Kelvin, did an outstanding job on replacing the interior doors. He was knowledgeable in the construction of doors and over came an obstacle. He had to build the door frames since standard door & jam were to small. He cleaned up behind himself, doors are leveled, and operate great. Thanks for great job, Kelvin!

We are so happy to have found Marvin and his crew at Baiza Construction! It's been a year since Marvin completed the project of turning our fixer-upper into a beautiful home and we couldn't be happier. The renovations were extensive: they knocked down a wall and installed a modern kitchen, moved the location of a bathroom and gave us an amazing walk-in shower, sanded and stained hard-wood floors, painted, gave the house a new roof and all new windows, while insulating everything well so we will save money on heating and A/C in the future! They did a lot more, but too much to list. We keep going back to Marvin to do additional projects as needed. Marvin has been very good to us, he does great work at very fair prices. He's also a really nice guy who really wants to make sure we are happy with the results. The only problem? He's so sought after, it may be hard for him to find the time to respond. I think a lot of bad reviews are due to him just being so busy. My suggestion to him is to hire an administrative assistant to help with all the project scheduling, invoices, and other boring office stuff that I think he doesn't like to do. Also, maybe find a way to clone himself ;)

I needed someone to refresh and re-design my laundry room (if you can even call what I had a room!). Patrick came over to look at the present situation and the surrounding areas. Within a very quick time, he visualized a design, analyzed the pragmatics, and suggested in a clear and reasonable fashion a possible alternative. I had had no ideas of my own, but I knew a change was necessary. I liked his ideas and his quote was reasonable, and so I decided to proceed. Patrick dove in, repurposing old materials from the minor demolition, as well as acquiring new, appropriate, and improved materials. He was creative, hard-working, conscientious, problem-solving, responsible and timely, and always excellent with his clean-up. And his skills were versatile: carpentry, painting, minor wiring and moving of light fixtures, minor plumbing and moving of plumbing fixtures. The result was fantastic aesthetically and way more comfortable than the original layout. Additionally, the surrounding areas were improved, as the flow was changed, i.e. one now loops through the laundry room area from two entrances. I am thrilled with the new space and Patrick was a pleasure to work with. It is rare to find someone of his talents, spanning from construction knowledge and hands-on home repair to final decorating vision and implementation. I highly recommend Stare's Restorations.

After we moved into our newly renovated home, we found out we had a HUGE leak in our basement. The leak was causing mold on the entire basement and dry walls. Our contractor hired someone to do the waterproofing during the renovation however we quickly realized we had to call a professional. We found MJ HOMES SERVICES & FLOOD RESTORATION on the internet. We called about 5 different companies and had MJ HOME SERVICES be the only ones that showed up on time (the same day we called). Their quote was affordable than the other quotes however it was worth every dime. MJ HOMES employees were extremely knowledgeable. They immediately found the issue and started working within 2 days. The work was both internal and external. Workers showed up at 8am and left at 7pm. They were quiet and worked clean. In addition, they had to dig in our basement and replace drywall. We didn't even feel we had construction in the house. The basement is dry and we are extremely happy.

I could not be more happy with the project that Reyes Construction & Design did for me. I had existing cabinets and the team installed custom counter and shelving above. Cesar and his team were professional, fairly priced, meticulous in their craftsmanship and made my vision come to reality. The team was thorough from top to bottom. The worst part about the projects we had completed with Angel are that they're over, so we don't get to see Angel on a daily basis any more. Over the span of the last several months Angel and his team have completed several projects for us, and every one has been done with extreme focus on doing things the right way and making sure we're happy with the outcome. Angel really can do it all, from plumbing to electrical to carpentry to drywall and beyond. There's nothing we've asked of him that he's not been able to excel at. The projects he's completed for us include: 1) Rewiring and replumbing our entire basement which was a mess of 60 years worth of "DIY" jobs gone wrong and old wiring that needed to be replaced. He called out a plumbing issue he saw (corroded pipes that water would fall from if they were tapped), which we hadn't originally asked him to do because we didn't know it was a problem. He quickly replaced all of the main lines coming into the house and those feeding into the first floor. 2) Replaced 6 basement windows for us that had been causing water issues. He and his team had to repair and replace a great deal of damaged concrete and framing to get the new windows in, and I can't even begin to tell you how much of a difference it's made in our basement. We had actually consulted with two other "window installers" about the job, and they both came in with ridiculous costs, and weren't even going to address the issues we raised to them. Like I said, Angel focuses on getting everything done right. 3) Our freaking awesome kitchen remodel!!! Angel and his team demoed our old kitchen, moved all of our gas, plumbing, and electrical lines (and installed new ones), moved a load baring wall, installed new flooring, built and installed our cabinets, and installed our appliances. The result is absolutely everything I dreamed. If you're looking for someone to help out with some small tasks around the house, or to do major construction for you, I simply could not recommend Angel more highly. He's honest, trustworthy, kind, and extremely talented at his trades.

After interviewing several builders, my wife and I selected Winthorpe Design & Build based on previous projects. Scott and his staff were attentive during the pre-construction phase, the building phase and remain so many months after the project was completed. Krag (Designer/Estimator was very close to being on budget (after several changes we had made) and in the end Winthorpe’s craftsmanship exceeded our expectations. We have received numerous complements about our home and are happy when people drop by and ask "who built your home?". I would hire his firm again but that won't be necessary, my wife & I are living in our dream house with the security that it was well designed and built. We had a few questions after moving in and Krag came out to walk through (again) to explain how some of the high tech items we wanted worked (media room,security system and the whole house stereo, lights and window shades (all wireless and that are controlled by our tablets & phones ).

Julio was fantastic! I bought an old house with a structural beam issue. I was looking for someone to give me a straight answer on what needed to be done. Julio explained every step to me and why he proposing to do the work that way. He gave me hands down the best estimate, in price and detail of work. Julio started work exactly when he told me he would, sent me pictures and texts throughout the process, and finished ahead of schedule. He went above and beyond by adding some hardware that he felt was needed for structural reasons, but stuck to his original price estimate. I plan to call Julio for other construction needs I have. He's a great guy, will be real with you, show up on time, and do great work for a great price!

We had Wrangler Construction repair our roof after we had damage from storms. Bryon responded quickly to our request with a quote and details on the estimated work. Their pricing was competitive and they were willing to work with our schedules. We spoke on the phone and the next day Bryon met at our house to repair the roof. The price and estimated time were exact and Bryon was very friendly and professional. We now have a repaired roof and would definitely use Wrangler Construction again in the future. 10/10 customer service and job satisfaction! Thanks for the quick turn around!

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
