My wife's and I basement flooded and all I can say is we didn't know what to do in regards to the insurance claim and how to proceed. W e were actually denied from our insurancd and EBRR worked out a payment plan since it was a large project and took place over the period of a couple weeks to fully complete the restoration. Pros: best price (about 30-40% cheaper than Serv Pro or the like). Better customer services and all out of the pros recommendded and even took our phone calls late in the evening. Too many pros to list and I don't have any negative things to say...thanks for Ed for the restore work and highly grateful.

Had a few small wall, door, and basement repair projects for Kelvin. He did an excellent job with all of them for a very fair price. I would definitely hire him again.

They painted my townhouse quickly and efficiently. They worked with me on my schedule. I used them again to paint the interior walls and floor of my unfinished basement. Great work.

We had a long list of things to be done before listing our home for sale. Jenrii with Ordonez Home Improvement did an excellent job tackling every project. Jenrii enclosed the landing where we had removed a handicap ramp - this was not an easy repair and required good carpentry skills. He also installed new closet wood bi-fold doors in a basement bedroom. Again, not an easy task as they had to be “fitted” to the closet. His troubleshooting skills were evident here. He replaced two old light switches, four electric outlets, and a bathroom vanity light fixture. These were only a few of the things he did. Jenrii is very professional, polite, thorough, and responsive. He texted us each morning on the days he worked to let us know what time to expect him. He works quickly and does excellent work for extremely reasonable rates. I would not HESITATE to recommend him for small jobs to larger remodeling projects. I was a commercial real estate project manager for 15 yrs, building shopping centers and office buildings - so I can definitively say that Jenrri knows what he is doing and does it very, very well.

Ryan understood what I wanted done and made it happen. I couldn't be happier with the work he and John did in my basement (cleaning and painting). Plus, he successfully moved a large couch through a tiny door. Ryan succeeded where others failed. Thanks, Ryan!

We absolutely loved working with José and his team to tile our basement floor with ceramic wood-looking tile, expose a brick wall, and install new toilet and a wall-mounted sink. He works FAST and within budget. Extra things we needed done were added at very reasonable extra expense ($40-60 to repair an unexpected drywall hole behind a mirror). His team does beautiful work, and José made sure every bit of trash or demo material was taken away. They also went above and beyond to make things look nice. For example, I don't think they charged me extra when they plastered around our baseboards and it looks soooo much better! They also patched a little hole left by a past electrician's job. They took extra good care of our space as if it was their own home. We also like that he respected our desire to further finish our space ourselves ( we are ok with doing our own painting). I can't say enough good things. We will definitely hire José and Brandon Contracting for our next job.

My wife and I hired Paul to paint our basement, kitchen, dining room, master bedroom and living room before we moved in to our new home. We are extremely pleased with the service provided and it was all done at a very reasonable price. Paul was very personable, punctual and responsive during the whole process. We have a few more rooms left in our home and if we were to get them painted, we would not hesitate to contact Paul for the job!

Mr. Ralph worked alone. Had to help him with getting items out of the basement. But for the price, it was well worth the extra effort. He was quick to respond and very friendly. Also, he worked on a Sunday for us. We would hire him again if need be.

I contracted Unlimited Resources, Inc. to totally remodel my bathroom. Mr. Litman was essential in helping me to pick out flooring, a vanity, lighting and a realy neat walk in shower and sunken bathtub. He and his crew were professional and completed the job within the time frame alotted. I'm very happy with the completed renovation. We actually decided not to use American's service for this time around, but I want to give them a good review for their time and effort in explaining contracting to us as first-timers remodeling a basement. Mike and Richard were very knowledgeable and accommodating. I really like Mike's vision of what he could do with the basements, the options he provided, and his suggestions. It was a tough choice and while someone else fit us better in the end, I still recommend their service and may use them myself one day. I know this wont be my last project!

Jesse did a fabulous job with my less than normal carpet patch and install in my basement guest room. He hid the seam beautifully and I could not have asked for better! Will use for future jobs if he is willing to travel back to our area. We really appreciated that he went out if his normal service area for our small job. Thanks again, Jesse!

K & H came out to do a detailed assessment of a project to add plumbing to a new sink in my basement and also to run plumbing to a new stackable washer/dryer upstairs. They did high quality work, got it done in 1 day, had competitive pricing, cleaned up after themselves, and are at the top of my list for plumbers. Highly recommend, will do business with again!

Weather delayed my roof replacement project but when the window of opportunity came the Crew came and replaced my roof in 1 day. They even replaced some damage sub roof without any extra charge. I plan on using them again for other home improvement projects.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
