Some say, "A good man is hard to find." Only, in John Phair, "Tim," I found a skilled, very hard-working carpenter with a lot of integrity. John fixed a set of heavy bi-folding kitchen doors for me; doors that two previous carpenters did not repair properly. What is more, John told me that if any problems with the doors recur, he would repair them free of charge. That is what I call integrity.

Karl and his assistants were not only extremely professional, they were pleasant to talk to, neat and clean, informative, made suggestions that saved me money, ontime, and even repaired things other idiots that i had hired screwed up. i would hire him back in a heartbeat and i highly recommend this company for ALL of your repair, construction, and painting needs. you will NOT be disappointed. i hired them not only to paint, but to repair destroyed concrete steps, a path, replace a window and some siding. he replaced all rotted trim and missing shakes for nothing and when he saw that the "professionally built deck" was TOTALLY screwed up he made suggestions and offered to fix that screw up as well. i will hire him to place carpet when i'm at that point.

My project involved a less than straight forward improvement to an old 1900s section of my home. Bruce signed up for the task with enthusiasm and maintain that same enthusiasm til it was complete.. We expanded the scope of work and made several changes and Bruce was very supportive and offered many design and structural suggestions. Bruce worked well with other sub-contractors and the officials of the town of Exeter. He is a great guy and I can certainly recommend him to others.

I had previously had new fixtures in my main bathroom. The guy cut a big hole in wall from the bedroom on other side of wall. He left it and never came back to repair. Ames came out and did the repair. They did a great job They cleaned up after they finished It was done in a timely manner and very professional. They were reasonable in price. I have some other work to be done and I am having them come back out for other projects..........Great job

Bob and his crew have done two significant projects for our 1870's home. One was our large barn which needed sill replacement, rock foundation repair, some joist repairs, a door replacement and a partial wall construction. The second job was on the main house and involved reconstruction of two sets of stairs, one with concrete,mortar,slates and wooden handrails. The second set of stairs involved wooden stairs and handrails. Handrails and steps were also added to one barn door and handrails were added to steps from a sun-room. Jordan's Property Management has been maintaining our home for nearly five years. The owner, Keith Jordan, is multi-talented and his work is of the highest quality. He painted our entire house exterior two-plus years ago and it looks like new. He has repaired our roof, done carpentry, repaired windows and screens, installed shutters, cleaned and sealed grout in showers, done complete winterizations -- he does it all. My wife and I cannot tell you are fortunate we were back in 1995 when we first contacted Dick Hansen to do some work for us after arriving in Warner, NH. We just acquired some older property and had some small things that needed repair. Did not matter to Dick how small the job, he came right away and got the work done. From that day forward we knew we found someone we felt very comfortable with and more importantly, a truly honest man. We had Dick restore some cottages that were built in the mid 1800’s that were going to be part of a B&B we would eventually operate. When he was done you would have thought they were built brand new. The amazing part was he did all the work himself. No large crew or pieces of equipment. A truly talented craftsman. When you meet Dick and work with him he makes you feel confident that your expectations will be met and beyond. A very rare breed these days. Very hard working and talented craftsman. We later moved to our new location in Deerfield and hired Dick. This time he had his son Gary. Definitely, father like son. They came to basically gut and refurbish the entire first floor of our newly acquired house. Renovations included brand new kitchen, remodeling of two bathrooms (tiling walls and floors), laying new hardwood flooring in the entire house. Again, just the two of them and they finished the entire job in just under two months. The work and craftsmanship are second to none. We continuously get positive comments from family and friends on how beautiful everything looks. Just recently, in 2012, they installed an 800 square foot composite deck in our backyard. From the framing to the decking to the rails, just a beautiful piece of work right out of a showroom magazine. After all these years (going on 20) I can honestly say that Dick and his son Gary are not only hard working and honest folks, but are great craftsmen as well. I would not hesitate to recommend them for any type of restoration or carpentry work that you have. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
