- What should the customer know about your pricing (e.g., discounts, fees)?We have several different options, same services but different payment arrangements. Management fees range from 7% - 10% depending on the fees charged for tenant placement. The properties that generate rents over $2500 have management fees that range from 6% - 8%. We are more than happy to provide a Management Agreement for review.
- What is your typical process for working with a new customer?Real Property Management is a customer service oriented company specializing in the management of detached homes, town homes, condos, multi-unit rental, properties, and homeowners associations. As part of the rental process if needed, each property is assigned to a Leasing Agent for marketing. We coordinate advertising with the Leasing Agent and a rental sign is placed on your property. When we find prospective tenant, a thorough background check is performed which includes a credit check and criminal background check. In addition, the income history is verified and rental and/or mortgage history is conducted. We will market your property for you. There is a high demand for homes in your area. If your rental property is priced correctly, and in good condition than we typically average up to 4 weeks to find and secure a tenant. Of course there are many variables that are figured into this, and we will do a market analysis to determine a suggested rental price. Your property is will be assigned to a team for Property Management who serve as the maintenance contact points for both owners and tenants. The Property Managers keep the owners informed of any major maintenance issues as they occur, and communicate with the tenants. Most maintenance is handled through our in-house maintenance staff. We have a full-time maintenance reporting line that can be reached 24 hours a day, 7 days a week. We perform periodic inspections to identify needed repairs, and ensure tenant compliance with the lease agreement. We also perform inspections when red flags are raised. While there, we check for electrical & plumbing problems, seasonal preventative maintenance, and proper care of heating and cooling systems, gutter cleaning, chimney cleaning, and lawn/yard care. We maintain security deposits in escrow accounts, and operating owner accounts for each property, and provide detailed monthly statements itemizing all income and expenses each month. After receiving rental payments, the funds are forwarded to the owner via check or electronic transfer. You, as the owner, will have 24/7 access to your account online. This ensures the owner is always aware of his/her property’s activity status. We keep it simple, and make it easy.
- What education and/or training do you have that relates to your work?All of the licensed agents in our company always update their continuing education. We are also part of a national brand and our corporate offices provides regular continuing education for our management team.
