer. 3) Supervisor for staff came to my property on one occasion which was to initially bring staff to discuss the location of the deck to be installed. 4) Once deck was completed "NO ONE" came out to do a final inspection of the deck or to formally speak with me with regard to my broken garage door. I honored my contract and paid the entire cost of the deck. However, DP did not ensure the Supervisor came out to investigate my concern with my garage door or to perform an inspection of the deck. I can only say if you do not speak Spanish, you should request that someone speaking English fluently be onsite at all times because none of the workers could communicate with me. I actually used an online translator to instruct the workers to use the side door of the garage.

I had Cesar come by and provide an estimate for a project in my kitchen. I ended up going another route on that particular project, but I did end up hiring him to help get my basement squared away. I had a wash basin for my washing machine to drain in to and some homemade plumbing that worked , but look like, well, homemade plumbing. I am getting ready to sell my house and wanted to tidy up the wash area of the basement. Cesar showed up on time for the original estimate, completed the project on time and within budget, and overall, this was a great experience. I will be hiring Cesar for any future needs.

Ken & his team were very helpful in terms of designing and building our patio, retaining wall & deck. We were in a rush to get it completed and they managed to exceed the deadline by finishing in 2 days and with 2 days to spare. Professional, courteous, and excellent work. We plan to have Ken and his team back for more work. Definitely have our recommendation!!!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
