Anthony did a really great job with our yard and was reasonably priced. He was very responsive when we reached out to him and we'll definitely be using him again. We had him do general yards maintenance (cutting grass and trimming shrubs) and will likely have him help with more landscaping at a later date.

NBF was hired to install crown and baseboard molding, power wash the exterior of my home, and power wash my deck with sealant applied. I told the contractor I was on a tight schedule and needed assistance in choosing the right material. Nico fit the bill perfectly and his price estimate was reasonable. He started the job early and finished well ahead of my deadline. He suggested crown and baseboard molding to fit the style of my interior, suggested the correct paint color and installed all the above with perfect attention to detail. Nico also offered finish carpentry suggestions to provide a professional look to hardwood steps that were installed improperly. His suggestion was spot on and it looks great. Finally Nico suggested I use a translucent tinted sealer on my deck. He suggested the color and was once more spot on with his idea. The interior and exterior of my home has a new and better look thanks to Nico and his assistant. I will be using his company's services again in the future.

Makimanta landscaping was the lowest of the two bids I got for my job, which was to re-sod my front lawn. I needed it done quickly and they were able to rearrange their schedule and started right away. They did a thorough and professional job. My new lawn looks beautiful and all my neighbors say they are jealous. I would definitely highly recommend Makimanta Landscaping services for your landscaping needs.

The entire experience with Solana Landscapes was perfect. Mark (the owner) communicated with me often, provided a written estimate the same day and performed the work over a period of a weekend. My yard is absolutely beautiful and I have hired Solana Landscapes to take care of my yard for the entire year including weekly mowing. The prices were very reasonable and the service level was beyond anything I have received from other landscaping services. My neighbors have already asked for Mark's contact information because they loved his work that much. You cannot go wrong hiring Solana Landscapes.

Jim Arrived a few minutes ahead, already had equipment out and starting inspecting the outside perimeter of property. He did a really awesome job with the home inspection. He was very thorough and took his time with everything he looked at during the inspection. I received the report later that evening and it helped in my negotiations with the seller. He found important issues that will hopefully save us some money.and more importantly educated us on home maintenance issues I would highly recommend Jim.

I had problems with my fish pond for many months and this guy helped me so much! He is very polite and professional. He made sure I understood the issue of the pond and gave me options to fix it. His price is reasonable and finished the job on time. He also made a follow up if I am still having issues with the pond. HE SAVED ME FROM FURTHER ANXIETY AND HEADACHE! I use thumbtack for a lot of home services and he is the best service provider that I met from there as of yet! GREAT WORK! Thank you so much! Hire him and you will not regret it!

My experience with Kristina was exceptional. She cleaned several chairs for me, including two intricately embroidered club chairs that had been used by my son and his friends. They were a dingy grey and spotted with stains when she began. She managed to take several layers of grime off that day, then offered to return for free to go over them again after they dried and we could see what remained to be done. She just finished the job and they look great! Kristina stands by her work and believes in doing the best job possible, a rarity today. I highly recommend her for any cleaning job you might have, from general housework to dealing with delicate upholstery fabrics.

SEM responded within minutes of my post. His estimate was fair and affordable, and he serviced my lawn within 12 hours of contact. What a WONDERFUL JOB! he provided. I was worried the recent rain would slow him down-- and was delighted to find my lawn neatly mown -- to the envy of my neighbors! Well Done, Steve. Thanks.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

    • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
    • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
      • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
    • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

    What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

    • Attic ladder replacement: $150.
    • Toilet replacement: $75.
    • Ceiling fan and light fixtures: $75.
    • Faucet replacement: $125.
    • Garbage disposal: $75.
Hire skilled professionals for absolutely everything.
