Kelvin, did an outstanding job on replacing the interior doors. He was knowledgeable in the construction of doors and over came an obstacle. He had to build the door frames since standard door & jam were to small. He cleaned up behind himself, doors are leveled, and operate great. Thanks for great job, Kelvin!

I hired Antonio (Tony) Sanchez from Renaissance Restoration to complete a kitchen renovation this past fall (sorry I did not get around to completing this review sooner!). I did all the demolition, but the job included lights and electrical, plumbing repair, cabinet and counter top install, appliance install, and painting. Tony gave a very reasonable estimate and personally worked on my project with his assistant from start to finish as opposed to having one of his employees complete the job. As he began the job, he soon realized that virtually nothing from the original construction was square (townhouse was built in 1987). However, that did not phase him as he had the skills to adjust making those imperfections unnoticeable in the end. In addition, Tony has skills in most of the trades which meant that he did not have to sub different parts of the job out; he did all the electrical, plumbing and carpentry himself. The best part of my experience working with Tony was that he discussed and explained different options or ways of completing a task to ensure there were no surprises, and I was impressed with his willingness to even teach me a little along the way. He was flexible in allowing me to have a friend install the tile floor and was understanding of my need to stick to a rather tight budget. There are only two comments I could make for overall improvement: cleanliness and timeliness. On a couple of occasions, I had to discard empty food containers and drinks that had been left behind. I attributed this to oversight and could be easily improved by making an effort to clean up the work site after each day of work. Considering it was not a space I was using though, it was not that big of a deal. As for timeliness, the project took longer than expected to complete. However, I know that my involvement did have some impact on the schedule and the fact he was doing the work himself while still managing other jobs is a factor. I would not hesitate to bring Tony in for another project in the future. I am completely satisfied with his work and would recommend him to anyone.

Brandon Construction was very reasonably priced and the quality of work was excellent. I was so impressed with their professionalism and prompt service that instead of one job, I had them completed seven different jobs ranging from hardwood floor replacement (3 rooms), widening doors, opening a wall to add counter space and painting. All works was done efficiently - most within one day for each job. When I had to select materials (granite/ flooring, etc.) they recommended vendors that have quality materials and knowledgeable staff as well as reasonable pricing. Every step of the process was easy and the results were amazing. I am so pleased!!!! I would highly recommend them for any home improvement needs. They are really great to work with.

After meeting with four different general contractors, Mr. Marvin Guzman with Baiza Construction, Inc showed his best attitude to take part on a serious complete home improvement we had for our 1956 home. He didn't only provided a quick estimate, But time frame to complete and over all his price. My project was based on a full 2 bathrooms remodeling, plaster walls removal/replacement, insulation, plumbing, electrical, kitchen remodeling and about 2500 square foot of hardwood floor installation. My best recommendation to future hires and families of his great quality work. My contract worth 86k were put on the best hands.

Patrick's work is second to none. He took the time to make sure the wheelchair ramp for my father was ADA compliant. His entire concern throughout the job was to maintain my dad's safety and comfort. Also, not only is the ramp very sturdy, it looks nice too. When the job was finished, there was absolutely no mess. Everything was cleaned like the construction never happened! After we moved into our newly renovated home, we found out we had a HUGE leak in our basement. The leak was causing mold on the entire basement and dry walls. Our contractor hired someone to do the waterproofing during the renovation however we quickly realized we had to call a professional. We found MJ HOMES SERVICES & FLOOD RESTORATION on the internet. We called about 5 different companies and had MJ HOME SERVICES be the only ones that showed up on time (the same day we called). Their quote was affordable than the other quotes however it was worth every dime. MJ HOMES employees were extremely knowledgeable. They immediately found the issue and started working within 2 days. The work was both internal and external. Workers showed up at 8am and left at 7pm. They were quiet and worked clean. In addition, they had to dig in our basement and replace drywall. We didn't even feel we had construction in the house. The basement is dry and we are extremely happy.

Excellent service! I have used A&A Services LLC a few times. Quality and professionalism. Recently with all the wind we had locally my roof took a severe beating. Can't say enough about Norlan! My deck was in dire need of repair. When I purchased my home 4 years ago, the deck needed to be repaired, but I didn't have the money to do it at the time. My husband and I are very pleased with the basement remodel that North Patuxent completed for us. The leader of the crew Dean made sure that I was always happy and well informed during the entire project. It took a little over 2 weeks to complete. Rick and Lenny were the other crew members. I had a handful of additions and several creative/custom items. The remodel included wet bar install, flooring, backsplash, bathroom remodel, painting, drywall work, granite work, minor plumbing. This crew can do it all and they cleaned up well behind themselves when it was all done. We are already thinking about other projects in the house they can complete for us!

Julio was fantastic! I bought an old house with a structural beam issue. I was looking for someone to give me a straight answer on what needed to be done. Julio explained every step to me and why he proposing to do the work that way. He gave me hands down the best estimate, in price and detail of work. Julio started work exactly when he told me he would, sent me pictures and texts throughout the process, and finished ahead of schedule. He went above and beyond by adding some hardware that he felt was needed for structural reasons, but stuck to his original price estimate. I plan to call Julio for other construction needs I have. He's a great guy, will be real with you, show up on time, and do great work for a great price!

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
